We loved the sales agent, Rachel Weigel, in Batavia’s subdivision. She was so knowledgeable and enthusiastic. She took us out to the possible homesites, allowing us time to think about what was best for our needs and giving us things to consider. She spent a lot of time showing us the many options we had for our interior and exterior features.

We closed on our property in Nathanial's Grove in March, 2025. As with most new construction, there were some repair issues with the new house. We contacted our Warranty manager with Ryan Homes, Chris Trammel, to arrange for work to be done. Chris was extremely courteous and responsive to our service requests, and came personally to the property to introduce himself, and provide his personal phone number. Chris was knowledgeable about all aspects of our property, and effective getting the correct techs in to make the house 100% right. Overall, we trust Chris to take care of us, which was, and remains, much appreciated.

Bought a house that was customized and built by someone else who then had to back out at the last minute. Final inspection found a few things, and the builders were willing to correct most of the problems. Neighborhood is very nice, and everyone is super friendly. The sales reps are pretty good, but communication seemed to be a big issue going through the whole process. So be ready to make sure everyone is fully understanding what you are asking for, and it is in writing. Even if it is in writing, still make sure the project manager is aware of what the sales rep agreed to. Slightly stressful process. But very happy with the neighborhood and the move. Isaac, the project manager, was helpful once I started working with him directly instead of going through a third party sales rep. He was receptive to my thoughts and was more than willing to help. Overall, I would buy this home again so far.

Your real estate agent Janie Summley has been terrific in all aspects of our home searching and buying process.
We initially met with her at the Berkeley community in Spartanburg. SC. Then she graciously offered to drive to Linden Park to show us a model that they didn't have in Berkeley.
Janie was extremely professional, knowlegeable, and pleasant in her dealings with us. Additionally, she was a skillful listener and problem solver as she addressed all of our concerns.

I have been living in this community for around 1 year and can easily say that i have found the dream home not only from a house pov but also from a community pov. Amazing house size and quality for the price and even better community of friendly people all around. The collaboration and flexibility on amenities from ryan homes and parq management is applausible given the quality of amenities and upkeep. Definitely recommend to new home buyers. You just have to be careful if processing loans through nvr as there could be lot of misinformation and change in numbers but other than that you should not face any issues.

Current resident at Villas at Parq community by Ryan homes. We are pleased with our house and the community. Great neighbors and good community for the kids to grow up.
Ryan homes and Parq developers have been very supportive of any issues especially with all the construction work and open to go above and beyond to make this a great community. I am very positive that this will be a very desirable community once it is all done.
Looks like the construction is going at a fast pace and won’t be surprised if all the 75 units are all done by next summer.

Richard Gomez took care us while purchasing our new townhouse in Parsippany, NJ.
Never would we have thought that we'd purchase a home that would be over a million dollars. But the Model that we saw was so beautiful with a large open concept, we fell in love with it. Our present home was paid of already. But now we had to take on a another additionally mortgage.
But overall, it was Richard Gomez who made the effort of explaining everything we needed.
Thanks to Richard, we are going to be moving into our brand-new home in a couple of Months.

As a proud owner of a ranch home in Brandywine, I highly recommend Ryan Homes as your builder of choice. My experience with them was exceptional from start to finish. Ask for Kimberly when you visit for model tours and questions. I selected the Grand Bahama floor plan - an amazing design with the latest building technology. From construction managers Kevin and Travis to the mortgage and warranty teams, everyone provided excellent, friendly service. The building process kept me well-informed throughout. I also know a husband and wife who built a two-story Ryan Home at Brandywine over 2 years ago and they absolutely love their home as well. Greenfield is a wonderful, quiet community with friendly neighbors - I moved in August 2023 and couldn't be happier with my decision. Thank you Ryan Homes. :)

I recently purchased a new construction home in Middle Creek Preserve in Lewes, DE.
This would be my very first venture into world of having a custom home built. So, when I commenced my journey with Ryan Homes, I wasn’t sure what to expect.
Enter Jason Ohnmacht as our extremely dedicated Project Manager. Jason went above and beyond throughout the entire process. Jason is a highly knowledgeable and engaged professional.
He is responsive and quite adept and managing the client’s expectation with a keen eye for detail.

