This is my second Ryan Homes and when I came to Milford Ponds I was greated with a warm welcome from Liz. The team that helped me was phenomenal. From Liz at the model home, Justin in finance and Liz in the back office, I couldn’t have asked for a better team to assist me in buying my house. The follow thru with everyone was great. Had a few hiccups but nothing this team couldn’t fix quickly. The follow up was great as well. I’m very happy with the the process from start to finish. Thank you all for everything. Building a home can feel overwhelming, but Derrick took the time to explain the process, walk me through the site layouts, and clearly break down the pricing and builder incentives without making me feel pressured.

We had Ashley as the realtor and Damien as the head of the construction. Bothof these two people were great! They were very patient and were there to answer all of our questions. Even after the sell waa completed, I have still emailed Damien for some simple questions. Even so our home is completed, he still goes out of his way to help or answer my questions. This is my first home purchase, and my experience with Ryan Homes has been nothing short of quality excellence. I was previously going to go with DR Horton, but the experience with them was horrible. Very slow communication, giving me the run around, and had to threaten to leave them several times in order to get an answer. I don't even have to ask Ryan Homes and they are already letting me know updates every few days! This is how a home purchase experience should be! Absolute communication, transparency to the fullest, honesty, and they dont make me feel like i am just another pay day to buy a home. Special shout out to Joy S. We moved here a year and an half ago and this neighborhood is such a great place! It’s pretty quiet and chill. Yards look great and homes are tidy. People are friendly and say hi to each other when walking by with your dog or just going for a stroll and people wave when you drive by. Another pleasure has been regarding anytime I had an issue and contacted the warranty team, they got back to me pretty quick and got it resolved. HOA is a little high here but I highly recommend this place even though there isn’t many properties left for sale here.

Building our home was a journey we’ll never forget, and so much of that comes down to the incredible experience we had with Damien and Ashley.
From our very first planning meeting, they made what could have been an overwhelming process feel smooth, exciting, and genuinely enjoyable. They took the time to understand exactly what we wanted, answered every question with patience, and guided us with clarity and confidence every step of the way.
Watching our home go from initial groundbreaking to completion was nothing short of amazing. Throughout the entire build, Damien and Ashley kept us informed, reassured, and involved. It never felt like we were just another project—we felt like a priority.
Even after moving in, their support didn’t stop. They’ve continued to be just a call or email away, always ready to help, answer questions, or provide guidance. That level of care and commitment truly sets them apart.

We closed six months ago. Though we love Waverly Springs, the buying process left us disappointed. During our pre-build call, we learned that our living room would be carpeted. We didn’t see a carpeted living room in the model home or video, so we did not ask about it. The upcharge to install 265 sq, ft. of vinyl flooring was outrageous. When we attempted to negotiate the additional costs, the “My GM did not approve your offer,” felt very impersonal, inflexible, and greedy. We never met any “GM.”
Be sure that you ask about the “extras,” that are featured in the model homes and videos.
We installed the floor three days after moving in for 1/4th the price that was quoted by Ryan Homes.
Also, there is no attic space, the shower door shakes and feels very inexpensive, and the windows are not double-hung.
The mortgage lender, building site manager, warranty team and management company are all great to work with.
We are happy.

Love the Neighborhood, very quiet, close to US 1 and a few miles from the I 95. It is tucked away from traffic and quite secluded. Perfect to Raise a family or be Retired. This is our 2nd home with Ryan and we Trust them to take care of us. Thank you Tim the Building Manager and Tommy the Sales Consultant for being terrific. Love the Chain of Lakes Park, walk there all the time!

I have to say this is the best built home we have ever had. I am very particular and have asked for the smallest details to be taken care of under the Warranty. They have always come through in a timely manner and always followed up. The staff is very friendly and have answered any question we could think of. My daughter and I had a wonderful experience purchasing and building our home with the team at Ryan Homes at Cedar Hill. This was not my first home and I have experience in commerical real estate, so I had prior experiences to compare them to.
The sales team, Maxwell Miller, provided an amazingly smooth process. Their guidance was clear and actionable from beginning to move-in. They showed care and thoughtfulness when helping me pick the lot, patience as I reviewed and compared all options, and interest in my journey towards purchasing my new home. The sales team also stayed in touch throughout the process including after we moved in.
Our project manager, Jameson Ewing, was tremendously helpful and supportive, even when I requested customizations that were not standard options for the model that I purchased. My move-in date was implicated by other factors and the project manager worked with me and his schedule to make sure my home was delivered on time and beautifully built. His weekly photo updates kept my excitement level high and made the timeline feel much shorter than it probably was. He was truly my partner in building a beautiful home!
The home warranty team, Nate Smallwood. has shown genuine care for my home. They have been responsive to all warranty requests and completed most repairs on the next day I was available. The warranty request process is online and intuitive.
Cedar Hill is conveniently located, the community is friendly and invested in having the best neighborhood possible, and the amenities are totally worth the HOA fee. There's a community fitness center and a pool so I no longer need a gym membership!
Of course, there are issues in every community, like parking and pet care, but those issues are normal when hundreds of people live in the same community and share resources. Despite these issues, I am very happy with my home.

