I moved to this community because my best friend bought a home here and I’m renting a room from here. I wasn’t here to see the construction process nor did a deal with sales people, so I can’t comment on that aspect, but we did have to submit several warranty requests after she moved in. Because my friend is frequently out of town and I work from home, I dealt with Alissa (or Alyssa?) and it’s been such a smooth process. She didn’t treat me differently because I wasn’t the primary homeowner and just a renter, and she truly went above and beyond for us. She even shared some home maintenance tips we never thought about. We’ve been really impressed with the super customer service provided. We would expect that from a custom build home, not a small townhome in Antioch.
I wish the parking spots were numbered. Though, it seems like our immediate neighbors have an understanding so we don’t park in each other’s spots.
I hear the HOA approves fences in our patios so that’s good.
We used to have a trash problem but the HOA fixed it too by adding an additional dumpster. Though, I don’t know how it’s gonna be once those new buildings are finished.

Maxwell- from our first interaction gave us so much confidence which in turn gave us the encouragement to move forward with the process. Maxwell was friendly, down to earth, very knowledgeable and highly responsive throughout the process from day one up until the day we closed on our home! His calm yet charismatic personality really eased a lot of my nerves - and he did so with soo much patience!!! I am so glad we had the opportunity to work with him , it really made all the difference!
Tyler- I love that he was very informative and gave us the insight to work on a few things to allow us to make home buying an option for us.
Jameson- Very friendly and knowledgeable. Communicated regularly with us throughout the process and gave us all the ins and outs of our home. Any issues/concerns brought up by myself or realtor were promptly resolved. We love our home!
UNFORTUNATELY the underwriting process with NVR settlement was not pleasant and initially took away from what was such a positive experience as a first time home buyer. By the grace of God things worked out in the end - but there are a lot of areas for improvement especially with regard to communication, transparency, and overall client experience.
The community gives a very tucked away resort feel that offers a lot of amenities! I really enjoy the walking trails and I am excited that they will be building a playground for small children!!!
Overall it was a rollercoaster of an experience- but thanks to our realtor Demetrius our sales associate Max we are happy to say it was all well worth the ride !!! ❤️

The community is wonderful and the floorplan of the Bramante II is very innovative. Kathleen Rose is exceptional with her sales assistance. We have had a several minor corrections required after we moved in and their Warranty Manager, Chris, has been extremely helpful. He truly wants to make sure we are satisfied with our new home experience. As a Realtor, I have met with many home builders and would have to rate Ryan's staff as one of the best!

We just bought and built our home this summer at Nathanial’s Grove and we were impressed by how smooth it went. Kathleen met us without hesitation on a Sunday when we had to fly across the country to visit last minute. She was a great communicator and provided excellent insight into our options. My wife and I just moved into our Ryan Home! We did a Columbia build. We had a rocky start with our original project manager quitting shortly after breaking ground but this was truly a blessing in disguise because Tony became our project manager and our home truly would not be as great as it is without him. He addressed every concern promptly and well! He went above and beyond with everything. If you're considering a new build, heritage hills in Brownsburg would be the place to build especially with Tony running the show with the builds right now! There's only a couple spots left!
Overall quality of everything for the home was good! Note, it won't be absolutely perfect because sadly that is not always a reality with so many different workers and so many things to do, so I would set your expectations accordingly which can be tough. Tony pays great attention to detail and imperfections might bother him more than you, which is a great because he will make sure it's right!
Overall, we are happy with our experience! We can't speak about the warranty team yet, so only time will tell with that!
Pounce on one of the last 2 spots while they're still available and Tony is still on the job!

The entire planning, purchasing, and closing process was done very well. Stephanie was our sales agent and she was very helpful and very professional while assisting us with our decision to buy. Our project manager, Max, was outstanding. Max worked with us regularly during our build keeping us up to date with the progress of our home including weekly pictures. Max was definitely an asset to us for our first time building a new home. If you are building here, definitely ask for Max as your project manager he will take care of you and your house like it is his own home.