The young family community is the biggest plus! We have been looking for a neighborhood with young families and from what we can see, there are so many families. One negative aspect we wanted was the lack of sidewalks, but the neighborhood is quiet enough to minimize car traffic. During my exploration phase, I spoke with a neighbor, who mentioned the abundance of children in the neighborhood, which sold me instantly.
Our experience with Ryan Homes has been excellent. Nichole has been a great resource as our sales agent, guiding us with the best options that will increase our home value long term and thinking differently about options that we wanted that she said may not be worth it. For example, we have a one-year-old who will be potty training in time, but I am 6'4" and wanted the taller toilets. She advised against that as it would make potty training harder on a higher surface. As a sales agent, she could have easily upsold me on that, but she helped me consider what was best for my family!

We could not say enough good things about our experience with Ryan homes. This is our first time buying a home especially a new build and our sales agent Nicole Siana was wonderful going through all our options and non negotiables to help us find the best floor plan that fit our budget and all our wants. Jenny Quartararo from NVR mortgage was awesome as well. She went through all our different options for financing and what fit best in our budget. This community has been nothing but welcoming already just driving through and getting out to see our lot the other neighbors are always waving and smiling. There are so many kids that makes it 100 times better knowing the kids will have other kids to play with outside. Do not let the horror stories you read online steer you away from Ryan homes because we heard them too before but it has not been anything but wonderful!!

I finalized the purchase of a Ryan Home in mid-December of this year. My experience with the Ryan team was exceptional. The team members I worked with included Glenn Fookes (Sales Manager), Nicholas Coletta (Project Manager), and Sadie Helvig (Loan Officer). The team facilitated the process remarkably well. They were consistently available to answer my questions even on their days off; for instance, Glenn responded to my calls and queries when I unknowingly called him during his time off. Glenn also checked in with me regularly during the before and during the building process.
Once the home building process commenced, I seldom had to inquire about the progress as Nick diligently provided regular updates. He was outstanding, and the photo circle app he utilized for communication addressed any queries I had. I only visited the property for the pre-drywall inspection and did not need to visit again because the photographs were exceedingly detailed.
Since NV Mortgage was unable to fund the purchase, they referred me to another lender who also performed admirably. Although I had concerns when NV revisited my application a couple of months before closure, everything ultimately resolved satisfactorily. I will provide recommendations regarding that matter below. Overall, I am very excited to create new memories in my new home. Thanks to the Ryan team!
Recommendation: NV Mortgage should inform potential buyers that they may need to reapply with NV even after an initial denial, to reassess any changes in their circumstances. This is particularly important when there is a risk of losing the seller credit if the buyer does not comply. Terms and conditions should be disclosed both verbally and in writing. My issue with the loan process arose when NV recommended me to another lender offering better terms, only for NV to require a reapplication a couple of months before closing without prior warning. This process was nerve-wracking and frustrating. Improving communication around the loan application process would be beneficial. On a positive note, other sale managers, Ms. Sandra and Jenny, were very helpful in getting my documents scanned and or copied to the loan officer. Sadie maintained an exceptional level of professionalism and calmness during my frustration with NV revisiting the loan process, and Glenn provided reassurance and assistance throughout the entire experience.

We recently moved to Crossings at Silver Lake. Because this development is a “new build”, it was quite a lengthy process and I’m sure our anticipation and anxiety in moving into our new home had a lot to do with it seeming to take so long. The one individual who made the process easier was our Project Manager, Matt Prang. This man was”ON IT.! What I mean is … he returned all calls, he answered all questions, on a weekly basis he sent us photos of the progress of our home from the ground up (without missing a week). Even after we moved into our home, if we called him with any issue, he would make sure it was handled and follow-up to make certain we didn’t need anything further. I know that contacted him a lot, but he never made me feel like I was a bother ( even though I felt like I was). In addition to Matt being professional, knowledgeable, and thorough, he is personable and very friendly. He is the type of person who makes sure that all his T’s are crossed and I’s are dotted. (I secretly think he’s a perfectionist!). At any rate, my husband and I have thanked God for Matt Prang on many more than one occasion. He is definitely a “stress eliminator!” Ryan Homes is lucky - - no, blessed to have Matt Prang on their payroll. In fact, give him a raise … he deserves it!