We found Ryan Homes Berkeley last Sept. We were scouting the Greenville-Spartanburg area for possible re-location from the west coast. RJ Gist welcomed us in & was instrumental in guiding us to our new home. We did a contingency offer & then returned to start the sale process which turned out to be slow! RJ was always there checking in & giving encouragement when we started feeling like our home would never sell. He helped get our contingency extended & finally we received an offer so the build at Berkeley could begin! RJ was great in helping us choose finishes. We are so excited for this new adventure with Ryan Homes Berkeley. Clay & Caleigh at NVR Finance have also been great to work with! They have been patient walking this old dog through new tricks doing everything electronically long distance! My husband and I have just recently retired and trying to decide where we want to live. We are from Massachusetts and want to move south, but didn’t know to which state. We checked out GA, TN and SC, and we were not planning on buying yet. Then we came across Waverly Springs and loved that all the homes were ranches and it was a smaller community. We were not looking to move to a community because we did not want an HOA and didn’t know if this was the place for us. Then we ended up talking with a few people that live in Waverly Springs and they were so nice and very happy living there, plus they gave us a good feeling of how well the homes were built. We called and were blessed to get to meet Oksana Peshkov who showed us the home that would be built for us and we were hooked. Oksana was very helpful, friendly and patient with us and all our questions. She spent so much time with us and there was no pressure. The next day we called Oksana back and bought our new home. Oksana made the process easy and comfortable, we did not feel stressed about the process at all. We are grateful for all Oksana help and we are very excited about our home being built and moving in. We were skeptical at first about buying a house from Ryan Homes but now we are looking forward to it. Thank you.

The home prices in this new subdivision are amazing. You have so much more value and just minutes away from the Nashville area. Everyone knows what they are doing at Ryan Homes. My salesperson was Joey Beech and he provided excellent guidance through all the beginning phases of this process for me. From walking the neighborhood to discussing the pros and cons of each spot, he was a wealth of information. He answered all my questions and provided details I needed to make my final decision. Our homebuilding journey began in Downingtown, PA, where we fell in love with the Brandywine Walk 55+ Villas by Ryan Homes. The model and site were stunning—thoughtfully designed and beautifully presented. However, despite the Downingtown address, the location felt remote, with a longer-than-expected drive to the town’s amenities. That sparked a deeper search into other Ryan Homes communities across Lancaster and York counties, which ultimately led us to Regents Glen—and we couldn’t be happier.
Regents Glen offers the perfect blend of convenience and charm. Located in York, PA, the community is just minutes from top hospitals, medical centers, shopping centers, and major highways like I-83 and US-30. Daily errands, healthcare visits, and weekend outings are all within easy reach, making life here both connected and comfortable.
We moved into our new villa three weeks ago, and the entire process—from initial inquiry to closing—was seamless. Our team included Pat Muston, Amy Burhans, Adam Schott, and Cole Sinnott, and every single one of them was exceptional.
Pat Muston was our first point of contact, and his warmth, professionalism, and deep knowledge set the tone for everything that followed. Because we were relocating from Massachusetts, we couldn’t visit the site regularly. Despite the distance, the team kept us informed every step of the way. When in-person visits weren’t possible, they made sure we had the best possible virtual experience—sending updates, answering questions, and helping us feel connected to the process.
Beyond the incredible team, the community itself is a gem. This new section of Regents Glen is nestled within a golf course that’s surrounded by beautifully established neighborhoods. Re: warranty repairs - I closed on my home February 2025; since moving in, two warranty-covered issues arose. In each instance, Mr. Warren Ebinger, provided "above & beyond" assistance in the timely resolution of each issue. In particular, I commend his response to the garage electrical issue; he traveled to my location late on a Sunday night to ensure my safety and the safety of my home. Kudos to Mr. Ebinger.

I set out looking a new homes and subdivisions. I had a total of 5 builders to see in one day. My first stop was at Laurel Glen. I met Evelyn Santos. She was fabulous and knowledgeable about the subdivision, homes, lending, home insurance, and so much more. I was shown two Ryan model homes. A 3/2 and a 4/2. They were absolutely beautiful. I received information about both models and scenarios on costs. I thanked Evelyn and told her I had 4 more sites to see. I told her I'd contact her at the end of the day.
I proceeded to go to the next 3 and was not impressed at all. The 5th and final builder was the builder that built my current home. Lennar in the subdivision Independence in Winter Garden, Fl. It is a beautiful place to live. It's a beautiful home too. I hate leaving it but its way to big for me now that my daughter is off to college. I was not impressed with what Lennar is offering now and their pricing was unexpectedly higher than I thought.
So at the end of the day, I came back to Ryan Homes and especially Evelyn Santos. I was so impressed with the 4/2 Palm home. Subdivision is very nice too. I called Evelyn on my way home and told her I like the home and subdivision. Within a couple of days I put a deposit down on the Palm and listed my house here. I just sold it a week ago and let Evelyn know. So at this point I am waiting to hear that my NEW home is being built.
Last point. Evelyn is a remarkable young woman. She was very understanding with me and my situation. She has been a strong advocate for me during this difficult time I'm going through. Walk me through the steps, communication is impeccable, great patience with me, and just the perfect person for me.

The neighborhood is nice overall, and location is great easy access in the Baltimore area. The only reason why I cannot give it 5 stars is the horrible parking situation. The other rules are fine, but the lack of proper parking for homes with 3 cars or even guest parking is ridiculous. The HOA, only police vehicles that are illegally parked, I am assuming when someone files a complaint. Ryan homes need to get better of providing proper parking for the residence.

