I can’t say enough positive things about our new home purchase with the Crystal Falls team. From the moment we walked into the model to be greeted by Shaun, and through the entire build process working with Chris, we felt at ease that we made the right decision.
Shaun’s knowledge of the design and build process was spot on. Everything he said would happen, happened in the timeframe committed. His calm demeanor set us at ease as we reviewed all the floor plan and upgrade options.
When construction began, Chris took over and was the ultimate professional. He did not skip a beat in his communication and we received weekly calls and photos of our build. If any issues arose (which happen in construction), he was on top of it. We truly felt he had our back and was watching out for us the whole time. I kept waiting for a curveball or major issue but none arrived.
We are just wrapping up our first week living in our new home and could not be happier. We have so much appreciation for the dynamic duo team of Shaun and Chris who made our first new home purchase a great one. Thank you, Ryan Homes, for offering great home options and hiring the right people.

She was also very helpful in picking out which design features would best suit me. She was very diligent in keeping me posted as to what needed to be done next regarding loan acquisition and pre-construction. Nathan Cohen was extremely helpful in explaining the construction process and what to expect in the months ahead. I really liked how he helped me visualize what the house would look like while we toured the lot I had chosen. Building our home was a journey we’ll never forget, and so much of that comes down to the incredible experience we had with Damien and Ashley.
From our very first planning meeting, they made what could have been an overwhelming process feel smooth, exciting, and genuinely enjoyable. I can't say enough good things about the Ryan homes team. Korryn was welcoming and friendly, helping me pick out features and thoroughly went over each home. I would have never started the process if it werent for her, truthfully.

I had a first-time home buyer who was looking for a home in Fuquay Varina. I showed them a few resales and a few new construction neighborhoods. Luckily, Kipling Village was one of them. I was able to schedule a meeting with my client and Zach Dilday. From the time we walked in, Zach was very professional and explained everything in such a manner that made my buyer confident to move forward with a contract. Zach sat down with us and thoroughly explained all the details to us. There were no surprises and the process was very smooth with Zach. I have worked with many buyers on new construction but this one has been the smoothest yet and I feel it was due to having Zach be a part of our team for this transaction. We closed six months ago. Though we love Waverly Springs, the buying process left us disappointed. During our pre-build call, we learned that our living room would be carpeted. We didn’t see a carpeted living room in the model home or video, so we did not ask about it. The upcharge to install 265 sq, ft. of vinyl flooring was outrageous. When we attempted to negotiate the additional costs, the “My GM did not approve your offer,” felt very impersonal, inflexible, and greedy. We never met any “GM.”
Be sure that you ask about the “extras,” that are featured in the model homes and videos.
We installed the floor three days after moving in for 1/4th the price that was quoted by Ryan Homes.
Also, there is no attic space, the shower door shakes and feels very inexpensive, and the windows are not double-hung.
The mortgage lender, building site manager, warranty team and management company are all great to work with.
We are happy.

Love the Neighborhood, very quiet, close to US 1 and a few miles from the I 95. It is tucked away from traffic and quite secluded. Perfect to Raise a family or be Retired. This is our 2nd home with Ryan and we Trust them to take care of us. Thank you Tim the Building Manager and Tommy the Sales Consultant for being terrific. Love the Chain of Lakes Park, walk there all the time!

I have to say this is the best built home we have ever had. I am very particular and have asked for the smallest details to be taken care of under the Warranty. They have always come through in a timely manner and always followed up. The staff is very friendly and have answered any question we could think of. For anyone who has had a home built while living out of state, you know how difficult it can be. I can’t say enough about Zach with the Sales staff. He brought me around the neighborhood virtually to show me the model homes and the lots available. When I had my daughter go to see him, he sat with her and walked around with her, also.I soon after went to see them in person, and again, he spent time with me. He is easy to talk to and.has been quick to respond to my texts or emails when I have a question.
Another aspect of Ryan homes is the videos sent weekly to me by Matt, the Project Manager. He is also very personable and quick to respond to any concerns. I look forward to my videos every week.
I am headed there next week to see the progress in person and just can’t wait to see my home in real life!