Working with Loren has been such a true pleasure! She is beyond patient, extremely helpful and truly has her clients best interest at heart. Being that we are doing everything out of state Loren has been beyond helpful in answering any and all questions we have and even accommodated by getting us MANY pictures and videos to help clarify things. She is also respectful in the sense she did not come off pushy or make us feel rushed at all in any way. This has been a long journey of house hunting and Loren was truly one of the (very) few realtors that we’ve come across that didn’t seem like all they cared about was making a sale, and that was really important to me. I 10/10 recommend working with Loren if you want to have the most enjoyable experience buying a home i promise you will not regret it!

I normally don’t like to write reviews; however our experience with Rayn Homes at Parq, has prompted me to do just that . We visited the sales office with our Realtor and Trista greeted us with such enthusiasm and excitement. We truly enjoyed her presentation and thoroughness . She didn’t hesitate to answer a thousand questions that I had not to mention my wife’s. We had recently lost our home to a devastating fire and we were looking for a fresh start. We felt right where we needed to be. We brought our home that day. Trista has been amazing throughout the process. Of course, before our closing, I met Brian during many of my unscheduled visits. He has been very supportive, helpful, and professional. He took us through the process of final walk through and went over everything. I'm absolutely excited about my new home in Saddle Creek! This stunning neighborhood exceeds my expectations. Conveniently located near I-95 and downtown Fredericksburg, it offers the perfect blend of tranquility and accessibility for my family and I in Virginia.
The homes here are beautifully designed with modern open floor plans and exceptional craftsmanship that my kids also love - I feel it will be a great home and neighborhood for me to raise them in.
What truly stands out is the sense of community and welcoming atmosphere that resides in the air.

6 October 2024 UPDATE: We were finally able to close on 30 SEP 2024 and moved in on 2 October. I am updating this review from 1 star to 4 stars, as the Ryan Homes Production Supervisor, Mr. Brian Acrin, has been good to work with in addressing some of our post-move-in issues and concerns.
13 September 2024:
Military Buyer Beware! It’s 13 September 2024 and me and my family of 5 are close to the 17 September settlement-date for one of the large condo (not townhouse!) end units. However, NVR Mortgage Finance—a subsidiary of Ryan Homes—has not yet obtained the Veterans Affairs condo approval for the unit, due to NVR Mortgage requesting a VA condo approval on 3 SEP, without requesting for a specific “rush-approval.” Therefore, the VA had provided them with the standard 1-3 weeks decision timeframe that the Ryan Homes builder did not take into consideration when proposing the 17 September close date, as a late September or early October settlement date would have been more appropriate…Note that, if we don’t get a decision from the VA today, then there is a high likelihood that we would need to push back the settlement date AGAIN, since it was first pushed back to 17 September from the original closing date of 5 September, which I’m going to safely assume was again due to a lack of communication between the Ryan Homes builder and NVR Mortgage. (I will also file an official complaint with the Department of Veterans Affairs, as their VA Loan Guaranty office constantly fails to pick up phone calls during their regular business hours, whenever I tried inquiring about the VA condo approval.)…1-Star for now, but if Ryan Homes and NVR Mortgage find a way for me to Settle on 17 September, then I will consider posting a follow-up review that might be worth up to 3-Stars to give them an average 2-Stars out of 5. Based on having to beg my housing office to keep me and my family of 5 housed; having to change the service dates of the movers and the cleaners; having to change my leave dates; and the resulting loss of productivity in a military position that affects our national security—all due to the lack of coordination between multiple parties—I would give all parties involved a 0-Star rating, if possible. Again, Military Buyer Beware!!!

I don’t often leave reviews unless I’m especially pleased or especially disappointed, but in the case, I am beyond pleased with every single detail of my Ryan home at Timbergate.
You see so many horror stories about large builders these days and I have personally seen houses from other big builders that my friends and family have bought that are just terrible quality, but that is not at all what you are getting here. I did a lot of research and did see some negative reviews on Ryan homes in other states, but Lowell, project manager in charge at Timbergate, made sure that is not the case here.
I was absolutely blown away by the quality of the work done at every step, and for the price you absolutely cannot beat it. The quality of the materials and the craftsmanship is seriously without rival in this area. I have seen so many houses by other large developers and even custom builders and nothing even comes close. On top of the phenomenal build quality, they really do an amazing job on the customer service side. They are so attentive to your every concern, despite having so many other houses to build.
Lowell and Terry were both great and if you are looking for a house in this area in the $280k-$400k price range, a Ryan home at Timbergate is seriously your best option.