From the very beginning in February through our closing in July, Mike Hegemier (our builder’s agent), Paula Gregory (loan officer), and Robert Merk (loan processor) were all fantastic. Jenn kept in touch with us the entire time that we were looking at the homes and lot sites and she gave us great input on options for the homes that we were looking at.

My fiancé and I are purchasing our first home through Ryan Homes at Laurel Glen. We stopped by on a random day with no expectations and were lucky enough to meet Evelyn! From our first neighborhood visit to ultimately sitting down to make selections and signing off on our new home, she has been amazing! She’s cheerful, patient and an amazing communicator. Best of all, we did not get a “sales” vibe at all. We still can’t believe how no-pressure this process has been.
On top of an amazing experience with Evelyn, the floor plans for this community are beautiful AND affordable. The community is so clean and inviting. There’s a Publix not even 5 minutes away in one direction and a shopping plaza (with a TJ Maxx!) 15 minutes in the opposite direction. We fall more in love with this place every day and can’t wait to move in!

I have enjoyed the process of getting a home built by Ryan Homes. I had the experience over 44 years ago in Annapolis, Maryland and I still own the home. I liked the fact their are cost effective and efficient at building a home. The home was well built and has served me well. I was excited to see Ryan homes building in Titusville nearby to a property I own. The sales agents Randy Harmon and Tommy Medwin provided great sales support during the purchase and build. They helped me get good terms on a cash purchase. The project manager Randy Shackley did an excellent job and communicated progress well. He was detailed oriented. The build quality was very good for Florida which is needed due to hurricanes. I watched as they built concrete block walls, steel reinforced, filled in sections with concrete, and anchored on top. They used a lot of good skilled subcontractors who did their jobs well, I saw the sheet rock and tile floor in progress. After closing when I needed a sliding glass door fixed, they replaced it promptly. I have used the new home for a few months and it is energy efficient. The build was efficient and organized. I am very pleased and bought another home which I plan to rent out. Great team work Ryan homes. Thanks

As I wrote before my experience here has been nothing but great. From the first time I actually looked online at Ryan Home, to setting up an appointment to see Stephanie in December. She has been a great help toward me purchasing a new house in Ryan Homes @ Cameron Ridge. I had a glitch I had to wait out and she said she would call me as soon as the dust settled. During those couple of months she still called or texted me to check in and when the time came she called me earlier than expected. I was in Greece on vacation when I got the good news letting me know it was that time. Let’s not forget Jane from NVR she was great too explaining everything to me as I went to see her in person too. Any and everything I needed was told to me upfront and if I had questions they both were just a text or phone call away. What started as a random click on a Facebook ad, turned out to be one of our best decisions ever: A visit to Regents Glen Villas, and our introduction to Josephine.

From that moment, Caesar and I walked into the model home and Eric Russo introduced himself, we have only praise. Eric was so warm and welcoming. He was very patient with us and did not rush us through our tour. He allowed us to take photos. He sat and answered all our questions and did not pressure us. Buying From Ryan Homes was a great experience and one of major reasons why it was a great experience was due to Evelyn , When we first walked into the model home with our realtor we met evelyn and she was very nice , upfront , honest and knowledgeable. We ended up having some issues with our realtor where he didn’t want us to buy the home that we really loved and we thought the market price was fantastic for what we were getting especially with the neighborhood looking great compared to other ones we looked at , so we ended up dropping our realtor and almost lost faith with buying our first home until Evelyn stepped in and gave us that confidence to continue our journey to getting our first home , she promised to help us and support us through the process without us having our realtor and she really held up to that promise , when we were denied by NVR , Evelyn still gave us confidence to keep going and gave us a secondary to option to try with a lender that partners with Ryan Home/NVR so we could still get the closing incentive, and it ended up all working out just as Evelyn said.Evelyn Also kept us up to date on every that that was going on and she was very communicative ! ,WE ENDED UP CLOSING ON OUR HOME 2025! We originally planned to buy a Willow at Hammock Reserve, however, we booked an appointment with Evelyn, our sales rep, to see Laurel Glen as a second option. We would like to state how awesome the services of Ryan Homes have been in delivering a very well-constructed home in a beautiful community setting. While all of the common areas are not yet in place the construction process happening throughout Brooks Landing is almost seamless. It has not impeded the enjoyment of our home.
The few issues we had at move-in - such as a missing blind, a loose kickplate on the dishwasher and other minor issues were all handled quickly. The home itself was everything we wanted and more. While we downsized from our home, we feel our new home has more room than we had before. It is brand-new everything and energy efficient and low maintenance.
Most importantly, our experience of buying a Ryan Home was made exceptional beginning with our Sales Consultant, Tom Medwin. The whole buying process for us was great from picking out the finishes and options with Tom, to signing the contract. Tom explained all of the great things Ryan Homes provides and all of the options. Tom spoke of Ryan's reputation in the industry and how due to the quality of the home that our Homeowner's insurance would be discounted based on the construction of the home. We paid thousands of dollars less than our previous home.
As far as the construction process, we were 3 hours away and we were very concerned that we would miss the process of seeing our new home built. I would now like to recognize Brian Bride, our Project Manager, he is AMAZING! He kept us informed by sending us videos EVERY FRIDAY during the whole process. We watched everything, the lot being leveled, foundation completed, blocks going up, framing, drywall, stucco, tile, electrical, and everything related to the construction. He walked us through every room, every week with an explanation of the progress from the week before.
Not only did we look forward to the videos each week, but we were also able to share them with all our family and friends all over the country. Needless to say, the experience of buying a Ryan Home was even more exciting as it was like we were there. So a HUGE THANK YOU to Ryan Homes and their extraordinary representatives - Tom Medwin our Sales Consultant and Brian Bride our Project Manager.