My husband and I have just recently retired and trying to decide where we want to live. We are from Massachusetts and want to move south, but didn’t know to which state. We checked out GA, TN and SC, and we were not planning on buying yet. Then we came across Waverly Springs and loved that all the homes were ranches and it was a smaller community. We were not looking to move to a community because we did not want an HOA and didn’t know if this was the place for us. Then we ended up talking with a few people that live in Waverly Springs and they were so nice and very happy living there, plus they gave us a good feeling of how well the homes were built. We called and were blessed to get to meet Oksana Peshkov who showed us the home that would be built for us and we were hooked. Oksana was very helpful, friendly and patient with us and all our questions. She spent so much time with us and there was no pressure. The next day we called Oksana back and bought our new home. Oksana made the process easy and comfortable, we did not feel stressed about the process at all. We are grateful for all Oksana help and we are very excited about our home being built and moving in. We were skeptical at first about buying a house from Ryan Homes but now we are looking forward to it. Thank you.

We are in the process of building our new home with Ryan Homes at Huntcliff. We went to contract at the end of September and they started our build in October. It is now the end of December and everything is looking great so far with aspirations of closing in March. Although we had a good experience with our sales person, I want to take a moment to recognize our Project Manager Chad Mick. Chad has been amazing to work with. He is detailed oriented and customer service focused. We live out of state and have come up to visit monthly. He communicates with us regularly via Phone and text message. He also provides us with new photos that show the progress a couple times a week. Today we had the pre-drywall walk-through and he was very thorough as he wanted to ensure our expectations were not only met, but exceeded. Ryan Homes is very lucky to have someone like Chad representing their brand!!!

Update. Now that the construction phase is almost complete, I wanted to update my review from a four star to a five star. Matt, Andrew and Zach have been fantastic to work with. I honestly could not have ask for a better team to help me through the building process. Always available, always quick to respond and always willing to answer any questions along the way…even willing to go out of the way to do a measurement every now and then. Coming from out of state, this has helped emmensly. The timely video updates are an essential part of the process and the benefits in receiving them has been awesome. My new home is wonderful, beautiful! And I can not wait to occupy!

Where do I start? We have built 5 houses in less than 10 years in several different states. This one is our favorite. We are retired and this is where we will live out the rest of our lives. Zach and Sarah at the sales model have become like our kids. Lol. They have been so helpful through our process. Victoria got the ball rolling and made the first steps seamless. Zach and Sarah picked up the mantle and saw us to the finish line. The best customer service we have ever seen. Matt is a star. That man has so much integrity and pride in what he does. He has the sweetest spirit about him and took such good care of us. My husband has been in the building business for many years and he says Matt is one of the best superintendents he has ever seen. 5 stars!!! Anyone in this industry will tell you there is no such thing as a perfect house. Expectations should be within reason, production or custom. We found Ryan homes by accident (wrong turn when looking for some land). However, the new neighborhood and homes at Crystal Falls were impressive from first glance.
We stepped into the busy model home, and luckily were met by Shaun Freemon. He was personable and took the time to show us around, and quickly educated us on the quality of the construction and explained optional upgrades, and all the advantages of living in Crystal Falls.
We left that day with a new interest in possibly settling down there. My wife and I discussed the options and were both excited about the new opportunity. Shaun continued to patiently answer all our questions and guide us through the process and we are so excited to share the news of being a new home buyer at Ryan Homes Crystal Falls.

For over a year, my wife and I looked at several homes for resale in the Pittsburgh area. We also looked at several home builders. In our opinion, Ryan homes had the best floor plan, options, upgrades and pricing for our needs. We had a list of several features that we wanted in our new home and Ryan homes met them. I have enjoyed the process of getting a home built by Ryan Homes. I had the experience over 44 years ago in Annapolis, Maryland and I still own the home. I liked the fact their are cost effective and efficient at building a home. The home was well built and has served me well. I was excited to see Ryan homes building in Titusville nearby to a property I own. The sales agents Randy Harmon and Tommy Medwin provided great sales support during the purchase and build. They helped me get good terms on a cash purchase. The project manager Randy Shackley did an excellent job and communicated progress well. He was detailed oriented. The build quality was very good for Florida which is needed due to hurricanes. I watched as they built concrete block walls, steel reinforced, filled in sections with concrete, and anchored on top. They used a lot of good skilled subcontractors who did their jobs well, I saw the sheet rock and tile floor in progress. After closing when I needed a sliding glass door fixed, they replaced it promptly. I have used the new home for a few months and it is energy efficient. The build was efficient and organized. I am very pleased and bought another home which I plan to rent out. Great team work Ryan homes. Thanks