We started our process in January of 2024. We walked in the office at Linden Park after exploring Arden Woods Estates. We ultimately decided on Linden Park over Arden Woods due to price and location. When we first walked in and throughout our experience, from start to finish thru beyond, Michael Johnson was our go-to man. His patience, communication, and just all around attitude helped the process go as smoothly as possible. When we had questions, even when he was off, he never hesitated to answer. And when he did not know the answer, he helped us get to where we needed. After we started our building process, we were assigned a Project Manager; Charlie Mason. And in true Ryan Homes fashion, he was just as great as Michael. We could not have had a better team during this process. Both Michael and Charlie were there every step of the way. I know that I probably text or called a thousand times with questions or changes to our home, and without missing a beat, both or either one of them had it all covered. I appreciate their patience and assistance thru the entire process. We have our forever home and it was a stressful, but awesome thanks to them, experience. This was our first time buying a home and I'm not sure it could have gone any smoother. We closed and moved in 3 weeks ago and are loving the house, neighborhood and local community. Choosing Ryan Homes has been the best decision we have made. They have been awesome. We close on our new Ryan Home in a few weeks. Home buying/building can be very stressful. You have everyone giving you advice, wanted or not. Everyone has their experiences and biases. This is not my 1st home. THIS IS MY 1ST RYAN HOME. There was alot of things I was not going to settle for. We are not a well to do 300K salary family. Ryan homes in my view offers a upper tier home at an affordable price. There are plenty of builders in Greenfield. We chose Ryan because of the great value and the great people. From day one meeting Meghan the sales representative we felt relaxed and were treat so nicely. She took the information we had and she did not try push in a direction we did not want to go. We felt she was honest and upfront about what to expect from the home buying and building process. We felt she treated us like we were more important than the sale it's self. She was completely honest with us and no question seemed to be a dumb question. Next we met Kaitlyn our NVR Mortgage representative that works with Ryan homes. She has been great. Without her and her team the lending process would have been a nightmare. They have been on top of things and keeping us up to date. The next person to mention is Travis our build project manager. Awesome is a great word for him. Specially dealing with a customer like me. I visit the home site everyday. I sent him text messages regarding things that I thought were concerns. He dealt with each one with smile. If it was just me not knowing what I was talking about he nicely explained what was going on and educated me. I think I sent him concerns about things that were not even installed yet. Sure things don't always go smooth or there might be an issue that happens. Building a home has a lot to it. There are a lot of unknowns and stress etc. Meghan, Kaitlyn and Travis have made the process so easy. I feel Ryan homes and their contractors have been kicking butt on our home. We have been so happy. I don't think we could ever get the amount of home we are getting anywhere else with the same value and quality. I know no one else has the team we were blessed to work with. I am sure I could say more about our great experience.

So this is an addition to my husband’s (Glenn Schaffer) review of a few weeks ago. The construction on our home started on December 20th and OMG are these guys cooking, lol……… He told you about our salesman Michael Johnson already and how incredible he was…….well, he still is! Most salesmen walk away after they get the sale, not Michael. Michael has been in constant contact with us and has responded to every question and request that we have asked of him. He is truly amazing and is a huge asset to the Ryan Homes company! You listening NVR/Ryan Homes? Then, we had our pre-construction meeting. Just when you think they can’t come up with anyone who can stand toe to toe with Michael and Sierra……BAM, in comes our production manager Bennett Howard and our asst. production manager Kevin Cook. I don’t even know where to start or if I can adequately articulate how incredible these guys are. Bennett is wise beyond his years! He a young guy who possess the customer service skills of someone twice his age. He is attentive, concerned, able to listen to our needs/wants and put them into place for us. We have added to the construction numerous times since we signed the contract and Bennet has gotten everything put in place, no questions asked. When Bennett went on a short vacation, in steps his asst. Kevin and he didn’t miss a step. Like Bennett, Kevin was there for us to answer questions, guide us along with what the crews were doing and made himself available for anything we needed. Our experience so far with Ryan homes has been exemplary. It is impossible for them to have done anything more for us than they have done, so far. We have owned 4 homes already, so this isn’t our first go around although it is our first new construction home. If you are looking for a beautiful, affordable, quality built new home in an incredible development, you just found it! Come on down and be our neighbors! We are so excited……we can’t wait! Ok……where to begin: well, so far if I could give 10 stars, I would! I had an appointment on day 2 of the Linden Park opening with Michael Johnson. (I couldn’t get down there on day one) We ended up arriving early and Sierra greeted us at the door and welcomed us in. We were introduced to Michael and, without hesitation he said he was available and we got to work. We spec’d the Stapleton model and Michael spent an enormous amount of time with us, getting it just the way we wanted it. He then went above and beyond (along with Sierra) to get us the property that we wanted for our house. (That was no easy feat and any lessor person(s) would not have been able to accomplish what they did). Michael has been in constant contact with me answering any questions we have, keeping us updated on any changes, amendments, etc. AND, has treated us in the most professional way that I have ever seen. It feels like we have known him forever. He also happens to be just a really nice guy. We couldn't be happier and we are so excited to be building our new home in Linden Park. We chose this project based on the location, floor plans and choices. We were very particular about the space and usage. Our experience with Ryan Homes Team has been phenomenal from day 1. Whole Ryan Homes Project Team (Sales, Construction and Mortgage) are extremely professional, knowledgeable and quick to respond, patiently helping us make the right choice for our first house. The construction is going on at great speed and we have a beautiful community living there now.