I had an impeccable experience with Jameson Ewing and Maxwell Miller. They both went above and beyond throughout my buying and building process.
Maxwell was my Sales Representative. He was incredibly straight forward and honest throughout the entire buying process. I truly felt like he wanted me to be in the right home for my needs and budget. I was truly confident taking his advice and recommendations in building and customizing the home. Having seen the final product, all of his advice was perfect.
Jameson was my build project manager. He did an amazing job describing every technical detail of the build process, utilities, and warranties. He kept me updated with pictures and videos along the entire building process. He showed me a build calendar so I knew the schedule for everything and managed to complete the home within 3 days of the projected date despite storms and winter weather! (For reference, most builders need a month grace period between the projected date and actual closing date.) He gave me great advice on how to maintain my home once the build was finished as well. After I moved in, Jameson assisted me in setting up and using my warranties.
Ryan Homes delivered as promised. My home looks and works great. Thanks to their closing cost assistance, I ended up with a higher quality, higher value home than I could have afforded otherwise, not to mention it's brand new! The community looks beautiful. There are two dog parks, (one for small dogs, one for bigger dogs), a pool, a small gym, and a children's play area. I highly recommend Ryan Home, and more specifically, I highly recommend working with Maxwell and Jameson!
EDIT: I was running with my dog in the neighborhood and all of a sudden my dog started limping. She injured her paws during the run. We had just run over 2 miles and I was exhausted. I struggled to carry my dog back home, but passed by the Ryan Homes model house. I knocked on the door and Jerry, one of the sales associates there, let me put my dog in his truck and drove me home. When I offered to get him a bottle of whiskey as a way of saying thank you, he humbly declined. My dog and I am incredibly grateful to Jerry for helping my injured dog.

I had a very good experience working with Mike Hegemier. Mike was very helpful and guided us well throughout the process. The best thing about Mike is, he’s very transparent in explaining all the details and showed us all the possible options in selection of lot. He always responded quickly to any questions I had, making the entire experience smooth and stress free. I really appreciate his patience and dedication, I highly recommend him.
Coming to Ryan Homes willow hills, we felt it’s a good community to be part of, mainly after seeing phase I and Phase II houses. We were late in the game to buy one in phase II but finally we were able to buy in phase lll…..

We just signed to build, things made sense to me were the location. Lots of restaurants and shopping close by. Access to I-75 is close. 15 min to Down Town Bradenton, 20 to Sarasota and the furthest was Siesta Key 30 min. The house had emenities for empty nester. 2 walk in closets in the master. Extra bedrooms for guest visits. Yard is small like most new builds I will be able to cut it quickly. I would have liked to put in a shop but no room. But a great place. Didn't use much of the amenities at the old house public pool, basketball courts, tennis courts,
but paid for them.

Hi, so far my experience with Jeff Rowan was great, he help us to get the house we wanted in correct price and options we wanted. We like this community as it only has an HOA of $56 usd and that's it. This is not possible in other communities in Lakewood Ranch. We are talking about +$300 usd for HOA and CDD monthly.

My husband and I have had a wonderful experience working with Ashley Lagman from Ryan Homes to purchase our first New Build Home ever. As first time builders we needed a lot of guidance to put together our dream home. Ashley has worked diligently to give us every piece of information we needed. She has met with us multiple times to show us every tiny detail of this huge project. She was incredibly patient as we went back and forth about options we may or may not want. In the end, she was able to help us get the lot we wanted, the house model we wanted, all the upgrades we wanted including helping us decide which ones were not in our best interest. I assume she could have gotten more commission selling us a bigger, more expensive home with more upgrades, but she helped direct us to what was best for my husband and I and not what was in her best interest. I consider this the highest quality you could want in a salesperson, to put the customer first. The fact that Ashley has a sweet personality and a great sense of humor made the process an enjoyable one too! We very much appreciate Ashley and all of the Ryan Homes employees we have come in contact with. They are a great group of people and we're looking forward to making Summer Brooke our new home in 2025!

First off, if you believe all the negativity on social media about Burr Oak and that discourages you from building a home here, you will never have your dream home.
Ashley, Taylor, and Jordan all went above and beyond for me in every step of the way. The communication at each stage in the process was phenomenal. I am one to ask a ton of questions and I was never felt as though I was a burden for asking. I can honestly say I had zero issues in the entire build process-and that is saying a lot! I have built a custom home in the past, and I cannot say the same thing. Jordan has even come to my house and done things for me outside of his "normal" job, just to help me out. Ryan Homes have really hired some great people to help develop this subdivision!
We are now in my dream home and we are loving it! I have zero regrets and I am so happy I chose to listen to my own experience instead of social media!