I love when new neighborhoods cater to more than just the home. There is a pool, dog park, sidewalks and a community center. I just wish the homes had larger driveways to accommodate more vehicles instead of apartments style parking.

My wife and I took on the task of looking for a new house. We saw many both used and new. We decided to go with buying a new one and visited several projects around Columbus. Due to the high costs of being so close to the capital, we chose to look outside. In our internet search we found two places, Bridgewater and London Landing at Brooksedge. First we went to Bridgewater without an appointment. There Kyle Wright welcomed us with open arms even though he was with some other customers. He told us "Come in, come in. I'm with a customer but I'll be with you in a few minutes. If you like, you can feel free to look around the model house. Take a cookie and any refreshments you like from the fridge”. Then we sat down with him and talked more about the community and the different options. He explained everything perfectly and we were very happy with his excellent customer service. Then we left there, and headed to London to see the other place. There we were greeted by a gentleman who did not even identify himself and did not even let us see the model house. He told us that it had to be by appointment. That he had spaces for the next day. The developer was Arbor Homes. It was so bad for a first impression that we decided not to see anything else and stay with Kyle. Right now we are just waiting for the house to be built to fully enjoy it. My wife Micah and I discovered Ryan Homes at Cedar Hill Townhomes during a search on Zillow and scheduled a meeting with Bobby Griebe. We went in with so many questions regarding the difference in buying a new construction in contrast with buying a resale and Bobby, Danny and Max all answered every question in a straightforward, professional and cordial. We felt right at home during our tour of the Ballad 1-Car Garage model to get a rough feel of the energy of the home--although we were interested in the Mendelssohn 2-Car Garage home type. Between the layout and space being what we were looking for as well as the thorough explanations we received in terms of building and costs, we were putting down our good faith deposit on our very first home! We had a great experience from the first point of contact with our Sales Rep, Sally, to our PM, Kevin. The building experience, we believe, couldn’t have been better. We received weekly updates from Kevin and we were welcome to come look at the progress of our home any time we wanted. We also hired our own personal inspector towards the end of the build and it really only showed one minor issue which was already on Kevin’s radar and was quickly fixed. Our Ryan Homes build within the High Pointe Estates community was an amazing experience. Our Ryan Homes story began with our sales lead Mr. Pat. From the very first “we’re just looking around” appointment to settlement, Pat was there for us. He answered hundreds of questions promptly, day, night, on weekend, and even when I called when he was on travel. Pat made the design planning phase both exciting and educational experience. We’re so thankful for Pats in-depth experience in new construction and kind hearted guidance throughout the construction process.
As advertised, all new construction projects do come with unforeseen complications. Our Project Manager Mr. Adam was “on it”. We did have challenges. Our basement flooded after a major storm during the framing stage. Adam informed me of the incident immediately, detailing his plan of action for addressing the incident and was transparent in his updates throughout remediation. Everything was addressed!
Adam made time for me each and every time I wanted to walk the property or had concerns. Despite juggling multiple builds simultaneously, Adam ensured all issues were addressed and I was informed when they were resolved and how they were addressed.
I want to express my most sincere gratitude to the Ryan Homes and NVR team.
You’ve helped turn our vision into a reality over the past 6 months. New construction homes can be complex and overwhelming at times. We wouldn’t have had such a pleasurable experience without your guidance and counsel throughout the entire process. Not only are they knowledgeable, and hardworking but also very patient and kind hearted.
As sincere as I can type it… Thank you all for your time, attention and care that was poured into our home.
My advise to any new prospects is you absolutely must get your own third party inspections completed and allocate several business days if not a week to ensure the highest quality build as possible. These houses (many at the same time) are built at the speed of light and quality is often sacrificed for speed. You can counter that risk with a thorough home inspection before drywall and pre-settlement. This isn’t cheap. However, in our experience, save us thousands down the road, if not caught. Visit often!