I’ve recently moved into my new home and honestly, I’m loving it! The experience itself was great. I used to work with a large handful of builders/contracts in the DMV area, and oversaw thousands of new construction projects. I worked with other National builders on similar communities, and I was really skeptical in buying a home in one. I’ve talked countless new construction home buyers off the ledge over the years. Rick, our sales rep, did an awesome job building value in the home. Dan, our project manager was amazing. He kept us in the loop on almost everything. Our pre-drywall walkthrough was solid, and the windows (which were one of my larger fears, were installed well). There’s a couple of things we missed on the final walkthough that Ryan Homes was more than happy to help fix for us (so far good experience w/o Th the warranty team). Some really small things we noticed in the carpet or trim we didn’t even bother to reach out about, because it’s hardly noticeable and everything else was done well. I’m really excited to see how everything is when the house settles, but so far, this was a fantastic experience. The team here at Bloom Village, is nothing short of great. From Rick, to Dan, to Samantha, Leslie and Rana at NVR, they made it easy. There’s only a handful of builders/project managers out here that I would trust and recommend, and Dan is definitely one. Thank you! (Ps if you get a chance, can you remind me which living room switches are wired to the rough-in?)

I purchased a Ryan Home in October of 2023 in Middle Creek Preserve. Initially the sellers were extremely friendly and helpful, but unfortunately, I cannot say same for the construction of the home. I noticed a crack in the ceiling and the concrete sidewalk is chipping. I called Ryan to notify them about the cracked ceiling and never received a response. Three weeks later I called them back was told the one year warranty had expired.I asked them if there was a grace period, since it was only a few months after the first year and was told no. The sidewalk wasn’t also covered after a year. What concerns me is that this is a new build, so I’m surprised and I’m wondering if the quality of the materials and workmanship is up to par. Buyer beware….They give you no courtesy and grace after the sale.

My experience with Ryan Homes at Stone Water Village has been a rewarding experience thus far. They have a couple of models fully decorated to show, which tremendously helped with our decision. The location is very close to Rt 80, in northern NJ allowing easy commuting as well as boasting a beautiful community. Kiersten, our sales rep, was also very courteous and professional. She helped answer our questions, especially when it came to fine tuning the additions to our new home and availability. It's a bit early in the process but my wife and I can't wait to see the final construction. Well done, another kudos to Ryan Homes!