Maxwell- from our first interaction gave us so much confidence which in turn gave us the encouragement to move forward with the process. Maxwell was friendly, down to earth, very knowledgeable and highly responsive throughout the process from day one up until the day we closed on our home! His calm yet charismatic personality really eased a lot of my nerves - and he did so with soo much patience!!! I am so glad we had the opportunity to work with him , it really made all the difference!
Tyler- I love that he was very informative and gave us the insight to work on a few things to allow us to make home buying an option for us.
Jameson- Very friendly and knowledgeable. Communicated regularly with us throughout the process and gave us all the ins and outs of our home. Any issues/concerns brought up by myself or realtor were promptly resolved. We love our home!
UNFORTUNATELY the underwriting process with NVR settlement was not pleasant and initially took away from what was such a positive experience as a first time home buyer. By the grace of God things worked out in the end - but there are a lot of areas for improvement especially with regard to communication, transparency, and overall client experience.
The community gives a very tucked away resort feel that offers a lot of amenities! I really enjoy the walking trails and I am excited that they will be building a playground for small children!!!
Overall it was a rollercoaster of an experience- but thanks to our realtor Demetrius our sales associate Max we are happy to say it was all well worth the ride !!! ❤️

We have been so so so pleased with our team here at Avalon woods. The buying process was extremely clear and thorough. After reading many reviews on builders that were not favorable, my wife and I were concerned about picking a builder to work with.
Ryan Homes was one of five home builders in a development in Port Saint Lucie, Florida, that my wife and I were interested in purchasing. We were relocating from NY. We looked at all the models of the other builders and then decided to go to Ryan's model. I met with the representative, Michael Freshwater, who was with a client at the time but gave me his card and took my information. While we waited, we decided to look at a villa. After leaving the villa, Michael had already left for the day. I took a chance and called him and left a message. He returned my call on his own time and spent an hour with me on the phone, which to me was a sign of a true professional who takes pride in their profession. Michael told me about a great deal that they had on a single family, spec home that was available at a phenomenal price. The home had every upgrade that we wanted already installed, and we purchased it.
I'm a retired city worker from NY and on a pension and was concerned about getting a small mortgage. Ryan Homes had some incentives for using their lender. Jorge Medina was very patient and knowledgeable and sat with me and my wife. Jorge showed me what credit cards I should pay off and helped me get approved for a small mortgage.
The project manager, Bamboo, then took over. I explained that this was the first time my wife and I bought new construction. From beginning to end, Bamboo communicated with me by phone, email, and text from Florida to New York, answering my many questions. Many of the codes in Florida are different than in NY, and Bamboo explained the reasons for the differences and gave me detailed information on how to maintain the house in Florida's climate.
I can honestly say that I was pleasantly surprised with Ryan Homes and their team of professionals.

Our experience so far has been a positive one. Our sales rep, Susan Miller, has been a great partner through the buying process. She is a very welcoming person, honest and knows the community very well. She has been very helpful during the selection and design process and went out of her way to make sure we understood our options. Regarding The Preserve at Weatherby housing development, we believe it is the best available 55+ community in South Jersey. Had a really good experience here with my wife. We was worry bout our credit and when some of the other builders in the area basically didn't want to talk to us once they found out I am an independent contractor truck driver and with Credit Karma saying my credit score was low, Andre sat us down and taught me about credit Karmas inaccuracy and gave me some great information on how I can bring my score up and gave us an estimate on our future first home vs renting and what we would need to bring to the table for house deposit. We appreciated the time spent even though we weren't in a place to buy right now, he put us on the right track which is what we needed. When we get our lives together we will be calling him!

My wife Micah and I discovered Ryan Homes at Cedar Hill Townhomes during a search on Zillow and scheduled a meeting with Bobby Griebe. We went in with so many questions regarding the difference in buying a new construction in contrast with buying a resale and Bobby, Danny and Max all answered every question in a straightforward, professional and cordial. We felt right at home during our tour of the Ballad 1-Car Garage model to get a rough feel of the energy of the home--although we were interested in the Mendelssohn 2-Car Garage home type. I recently purchased a Ryan Home and closed on March 28th. I am very satisfied with my home purchase. From start to finish, Ryan Homes has been a top-notch builder. It's a quality built home with care and class. My home buying experience started when I met with Andrea W - who is one of Ryan Homes' onsite Sales and Marketing manager. I truly enjoyed her bubbly personality - and honesty. Once the home was underway to start building, I met with my project manager Bamboo H. Bamboo kept me informed of every step of my home being built - from take-off, plumbing, electrical, exterior/interior, etc. Bamboo answered all my text messages and phone calls, promptly, which I really appreciated. I have worked with other home builders for homes purchased in the past , and they have never provided the level of service I received from Ryan Homes. Ashley and Taylor were very helpful with the application and loan process which can sometimes be hectic and stressful but we did not feel this way at all! This is our second build with Ryan Homes and we are again very happy with the process. Our project manager Trent was very attentive and let us see the house whatever we wanted to. He always answered all our questions quickly and took lots of progress photos for us to view on the app! The build process took less time than projected originally and we were able to move in sooner! We came from out of state and during the construction, we received great support from Timothy (seller) and Jose (construction manager).
Special thanks to Kris Duncan and his warranty team for the excellent level of service provided. I had around three incidents and they were all attended to in the same week.