As I wrote before my experience here has been nothing but great. From the first time I actually looked online at Ryan Home, to setting up an appointment to see Stephanie in December. She has been a great help toward me purchasing a new house in Ryan Homes @ Cameron Ridge. I had a glitch I had to wait out and she said she would call me as soon as the dust settled. During those couple of months she still called or texted me to check in and when the time came she called me earlier than expected. We would like to state how awesome the services of Ryan Homes have been in delivering a very well-constructed home in a beautiful community setting. While all of the common areas are not yet in place the construction process happening throughout Brooks Landing is almost seamless. It has not impeded the enjoyment of our home.
The few issues we had at move-in - such as a missing blind, a loose kickplate on the dishwasher and other minor issues were all handled quickly. The home itself was everything we wanted and more. While we downsized from our home, we feel our new home has more room than we had before. It is brand-new everything and energy efficient and low maintenance.
Most importantly, our experience of buying a Ryan Home was made exceptional beginning with our Sales Consultant, Tom Medwin. The whole buying process for us was great from picking out the finishes and options with Tom, to signing the contract. Tom explained all of the great things Ryan Homes provides and all of the options. Tom spoke of Ryan's reputation in the industry and how due to the quality of the home that our Homeowner's insurance would be discounted based on the construction of the home. We paid thousands of dollars less than our previous home.
As far as the construction process, we were 3 hours away and we were very concerned that we would miss the process of seeing our new home built. I would now like to recognize Brian Bride, our Project Manager, he is AMAZING! He kept us informed by sending us videos EVERY FRIDAY during the whole process. We watched everything, the lot being leveled, foundation completed, blocks going up, framing, drywall, stucco, tile, electrical, and everything related to the construction. He walked us through every room, every week with an explanation of the progress from the week before.
Not only did we look forward to the videos each week, but we were also able to share them with all our family and friends all over the country. Needless to say, the experience of buying a Ryan Home was even more exciting as it was like we were there. So a HUGE THANK YOU to Ryan Homes and their extraordinary representatives - Tom Medwin our Sales Consultant and Brian Bride our Project Manager.

I would like to start by thanking Victoria. Everytime I visit the community she always makes me feel welcomed with her warm smile, always finding the time to answer all my questions and taking care of my concerns.
Later on I got to spend time with Daniel and Matthew during my roadmap meeting. That is when I knew that I had purchased my home in a community that has a friendly and knowledgeable team taking care of building my home. My wife and I had a great experience with buying a home from Ryan Homes. Specifically, Daniel and Victoria Reddy at Kipling were exceptional in their going through things in great detail, setting up appointments, and walking us through things in a friendly manner. In the past, we have worked with realtors who were polite and friendly, but did not know the answer to typical questions a new home buyer would ask. Daniel and Victoria knew every detail about the home, and even offered specific information about things we didn't know enough to ask about. Folks with that kind of knowledge-- and who are exceptionally friendly--are very rare indeed, and Ryan Homes is blessed to have such people working for them, and they should be rewarded in some way for being exceptional. Without people like this on the front end of things, Ryan Homes would have a difficult time when the market and the selections are similar. It was the professional and friendly experience we had with Daniel and Victoria that made the difference for us in our purchase. Largest impulse buy ever! Been in the same place for 20 years and have found it to be just too big. Saw new construction in my ares and stopped at Park Ridge Villas were like. The greeting and knowledge from Mona and Kristin was amazing. The units were half the size of my current home and the lot and lack of my labour was a huge selling point. First off, if you believe all the negativity on social media about Burr Oak and that discourages you from building a home here, you will never have your dream home.
Ashley, Taylor, and Jordan all went above and beyond for me in every step of the way. The communication at each stage in the process was phenomenal. I am one to ask a ton of questions and I was never felt as though I was a burden for asking. I can honestly say I had zero issues in the entire build process-and that is saying a lot! I have built a custom home in the past, and I cannot say the same thing. Jordan has even come to my house and done things for me outside of his "normal" job, just to help me out. Ryan Homes have really hired some great people to help develop this subdivision!
We are now in my dream home and we are loving it! I have zero regrets and I am so happy I chose to listen to my own experience instead of social media!