Sales Staff Review -
It was an absolute delight working with Sarah who was our sales person when we bought the home. She was very patient and made sure that each and every request of ours was heard and prioritized. When I did my initial research about buying homes from Ryan Homes there were some mixed reviews which made me be a little worried and I shared the same with Sarah who asked me about every concern I had and asked me what would make me feel more confident about my purchase. That's a sign of someone trying to value your feelings rather than treating you as just another sales number. I had multiple meetings with her before I bought but never did I feel rushed or ignored. Even after the purchase she still makes sure that all of my expectations are met. She's a rockstar.
Kiersten is the new sales person who is managing the community but she is equally impressive. She checks in with my wife and I occasionally and keeps sending me updates even if I forget to ask her. Every call and every message is met with same level of service that I received before I bought the home. Even if there is a non-sales thing she'd be happy to make some calls and make sure my questions or concerns are addressed. I was initially worried when I realized Sarah was moving out but she made sure she brought in another rock star who is always smiling and makes sure you are welcome to the community anytime.
Construction Staff Review -
Craig and James who oversee the construction work are an awesome duo. I come from a family which has been involved in construction so I tend to ask a lot more questions than an average homeowner but they are always patient and nice enough to answer everything. They constantly provide updates and always double check my selections before they start installing. We had a small event at ground breaking and they made sure that everything was arranged in a way that our event happened without any hiccups. They are all about going the extra mile to make sure the homeowner is beaming with joy looking at their building during this process. They take pride in their work and I can assure you that this duo would build you the house of your dreams.
Couple of things to consider if you are on the fence about buying a home in this community because you read some unhappy review online about Ryan Homes. Not all teams at Ryan Homes are the same. This Ryan Homes staff is awesome and I am saying this after 6 months of buying from them and meeting with them several times. They strive to provide you a great experience and not just treat you as a transaction. Also, the loudest voices online are the unhappy ones because the happy ones are comfortable in their dream home and might not go to lengths to talk about their experience. I was on the same fence a while back but I can confidently say that its this dream team - Sarah, Kiersten, Craig and James who have gone to extreme lengths to build my wife and I our dream home.

My husband and I bought a Ryan Home at Bloom Village and had such a wonderful experience. The sales representative Shannon was so great from start to finish. We made an appointment to just look one day and ended up buying an house! Our project manager Michael gave us updates and pictures weekly which made it even more exciting to really see the process as it was happening. Our NVR staff Amy and Elisha were always available for any questions we had throughout the process and were super helpful. As first time home buyers, we were nervous for what was to come, but we’re thrilled to have had such a wonderful and positive experience. I am following up on the review I posted last year when my home was completed. I have now been in my home for almost a year and I am just as happy now as I was then. I have been dealing with the Warranty Department over the past months and must say that I have been pleasantly surprised by the response time, as well as the quality of work. Also, the Warranty Manager, Fran, is exceptional! He never fails to follow-up to make sure that all repairs were completed to my satisfaction. I would be remiss if I did not mention that any needed repairs were minor. There have been no major issues with my home at all!
I recently built my new home at Ryan Homes at Middle Creek. The process was seamless from the minute I signed the contract to the minute I moved into my new Home. Liz in the Sales Office was amazing. She was so professional, attentive and responsive to all my questions. Iris, my Project Manager, was just as professional, attentive and responsive. Since I was living out of state, Iris sent me weekly pictures of the building progress. I really looked forward to receiving my weekly text from her. Middle Creek is a wonderful community with nice amenities, and most importantly, it is so conveniently located to both downtown Lewes and downtown Rehoboth Beach. In addition, the residents are so nice and many of my neighbors have already become friends.

While I'm still in the early phase of my new home purchase and construction with Ryan Homes, the process has been great so far. They had a nice selection of pre-designed floor plans in the development we're building in, so it was easy to find one that met our needs, and their design and selection process was simple and easy to understand. They also included some nice standard features in the home such as James Hardie siding and LVP flooring that other builders typically charge more for. Our sales rep at Ryan Homes in Fost Estates, Michelle Geronimo, and mortgage rep with NVR Mortgage, Kathy Culcasi, have both been a pleasure to work with so far. Both of them are very professional, knowledgeable, and responsive to my questions. The next step in the process is my pre-construction meeting, so I'll write another review as the construction on our new home begins to let everyone know how that process is going.

This was our second Ryan built home. The first experience was in 2003. This time it was night and day compared to the first home. Ryan homes has gone above and beyond with our new home. My wife and I couldn't be happier. From the salesman Josh to the project manager Chris our build went very well and would definitely recommend Ryan if you are considering building a new home. Ryan Homes quality has really impressed us as we went through the whole process. We really did not consider Ryan until we went through the model and saw all the different floor plan options. The quality to make sure each step as the build progressed was very reassuring and again we couldn't be happier. I am VERY happy with my new home. It's been a few month and, like with any new home, there were some hiccups along the way but overall, extremely pleased with how everything turned out.
The team at Ryan Homes is awesome. My parents previously bought with them many years ago so it was nice for me to be in their place this time around.