We were looking for new construction homes in north brevard county and went to pretty much all upcoming home communities but the experience, pricing and quality home/service we received at Ryan homes is incomparable. Joe Harmon aka Randy walked us through whole process step by step, so much so he gave personalized touch by coming all the way 30 miles out of town to show us model home for one we chose to buy. I was very happy with my experience. Ashley, Chris and Adam were great to work with, super nice and responsive.
This is one of the better ran subdivisions of Ryan homes in my opinion, and my inspector said the same. I think that makes the difference when it comes to things being done correctly.
Main tips to note for anyone looking to build here:
-Get your own home inspector
-visit regularly
-the water pressure is about 30psi mainly due to distance/elevation to the tower, I found it fine for my needs but ask about this if you’re concerned
-replace the shower rods yourself and outside “splash blocks” with something more heavy duty
-they don’t insulate all of your garage, this was something I failed to realize till last minute and did myself
-get extra lights, outlets, Ethernet (don’t skimp on this because you can’t add more later from Ryan)
-mount your TV on the stairs wall, it’ll make your space feel so much more open
No builder is perfect, I was hesitant at first with Ryan being a large builder, but honestly for the price and ease of everything it was relatively very painless and issue free.

Just to start off with giving a little context... I was a first time home buyer, moving from New York feeling a bit nervous to say the least. I always knew I wanted to live in Lakewood Ranch and stumbled upon Avalon Woods, the community that opened up recently. I went to check out the model home (flamingo) a townhouse that was right in my price range. That's where I met DIEGO MARTINEZ, the sales agent. From the start he was professional, polite, answered all my questions and did not pressure me at all! I really loved the model and within a couple of days, communicating with Diego, I chose one of the townhomes. Again, I cant stress it enough just how helpful, resourceful and personable Diego was. He kept me calm throughout the process and even after I closed he had no issues answering my questions! In the end we were able to close on time.
I also wanted to say that ALIX WELCH, the lender for NVR was amazing, answered all my questions and kept me calm! Truly a great service from her and her team as well!
Last but not least, Chase, the Property Manager for the townhomes was simply wonderful. From beginning of building the home to literally closing and post closing he was truly a delight. Funny, resourceful and was always punctual in getting me the information I needed. I still text him post closing about minor questions and he answers them promptly.
If you are looking to buy a property with Ryan Homes, I wholeheartedly recommend this team! There were absolutely no issues throughout the process.

We had a great experience at Ryan homes at Laurel Glen. We had just stopped in to Take a look at a few of the options available. Just really wanting to see what’s out there. We were originally looking to move around June or July of next year and didn’t really want to purchase anything now because we felt the interest rates were a bit high. However, after talking to Andre, he showed us different options and ways that he could help offset that. What I like most about Andre was that he really wasn’t pushy or just trying to get the sale. My wife and I drove around Lakewood Ranch while visiting Florida from New Jersey and we absolutely love the Avalon Woods Ryan Homes community. My father and I luckily stumbled upon LWR while searching for great schools near Sarasota a couple years ago and after two years of coming back-and-forth, my wife and her mom drove past Avalon Woods. Fast forward a month later, I flew down from New Jersey and stopped by with my mother and spoke with Kristina (she’s best). She showed us floor-plans and gave us a quote and estimate right away with our favorite designs. The homes and models are beautiful. They had a great promotion & she helped us take advantage of that! This community has NO CDDs and low HOA fees and the home is priced right!
We are now waiting for our home to be built and are so excited to move to the community to be a part of it, and help it grow!! We are in touch with our team on a constant basis whenever we have a silly thought, we text her and she answers right away. I feel so comfortable in this seemingly simple process from the start and look forward to the whole building process and the move down!! Onto the palm trees and sunny skies! The whole buying process was great - Anne was a wonderful sales rep and took the time to walk us through the buying process. The floor plans are very efficient and modern and make great use of the relatively-small build area. It took Ryan a little less than 5 months to build our house. I was worried about quality or workmanship issues given the fast rate of the build, but aside from 2 or 3 small issues which were later remedied. Time will tell how well it holds up.
Community is great - lots of young families with kids and everyone waves and smiles and have been very nice to interact with. Feels like it will be a great place to raise kids when the community matures. Lot sizes go from too small to just OK.
I will dock a star because Ryan slimmed down a lot of the build design options into tiered packages, which I presume is to cut costs. I think offering customers some more custom options on flooring, carpet, and auxiliary features would greatly improve satisfaction and sale rate.

Our house was finished on time, seeing the house being built was quite an experience, closing was a breeze, all paperwork ready and very clear in paper and digital, well organized, this review is only for Ryan Homes, the community and neighbors are so amazing and nice that deserve a separate five stars review.
Pros:
High quality construction materials, dedicated team, lots of communication, good project managing, the project manager didn't hesitate to put a power outlet that I requested very late in the project, at no extra charge, very responsive with warranty complaints, with that said...
Cons:
-They forgot to install the cabinets pushers throughout the house.
-They forgot to install a damper in the AC/Heater and the top floor of the house did not have AC/Heater and we had to delay the moving for a week.
- One of the lights of the porch was damaged, fortunately, we replaced one with a chandelier in the dining area and ended up with the spare to replace.
- The grass was seeded, and a flock of birds ruined it before we moved, but it’s our problem.
-They declined to provide any of the house drawings, no electrical, no plumbing or sewage, when I asked, I was told that when we hire a contractor, they would know what to do.
-The concrete floor of the porch and sidewalks comes unsealed, not even for the first time, and you must seal it or wait for cracks in the winter.
-Our driveway was not ready when we moved in, I was told is common, a month later a contractor came and paved it and yellow taped it, so no driveway or garage for a week.
-If you move now, be ready to have at least another year of heavy construction trucks and machinery everyday passing in front of your house since they are working on another phase which is on the top of the hill and the only access is through the single road neighborhood, the road is always dirty with construction debris.
Like I said, they were very responsive, and all claims were solved promptly and professionally, so overall we are incredibly happy with the house.