While we have not moved in yet since our home is in the final weeks of construction, the buying process has been pretty quick and mostly painless! Thanks to our own realtor, the selling broker Nate, and lending officer Keagan we have felt very taken care of and have been able to enjoy to home buying process. Nate has been extremely communicative and helpful during this process; he has worked with our schedules and answered every question that has come up with kindness and honesty. We've driven up to the development a few times to see the progress and walk around the neighborhood with out little dog. So far all the homes seem well kept and the neighbors seem courteous and friendly. Jordan, a production manager, has also been helpful with giving us photo updates and answering all of our questions about the construction process and progress of our home. He completed our pre-drywall walk through with us and was very helpful. As first time home buyers we have so appreciated the transparency and willingness to include us in the building of our new home. We're so excited and just can't wait to move in!

I met with Mona Cruz who I found to be delightful professional and very, very informative with great detail. She explains everything clearly and if you don’t understand, she’ll explain it again. I have been back to her office on several occasions to meet with her without fail. After an exhausting search for a home we finally ended up at Ryan’s PARK RIDGE VILLAS. What a surprise. Being able to pick and choose our interior flooring carpeting counters etc. compared to others with no options was a blessing. Doing my diligent search for reviews saw some bad ones, but realized most people that leave these are complainers. Checking the other builders I found that Ryan was at the top of Lennar, MI, Horton, etc. and knowing it’s being built to current standard was a relief. And the staff was awesome. Thank you

Special Kudos to Joe who helped us get the process started. Thanks Joe for being a wonderful human being! The model for the home is not only gorgeous and well-laid-out, but being a villa, it is a perfect "forever home," with many conveniences, and ease of access for those that may require it as part of their needs and lifestyle. The small and quaint community of only about 66 homes/residents in the complex is very refreshing... a TRUE breath of fresh air in a world (namely, most new Florida housing and construction) where most new communities are being over-crowded, over-priced, and are over-populating into small cities, where there is little elbow room to live and breathe. LESS IS MORE!! It is very conveniently located not even 2-3 minutes off of the SunCoast Highway (a major highway which turns into the Veteran's Expressway. ) It has a lovely, rural feel to it, away from the "hustle-and-bustle" of a crowded city, but at the same time it is NOT located in no-man's land, as driving distance to major venues is very convenient and reasonable, such as Tampa and Tampa International Airport (only about 45 minutes), Weeki Wachee (just 2.5 miles) and Hernando Beach (just 13 miles).

We loved the location and the selection of home plans and even the intreior selections were a fit. Kasey, whom we worked with from day 1 was awesome. We wanted a specific lot and when phase 2 opened up, Kasey reached out to make us aware and showed us what was available. The overall process was reasonable and the experience was positive. Both Kasey and Alison exceeded our expectations and they both deserve recognition. We still have a ways to go, but I'm confident in the process. If you can work with Kasey, do it.

The prosses started with Mona in the sales office. to say Mona is amazing is not giving her all the due credit. she explained the prosses and guided me through it. she made it very easy.

This is our second build with Ryan Homes and we are again very happy with the process. Our project manager Trent was very attentive and let us see the house whatever we wanted to. My wife and I were trying to find a house for our retirement and in Waverly Springs we found exactly what we were looking for.
We selected a floor plan single store (no basement) and the main characteristics required for seniors:
Easy maintenance
- Low ceiling making lamps and carbon dioxide batteries easy to replace
- HVAC in the main level of the house (not in the attic) , easy to replace filters
- Yard 100% maintained by homeowner association
Other features
- Wide doors making it easy for seniors requiring use of walkers or wheelchairs
- Electric range with glass top, very easy clean
Although the community is located in the countryside, the infrastructure for internet is fiber optics, particularly important for those who work remotely like me.
All these details were with seniors in mind or at least for those not interested to spend time in house maintenance.
We came from out of state and during the construction, we received great support from Timothy (seller) and Jose (construction manager).
Special thanks to Kris Duncan and his warranty team for the excellent level of service provided. I had around three incidents and they were all attended to in the same week.
My wife and I are very pleased with our new home and we definitely recommend Ryan Homes.