In February of 2022 I put an offer in on a home in Durham and there were 39 other offers. After that, I knew that bidding wasn’t the route for me and wanted to do new construction. My agent and I stopped by Courtney Creek and after meeting with Jack, we learned there was NO BIDDING, several lots to choose from in the $400k range, and it was located close to RTP. Jack also welcomed my dog Koda, provided him with a water bowl, and gave him treats! On an even sweeter note, his partner came by with their own dog and took both dogs for a walk while Jack and I discussed details on my new home. This is my first time buying a home and I couldn’t have asked for a better initial process!

My partner and I had a very positive home buying experience with Ryan Homes at Courtney Creek. This location in south Durham near RTP is amazing, and the three-story townhomes are modern and spacious. Our sales representative Jack was extremely responsive, well-informed, and transparent throughout the entire process, giving us the information to make a sound choice (without being pushy) and then the follow up with all the next steps. He was incredibly knowledgeable about the community and home itself, and helped us to choose design features while keeping costs carefully under control.
Also of note, we decided to go with a newly constructed home in part to avoid facing a bidding war with existing homes. However it turned out many new home builders in this area actually take bids, so it's not uncommon to face a bidding war for a newly constructed home, which seems exploitative. Ryan Homes does not do this. Overall it has been a pleasure working with Jack and Ryan Homes. We are excited to move into our new home this fall!

I was traveling from out of town looking for a home and had scheduled several appointments with several other communities. The first one didn't show up on time, so I drove over to Ryan Homes at Courtney Creek. I was initially greeted by Wendy who told me to "come on inside", even though I didn't have an appointment, and she introduced me to her counterpart, Jack. In this COVID environment, walk-ins can be hit or miss, but I very much appreciated their kindness and exceptional customer service. I had viewed the community on Zillow, and immediately fell in love with the houses, so being able to see it and discuss my plans for the home with Jack was great. Buying a home can be a daunting task, especially if you're unfamiliar with the city, but Jack's knowledge of the area, construction process and overall understanding of the community development plan helped make my decision even easier. I do feel bad as I had a later appointment at another Ryan Homes community at 751 with Kate, which I'm certain are equally as beautiful, but like they say, "when you know, you know". I'm very fortunate to have the pleasure of working with Jack and Ryan Homes, and we should hopefully start construction on my house this coming spring! Very much looking forward to what the city of Durham and the Courtney Creek area has to offer! So, bottom line: If you're looking for a great house in a nice neighborhood with beautiful floorplans for a great price, AND you're looking to work with a solid company with outstanding sales representatives, look no further than Courtney Creek.

Our friends recently purchased a lot here and since we are making plans to move soon as well, we went for a look-see. Our friends had done a nice amount of research and I think they chose a great location (there are many build sites in Lewes right now). The entry is appealing and the amenities offered are nicest bang for the buck. We absolutely loved one of the models (Cumberland) - exactly what we want and beautiful. I know the home sites are selling like crazy, so we may not be able to join this community a year later. Lewes' town is adorable. Cute shops and places to eat. Music on the canal and the water is closeby with walking/bike paths to get you there. There is medical and shopping nearby. The only thing that is missing is an airport closeby and we are concerned that the road infrastructure is not going to grow enough to handle all of the new communities being built. Plus, summer will be crazy busy being near Rehoboth and beaches. Overall, the community is great, the sales team is friendly and professional, and it's a place to check out if you are considering a move to Lewes.

We did not get an appointment at the opening but we were able to buy a townhome there anyway. Jack and Heather welcomed us and made our purchasing experience a pleasant one. I have been looking around the RTP area for a new home for a decent amount of time at this point. A few months ago, I joined the waitlist for Courtney Creek. At that time, I came in contact with Jack Synesael and since then he has been nothing but a pleasure to work with. I love my new home at Mansfield Meadows! Brand new with lots of amenities. Beautiful scenery with sunrise from my back patio and sunset from the front lawn. Making new friends and walking regularly is so nice. Being with adults of my age with similar lifestyles and grown children feels nice. We are looking forward to the clubhouse opening soon! We have some ideas of clubs to start and just relaxing in the common area by the fireplace. Pool and shuffleboard and tennis courts too! It took a while to make this decision and I looked at many communities. This was a great decision!

We recently just moved into our Ryan Homes a little over a week ago. The entire process was SO easy. Josh the sales representative was so informative and easy to work with right from the beginning. Josh made sure all our questions were always answered in a timely manner. Dave was a great project manager and sent us weekly updates so we knew exactly what was happening and when.Dave was great in letting us see our house whenever we wanted. He never made us feel like we were bothering him. The team at Westwood Estates truly cares about their customers and provides amazing customer service throughout the whole process and even after!

