Do I Need a Realtor When Buying a New Construction Home?

When you choose to buy a new construction Ryan home, you will have a dedicated community expert here to guide you through every step of the new construction process, which means you don’t need a buyer’s agent. Your Community Sales Representative is here to help you find the right house and homesite, choose the home selections that best fit your needs, help you understand the financing of your new home, and provide construction updates along the way.

Why don't I need a Realtor for new construction?

Many buyers assume they need a realtor to purchase a home. While a realtor can be helpful in some situations, like buying a resale home, buying a new construction home is different.

At Ryan Homes, you'll work directly with a Community Sales Representative who is the expert on the homes, features, location, amenities, and more, offered in that community. Our priority is to help families navigate each stage of new construction homebuying journey, without needing a secondary realtor to assist.

Our community experts are a dedicated resource to help you:

Choose the right floorplan and homesite

Pick the palettes and selections that best fit your needs

Understand pricing and included features

Explore loan programs and financing options

Receive construction updates

Prepare for closing and move-in day

What if I need to sell my current home?

This is one situation where you may want a professional real estate agent to assist – we call this a Seller’s Agent.

While Ryan Homes can guide you through purchasing a new home, we cannot sell your current home. If you have a house to sell before purchasing your new construction home, you may choose to work with a licensed real estate agent who can help market and sell your existing property.

Your Community Sales Representative can help you understand your timeline and new home options while you coordinate the sale of your current residence.

What if I already signed a buyer broker agreement?

If you've already signed a buyer broker agreement, you're still welcome to visit and learn more about Ryan Homes communities and purchase a home with us.

Buyer broker agreements can vary. If your agreement includes compensation requirements, those arrangements are between you and your agent. Ryan Homes does not include buyer-agent compensation within its pricing structure.

Your Community Sales Representative can explain your homebuying options and help you determine whether the community is the right fit, while any discussion regarding agent compensation should be handled directly with your realtor.

It’s easy to buy a Ryan Home

Our priority is to create an easy, direct and transparent customer experience. That's why many buyers find they don't need an additional real estate professional to guide them through the purchase of a new construction home (saving the homebuyer time and money).

By working directly with our buyers, we're able to better understand their needs, provide clear communication, and deliver a consistent experience centered on what matters most: helping families find the right home for their lifestyle and future goals.

Because at Ryan Homes, we believe value should be invested where it benefits homeowners most: thoughtfully designed homes, great communities, and an exceptional customer experience from start to finish.