I was very happy with my experience. Ashley, Chris and Adam were great to work with, super nice and responsive.
This is one of the better ran subdivisions of Ryan homes in my opinion, and my inspector said the same. I think that makes the difference when it comes to things being done correctly.
Main tips to note for anyone looking to build here:
-Get your own home inspector
-visit regularly
-the water pressure is about 30psi mainly due to distance/elevation to the tower, I found it fine for my needs but ask about this if you’re concerned
-replace the shower rods yourself and outside “splash blocks” with something more heavy duty
-they don’t insulate all of your garage, this was something I failed to realize till last minute and did myself
-get extra lights, outlets, Ethernet (don’t skimp on this because you can’t add more later from Ryan)
-mount your TV on the stairs wall, it’ll make your space feel so much more open
No builder is perfect, I was hesitant at first with Ryan being a large builder, but honestly for the price and ease of everything it was relatively very painless and issue free.

Beautiful awesome homes at a very good price. We love the home. It has not been built yet but from seeing other homes and the model homes we were very satisfied. I am a very detailed when it came to the final details and I will look for does when my home is done, attention to details. Something that I don’t like is the garage that is my frustration because my truck will not fit. My truck is 19.4 inches and the garage blue print says it is 19.7 but with the garage door it goes down to 19.3 my truck has been in a garage for over three years since I bought it and is very hard to think that it’s gonna have to be outside that is just me personally, but I do spend a lot of time in the garage to cleaning and waxing vehicles. I’m 100% sure that is a easy fix and they can make this garage at least one foot longer. The other part that I didn’t quite understand why it’s not included is the sprinkler system. But overall it was the best builder I was able to find at a very fair price and the best customer service ever from the sellers. Mrs. Logan. Thank you for your kindness and professionalism.

I’ve recently moved into my new home and honestly, I’m loving it! The experience itself was great. I used to work with a large handful of builders/contracts in the DMV area, and oversaw thousands of new construction projects. I worked with other National builders on similar communities, and I was really skeptical in buying a home in one. I’ve talked countless new construction home buyers off the ledge over the years. Rick, our sales rep, did an awesome job building value in the home. Dan, our project manager was amazing. He kept us in the loop on almost everything. Our pre-drywall walkthrough was solid, and the windows (which were one of my larger fears, were installed well). There’s a couple of things we missed on the final walkthough that Ryan Homes was more than happy to help fix for us (so far good experience w/o Th the warranty team). Some really small things we noticed in the carpet or trim we didn’t even bother to reach out about, because it’s hardly noticeable and everything else was done well. I’m really excited to see how everything is when the house settles, but so far, this was a fantastic experience. The team here at Bloom Village, is nothing short of great. From Rick, to Dan, to Samantha, Leslie and Rana at NVR, they made it easy. There’s only a handful of builders/project managers out here that I would trust and recommend, and Dan is definitely one. Thank you! (Ps if you get a chance, can you remind me which living room switches are wired to the rough-in?)

We have had a great experience with the Burr Oak team! Ashley and Chris have answered our many many questions! They also have walked through each step of the process and explained in a way we understood. I have heard many horror stories about building a new house but we have not encountered any. I recommend Burr Oak built by Ryan Homes to anyone!

Update:,11/22/23 I wanted to update my review again because I cannot say enough about how fortunate my husband and I have been to have Brad Anderson, Production Manager from Ryan with us from before the time we moved in this year until now. He is the voice of reason and professionalism at Ryan. While we have had some minor disagreements with him he is very fast at returning our calls and text and always attempts to resolve our complaints timely and to our satisfaction. He always treats us with respect. Thanks Brad!
Update 5/26/23 my husband and I would like to give a shout out again to both Brad Anderson, Jim Diaz and Rose Halley. Also, at my last review, I forgot to mention Kyle Songer from NVR. He was a very professional young man and patient with us during the whole process. It has been almost 6 months since we moved in to our gorgeous ranch home and they continue to address any concerns we have with respect and professionalism and do so timely. That is important to us. There are lots left to build on so don’t hesitate to consider this location. You won’t regret it!!!
4/2023: I can’t think of better people to work with than Rose Halley and Jim Diaz and especially Brad Anderson from Ryan. Brad’s the best. While we had some challenges during the building process and after we moved in, our concerns were always addressed to our satisfaction. It was a pleasure working with them! You won’t be disappointed if you choose this community.