We had a GREAT EXPERIENCE overall with the whole build process!! Josh was wonderful to work with and so quick to respond with any question. Our PM was great to work with as well. We absolutely love our new home and happy we built with Ryan Homes!!!

Overall had a good experience. We ran into a bunch of issues as the building process went on, but that was expected and they were all addressed and fixed immediately.
Josh and Pete were great to work with and very responsive to our questions and concerns. Couldn’t be happier with them!
Some things could have been done better with the home ie: they used a primer and paint in one, and didn’t actually prime it, then paint... so now we have the drywall peeling off with the paint on the walls... but again this was expected being a Ryan home.
We didn’t have the best experience with NVR Mortgage- our sales rep was just unresponsive, would tell us one thing and then say another the next minute.... needless to say we had to deal with her manager bc we couldn’t trust what she was doing. However this didn’t have a negative impact on Ryan homes for us.
Again, overall good experience and very happy with our home!

Are there a few things we would’ve done differently if we had options? Yes, but we also wouldn’t have built a new home if we had to pick every single detail. Ryan Homes took the stress out of building. We knew what we were getting and were involved with every step. The overall quality is very good, and we’re extraordinarily pleased!
Josh was a fantastic sales rep and Pete was a great project manager. Last but not least, Jennifer handled the paperwork for closing and was absolutely fantastic! Everyone worked very well together to accomplish the goal - even through the global pandemic.
My only complaint through the entire process was with NVR Mortgage - worth the mention, but it didn’t affect my 5 star rating for Ryan Homes. It could’ve just been the sales rep I had, but I didn’t trust her at all and she used fear tactic sales and wouldn’t take no for an answer; which I cannot stand. I went with my lender and the close went through perfectly fine.
Great work to the whole team and thank you all for all the support and help!

Great Team over there at Westwood estates! They take care of you from the first meeting with the Sales Consultant to the last meeting at closing. The Project manager is thorough and precise, you will be in good hands through the building process with these builders.

I am extremely pleased with my home buying experience at Timothy Branch in Brandywine, MD. My Sales Representatives - Anthony and Chris Carter (The Dynamic Duo Twins) are very professional, knowledgeable, and they walked me through getting all of the features and options that I wanted in my new home. I am very excited and cannot wait until the construction is completed.
My townhouse has a very modern, open and inviting layout for entertaining and for relaxing with my family and friends. The space and square footage is the same as a single-family home without all the yard work. In addition, the NVR Mortgage team Tabby and Zein are also a joy to work with and they guided me through everything that was needed for the loan approval process.
If you are looking for a new home, come checkout the Timothy Branch community. It is a diverse community for singles and for families and I will be your neighbor! Also, it is only minutes from shopping, great restaurants, the new Southern Aquatic and Sports Recreation Center and the Beltway. They have been extremely helpful with the purchase of our new condo. The sales people have been friendly and helpful. The project manager on the construction answers all of our questions promptly and keeps us informed of the progress. Update: We have lived here for a year now and we have encountered a few warranty issues and Ryan Homes has been very responsive to any concerns we have had and very quick to resolve them. I would call it exceptional service, far exceeding expectations!

Love my new Ryan Home. All the floor plans are created to allow for individuality so each owner can make the home what works for them. I absolutely love 1 level living. I have also met many new people. I wanted a community where I had the opportunity to get to know my neighbors. Everyone I have met has been wonderful. I know we will have great times in the soon to be built clubhouse!

We love the location. Only about 15 percent built but good feelings for the future. Clubhouse and pool to be built in 2020. Friendly neighbours and some well behaved dogs. Ryan Homes (Jared and Teresa in particular) has been very responsive to any questions and requests. The HOA (Integra) is reasonable and helpful (Stephanie in particular) and the follow up to any particular problems resolved (quite quickly I might add) has been consistent (by Sam in particular)
The build quality is exceptional for the price paid. Extras and upgrades do not short on what you get for the price. Grounds maintenance has been wonderful, lawns even though new are looking great, sprinklers throughout.

I was pleasantly surprised to find out that everything in the model I chose, The Bahama, is standard. I didn't feel the need for options, as everything was just what I would want. It felt like home the minute I walked in, and I am excited for it to be finished.