Seneca Trails feels like a beautiful, quiet country retreat, yet with a very convenient on/off to the 79 freeway and just 12 minutes to Cranberry shopping. The staff is easy to work with. This new-build location combines affordability with comfortable, spacious floor plans. Great neighborhood!

Beautiful awesome homes at a very good price. We love the home. It has not been built yet but from seeing other homes and the model homes we were very satisfied. I am a very detailed when it came to the final details and I will look for does when my home is done, attention to details. Something that I don’t like is the garage that is my frustration because my truck will not fit. My truck is 19.4 inches and the garage blue print says it is 19.7 but with the garage door it goes down to 19.3 my truck has been in a garage for over three years since I bought it and is very hard to think that it’s gonna have to be outside that is just me personally, but I do spend a lot of time in the garage to cleaning and waxing vehicles. I’m 100% sure that is a easy fix and they can make this garage at least one foot longer. The other part that I didn’t quite understand why it’s not included is the sprinkler system. But overall it was the best builder I was able to find at a very fair price and the best customer service ever from the sellers. Mrs. Logan. Thank you for your kindness and professionalism.

Our Sales Rep was Nathan Silva. When I tell you he was beyond fabulous and knowledgeable, that would be an understatement. Diego was my sales representative for purchasing a home. As a young adult in their twenties I could not have asked for a better person to work with. Review for future residents or anyone thinking of building in the Avalon Woods neighborhood in Lakewood Ranch.
We have just placed our down payment and waiting for them to start building our future home. So far, the experience has been wonderful. We have been working closely with Diego Martinez. From the first meeting about expectations, availability, and needs, he has been very clear and responsive. Scheduling our first in person meeting, he was very patient with my wife and I on helping pick out the correct interior and exterior wants/needs. Diego was very forward on items that would and wouldn’t be worth it, and from his experience he was able to help us visualize these requests.
We are very excited to have our first home built in Avalon Woods, and ready to move in our family. Especially since we will be expecting a new child when we move in!

I know I am in the beginning stages of purchasing/construction, but so far it has gone smoothly. Ryan Homes, Port St Lucie has been on point. Kuddos to Janis Swanson and Matt Smith for excellent communication and explaining everything like I am a three year. Also, thumbs up to Robert Uzzo from NVR mortgage, always answering my text with the quickness and great in explaining all the complicated stuff.
Moved in on 8/24,minor issues, issues have been taken care by project manager Matt Smith and Jon Shannon from the warranty department. All in a timely matter.

At first we were a bit skeptical about the drive to and from our jobs but it’s actually super convenient to North Raleigh. I will move into my home in April 2023 and my experience from the beginning to now, has been wonderful and exceeded my expectations. Janie Summey, the Sales Rep and Whit Vinsette, the Project Manager in Berkeley, have been professional, personable, caring, and understanding with all of my concerns and inquires, and the driving forces with my decision to buy a Ryan home.
In fact, Janie has gone above-and-beyond her area of expertise and responsibility to help me resolve and/or rectify my issues with this entire process. Whenever I had questions that dealt with other department(s), her response has always been the same, which was let me make a call to the appropriate office, so we can correct this issue. Never once did she say I don’t handle that particular situation, and her willingness to listen to, and help me, have left me in awe and a repeat customer, if applicable, of hers.
Furthermore, Whit Vinsette has proven to be a man of his word, allocated time for me to have a Q&A session with him. (I had just sold a home last year that I lived in for less than a year and had issues in the first three months.) Notwithstanding, and because I was apprehensive about the buying process again, he answered all of my questions concerning Ryan homes building process, the types of materials they used, and the warranty coverage. Nonetheless, and from what I've seen thus far, he and his team have built a house that I love and can’t wait to make it my home in April 2023.
Overall and hands down--Janie and Whit have been outstanding in this process and I absolutely love the way my new home looks.

Every step of the home building process, from first consult to final walk through was executed with care and exceeded our expectations. We were very pleased that the project timeline stayed on schedule and closed on the forecasted date. This took away a lot of stress that often comes with selling a home and moving into a new one. The project team was very responsive to our requests and took special responsibility of ensuring everything was built the right way, the first time. After looking at a handful of different new construction neighborhoods, we really loved the floor plans, lots, and prices of Ryan Homes and liked this location so we scheduled an appointment.
We worked with Kristian while we visited, and felt very comfortable and relaxed walking through the model homes. Kristian is incredibly knowledgeable about everything, and working with him was a low pressure, very comfortable experience and we really enjoyed our time there so much that we will be moving in! Neil and Zach have been excellent. They have taken care of the building process like it’s their own house being built I just had an inspection done by a private inspector who said he has inspected much pricier houses that have not been built this well. He pointed out several areas where they went above and beyond with the build, I am very happy with this whole experience. Everyone has been responsive and friendly I would highly recommend.