My husband and I bought a Ryan Home at Bloom Village and had such a wonderful experience. The sales representative Shannon was so great from start to finish. We made an appointment to just look one day and ended up buying an house! Our project manager Michael gave us updates and pictures weekly which made it even more exciting to really see the process as it was happening. Our NVR staff Amy and Elisha were always available for any questions we had throughout the process and were super helpful. As first time home buyers, we were nervous for what was to come, but we’re thrilled to have had such a wonderful and positive experience. We had a great, stress-free and easy journey with EVERYONE from Ryan Homes/NVR since day 1. I definitely can’t thank everyone that helped us throughout our process enough.Thank you all so much!

I only went to burr Oak to ask of the prices and to know the process of buying a house and six months later, I moved into my new house. Anytime I had a question, Mike was always available.

This is a follow up to a previous review.
I want to take the time to say how great this whole experience has been thanks to the wonderful people we worked with at Ryan Homes. Yes, the house turned out great and was done in a very timely manner thanks to some really good weather. But any move can be a stressful experience, but working with Rose in sales, Andrew our project manager, and Josh at NVR made this a wonderful experience. Building a good product is one thing, but having wonderful people to interface with is hard to find in todays business word. They carefully walked us through the whole process from picking our home and selecting our options, the financing and closing, and the construction. They made sure we were comfortable with the process, all our questions and concerns were addressed in a timely manner, and they were always very much on top of things. They weren't there to just sell us a house, they were there to help us and make this a pleasant experience. Ryan Homes is lucky to have them as the face of their corporation.

We recently purchased a home in Castlewood in Nottingham Twp.
We loved all the models there as it gave us some idea of how our furniture will fit into our new home. Rose Vuono was so patient and helpful, guiding us through the process of buying our new home, picking the upgrades, changing the upgrades multiple times, returning our numerous phone messages, and just being very upbeat and happy for us. She is the very best at her job! This is our third Ryan home and by far the best experience we’ve had with any home builder. Can’t wait to move into our new home!

This was our second Ryan built home. The first experience was in 2003. This time it was night and day compared to the first home. Ryan homes has gone above and beyond with our new home. My wife and I couldn't be happier. From the salesman Josh to the project manager Chris our build went very well and would definitely recommend Ryan if you are considering building a new home. Ryan Homes quality has really impressed us as we went through the whole process. We really did not consider Ryan until we went through the model and saw all the different floor plan options. The quality to make sure each step as the build progressed was very reassuring and again we couldn't be happier. Even after we moved in they were still reaching out to make sure everything was going great! Don't hesitate trust me you won't be disappointed!

I am VERY happy with my new home. It's been a few month and, like with any new home, there were some hiccups along the way but overall, extremely pleased with how everything turned out.
The team at Ryan Homes is awesome. My parents previously bought with them many years ago so it was nice for me to be in their place this time around.
Kumar, thank you SO much. Super responsive, helpful, and attentive. I had such a great experience at the start of it all with you.
Kenneth and Sarah were also a great team. Making sure I got things in when they needed to be.
Michael and Nick were among those that got the job done and honestly, they did a great job. Always providing the updates and pictures. Really appreciated their help and final explanations when we were nearing the finish line.
Matt with warranty was super attentive too. Many thanks to Sage too, part of the customer service team. I felt very heard and knew she was helping me get the minor bugs fixed.
And Rosemary was also very kind and patient as we finished everything up. I cried a bit when I finally got the keys with my mom and wow, just a great experience overall. And to see the final product.

I visited the site office located in the Model home. Jack was very helpful throughout the booking process by showing me the under construction homes and also going through details of model home many times. The community is closer to work location, tobacco trail and many other points of interest around triangle area so it is a good fit for those looking for a home in triangle area.

Purchased a townhome in the Courtney Creek subdivision, the sales manager Jack was very friendly and responsive throughout the process. I especially appreciated the no-bid process.
Continuous updates were provided during the building process, and the construction lead Gus was very helpful.

My partner and I had a very positive home buying experience with Ryan Homes at Courtney Creek. This location in south Durham near RTP is amazing, and the three-story townhomes are modern and spacious. Our sales representative Jack was extremely responsive, well-informed, and transparent throughout the entire process, giving us the information to make a sound choice (without being pushy) and then the follow up with all the next steps. He was incredibly knowledgeable about the community and home itself, and helped us to choose design features while keeping costs carefully under control.
Also of note, we decided to go with a newly constructed home in part to avoid facing a bidding war with existing homes. However it turned out many new home builders in this area actually take bids, so it's not uncommon to face a bidding war for a newly constructed home, which seems exploitative. Ryan Homes does not do this. Overall it has been a pleasure working with Jack and Ryan Homes. We are excited to move into our new home this fall!

I was introduced to Ryan homes for my first home from my agent. I must say that Jack at Ryan homes really made my home buying experience an easy and exciting process. He was always available for all my questions and worked with me during the entire process. Ryan homes stands apart from all the cookie cutter houses around the area where we will have to select their interior options. They are very flexible and let us choose every single aspect of the house. I recommend Ryan homes for any first time buyers seeking for a new house. I can't wait to move into my new house!

I was traveling from out of town looking for a home and had scheduled several appointments with several other communities. The first one didn't show up on time, so I drove over to Ryan Homes at Courtney Creek. I was initially greeted by Wendy who told me to "come on inside", even though I didn't have an appointment, and she introduced me to her counterpart, Jack. In this COVID environment, walk-ins can be hit or miss, but I very much appreciated their kindness and exceptional customer service. I had viewed the community on Zillow, and immediately fell in love with the houses, so being able to see it and discuss my plans for the home with Jack was great. Buying a home can be a daunting task, especially if you're unfamiliar with the city, but Jack's knowledge of the area, construction process and overall understanding of the community development plan helped make my decision even easier. I do feel bad as I had a later appointment at another Ryan Homes community at 751 with Kate, which I'm certain are equally as beautiful, but like they say, "when you know, you know". I'm very fortunate to have the pleasure of working with Jack and Ryan Homes, and we should hopefully start construction on my house this coming spring! Very much looking forward to what the city of Durham and the Courtney Creek area has to offer! So, bottom line: If you're looking for a great house in a nice neighborhood with beautiful floorplans for a great price, AND you're looking to work with a solid company with outstanding sales representatives, look no further than Courtney Creek.

We were interested in purchasing a home in Durham and Ryan Homes at Courtney Creek looked like a good fit. We did not get an appointment at the opening but we were able to buy a townhome there anyway. Jack and Heather welcomed us and made our purchasing experience a pleasant one. Jack in particular gave us the relevant information and guided us through the option selections etc. He has been following up all through and is very responsive when we have a question. Heather fills in also and reaches out if needed. All in all, I would highly recommend a visit for anyone looking for a townhome in the Durham area.

He is an incredible sales rep that guided us through every single step of the process. He was very open and honest with us without being pushy, which we appreciate so much. I have been looking around the RTP area for a new home for a decent amount of time at this point. A few months ago, I joined the waitlist for Courtney Creek. At that time, I came in contact with Jack Synesael and since then he has been nothing but a pleasure to work with. Jack was very knowledgeable about the homes and very willing to accommodate any questions and requests. As a first time buyer, Jack went above and beyond in any way possible to make my first time buying a house a great experience.
The neighborhood itself is in a great area that is beginning to pop up. Driving around the area, there are new apartments and home communities all over. I am excited to see the rest of the development both in Courtney Creek as well as the surrounding area over the coming years.
I can't wait to move in to my new home!

I’m so excited about the unique opportunity of living in this brand new community situated only 7 minutes away from Downtown Durham and so close to the RTP Area. The units are so spacious and full of natural light and the upcoming sand volleyball court and trails promise to keep the future residents physically active and in close contact with the nature. I’m very thankful to the kindness, hospitality and detailed orientation shown by its staff.

My Fiancé and I have been home searching for quite awhile. We joined the Ryan Homes wait list for the Courtney Creek community and we’re so excited to get an appointment set up as soon as they were available. Heather and Jack were absolutely amazing. They are not your typical sales rep, through the entire process we never once felt pressured or felt as if they were trying to sell us something. Both of them were genuinely trying to help us find a home that met all of our needs and fit well into our budget. Many of our family members have bought their homes through Ryan Homes and have had a great experience. Would definitely recommend! ☺️