My wife and I took on the task of selling the beautiful home we built 26 years ago in an effort to downsize. Our agent sent us on an extensive search of homes in the area which we found time consuming and frustrating. One of our searches brought us into the Swedesboro area which resulted in the exhausting review of homes that did not fit our needs. On our way back home, we drove pass the Weatherby 55+ development and decided to take a look.
We drove up to the Palladio model and went in to take a look. There was no sales associate onsite at that time but we decided to look anyway. This was it, exactly what we were looking for and so much more. With all of the amenities on the property and stunning home, we wanted to know more.
As we left the property, we were met by Conner who greeted us, identified himself and answered every question we had at that time. The interaction with Conner added to the positive experience and left us wanting to hear even more. Conner invited us to come back when Susan Miller was onsite.
During our next visit, Susan Miller put the icing on the cake. Susan was extremely knowledgeable about the options and features of the Palladio, questions regarding the HOA and genuine concern for us and the journey we were about to embark on. Susan fielded every call, text and drive by visit to our complete satisfaction. Ryan Homes have come up with a winning combination of property and personnel to fuel one of the best 55+ communities in New Jersey.

The BEST! Dealt with Jen two times so far and both times was a pleasant experience. First time we were just looking with no intention of buying and she still went out of her way to show us around. First and foremost, we were very pleased with the location once we realized it was just off Richie Highway, where there is tons of things to do and very convenient. The community is tucked in its own area, which we loved. The homes looked beautiful and the model homes were great. We met with Houston who was a ton of help! Most new construction communities will have you walk the models by themselves, which is totally fine, but we appreciated that Houston was there to answer any and all questions we had as we walked through the model homes. He waited at least four hours until our realtor was able to come by and see for herself and ask any questions we weren’t sure to ask. So five stars for Houston and five stars for Cedar Hills!!

This was our second Ryan built home. The first experience was in 2003. This time it was night and day compared to the first home. Ryan homes has gone above and beyond with our new home. My wife and I couldn't be happier. From the salesman Josh to the project manager Chris our build went very well and would definitely recommend Ryan if you are considering building a new home. Ryan Homes quality has really impressed us as we went through the whole process. We really did not consider Ryan until we went through the model and saw all the different floor plan options. Phillip is the consummate professional: As you go through this process you have many questions: He has always been quick to respond with the accurate information that we need. If he doesn't know an answer to a question he will find out for us. He also goes above and beyond his job responsibilities. We flew into Indiana and had one day to put our house under contract before we had to leave and he was working until 11:30 at night to get the answer to the questions we needed. We like that he gives us all the facts and his expert knowledgeable advise but he lets us make the final decision. We never feel pressured to decide one way or another. He is great to work with because he is always positive and enthusiastic.

**I wrote my original review a few months ago, when we had just started building. We move into our new home tomorrow. Ryan Homes has continued to exceed our expectations. Our hone is stunning, they walked us through every single thing, and we are so happy. Jason, the project manager has also been phenomenal during the entire build. I heard from friends who used other builders that we wouldn’t be in contact with the sales rep after we began construction. For us, that was not the case at all: Philip has continued to be in contact and work closely with Jason. We are so happy we chose to build with Ryan Homes! **
We have had a great experience! My husband and I were planning on moving next fall, and I had seen that Briar Creek would be opening a second phase, so I originally called for information on Phase 2. Philip assisted us and has been phenomenal. He has responded to all my questions in a very friendly, professional way. We ended up looking at the home, falling in love with the lots, and are building in phase 1. As it was not the timeline we expected I’ve had a lot of questions and he has never made me feel like any question is too small. He promised me from the get go he would do everything he could to help us build our dream home and he has absolutely done that. We are looking forward to continuing to work with him, then the project manager during our build, as well as our loan officer Seth, who also has been extremely helpful. Both of them have met with us at times that were convenient for us as full time employees with two little boys. We have had a wonderful experience thus far and cannot wait to be in our new home!

Myself and my daughter recently purchased a home in Cedar Hill. We worked with Nathan Silva of Ryan Homes, Ryan McNicholas as our project manager and Malcolm Khalil with NVR for our financing. The three together were our dream team. They were consummate professionals, responded quickly to emails, they were able to answer all of our questions, they went above and beyond the call of duty and they took the stress out of our home buying process. I loved it so much I decided to build here! The Ryan Homes team were very nice and great to work with. Their lending team was equally great! Our community is still growing and I'm so excited for the amenities that will be opening up next Summer...clubhouse, pool, fitness center, & waking trails! I'm in close proximity to everything....695, 97, 295, & downtown Baltimore. There's a plethora of shopping & food choices. Come check us out!

My wife and I just signed a contract to build our retirement home at the Preserve at Weatherby. We are less than a month into this process, but to date it has been exceptional. We met with Mary Wojcik who from the onset was extremely pleasant, professional and accommodating. She took us on a tour of the model we were interested in and took the time to explain any question we had in detail. Since we signed the contract she has continued to be very responsive to all our questions. She also connected us with a mortgage company that has been responsive and professional in our dealings. There has been no pressure placed on us at any point in this process. We are excited to see our home construction start soon. I have seen nothing to indicate that we should not expect the same quality service we have seen too date throughout the rest of this project. I'll be looking forward to giving a sterling review after we move into our new home.

Working with Nate has been nothing short of amazing. My Husband and I are first time home buyers and he has been so helpful throughout this entire process thus far. My fiancee and I just started the process and it has been great so far! Cory was wonderful about walking us through the process from day 1. We were able to choose from a variety of options for our new house and Cory ensured we had all of our questions (no matter how small) answered before making any final decisions. The builder was on the phone with me since I am out of town and again went over all the details about the house before they start on it. I find that very comforting. He keeps in touch with me which is much better then the builder did that built my other home. Ed was also very helpful.

My husband and I drove from New York City met with John Farro, who is an amazing Sales Representative we looked a the model home one time and we signed the settlement agreement documents the same day.