Also would like to commend Matt Ferguson for his excellent presentation and knowledge he provided to us at the pre-construction meeting, his weekly progress reports, and photos uploaded to PhotoCircle. PhotoCircle is a great tool and greatly appreciated especially by buyers like us who live out of state.
Finally, would also like to commend Chris Colatrella for his assistance and customer service through the on-line loan process. The on line process was easy with no problems.

Our build manager, Adam, was timely at updating us on the progress of the build, communicating setbacks/delays, and addressing issues as they arose. We're very happy with the overall quality of the home we got. We had an inspection done in addition to Ryan's independent inspection, and the report was very good. It noted a few cosmetic issues, but the "guts" of the house are sound, and the inspector commented that the overall quality of the home is one of the best he's seen in the area. We had some issues arise at the new home orientation (NHO), and Adam had them addressed quickly. For example, our back yard was in rough shape. All the wind and rain washed away the seed, hay, and treatment, and exposed some big rocks. Adam arranged for the landscaper to take a second pass at the yard when they seeded a neighboring house - the very next day. We also found out at the NHO that Adam moved our crawl space because it was difficult to access. Lots of companies wouldn't bother...after all, it worked. But these guys made a last minute adjustment because it was the right thing to do and they would want it in their home.
New builds are such an enormous job, they all have unforeseen issues. It's not realistic to ask for a build with no issues, but Adam and the Ryan team at High Pointe Estates did a nice job addressing things quickly, openly, and professionally.
One thing I would encourage everyone to do -- sales team, go over ALL the options with customers; & potential buyers, go spend TONS of time looking at all the houses in the neighborhood to notice all the little differences and possibilities. For us, it was missing the windows in the basement...it would have been a different space in the basement with a few windows out the back of the house!

I have built many new homes over the years but the overall customer experience at 751 South was the best I've ever encountered. I worked with Zach for over a month to purchase my townhome. I had an atypical situation that made the purchase process a bit of a challenge, but Zach went above and beyond to ensure that I would get the home in the neighborhood that I really wanted. Zach was very responsive and over-communicated what I could expect every step of the way. At contract, he and Hayes did an exceptional job going through each detail of the document and answered all of my questions. He was patient and thorough through the contract process. Because he was with Ryan homes in a building capacity previously, he was the most knowledgeable onsite agent i have worked with. As first time home buyers we didn’t know what to expect and he was very patient, knowledgeable, and thorough through the entire process. It made us feel like this was the right move for us. Nathan Silva was our first point of contact and has been a resourceful part throughout. From the moment I went to view the model home I felt really welcomed and comfortable with Nate. Love the house and community. The sales agent made the initial buying process easy. From then on the project manager made it a stress free experience. Dereck, Tony, and Seth have made this home buying and financing process easy. They are enthusiastic and helpful. Dereck really makes you feel like this development is "community". He frequently arranges community events to help newcomers meet with other home owners.
They put a lot of effort into keeping you informed of your new home building process.
This development seems to be well planned and laid-out with community anemities. For the golfer, there is a golf course adjacent to this new home development!

My home is not perfect in every detail but I wasn’t buying an expensive custom home, so I’m pleased with what I got for the price I paid for it.
I hope Ryan Homes changes their paint, though. While I like the color, it’s very neutral, it’s marked easily. Don’t attempt to clean the marks with a wet rug, or you’ll ruin it.
Fence - we have a partition board between units but I wish our yards were fenced off.
HOA - we had some trash issues in the past (dumpsters weren’t getting emptied quick enough) but Ryan Homes coordinated with our HOA and that problem was solved. They added a few dumpsters and enclosed them in a gated area but I think the dumpsters are still too small and too far from our units.
I wish we had a dog park as I have a dog and it would be nice for him to have a good area to play. I don’t think they will add it because there’s no space for that. It’s on the HOA to decide, though.
I also wish that ALL homeowners picked up after their dogs.
Parking is not assigned but you do get 2 spots technically. You can park anywhere, so depending on your preferences, it can be good or bad.
I was very pleased with the warranty department. Alyssa, my warranty representative, was handling my requests. I didn’t have many things to complain about, but the things that I did bring up were taken care of so quickly and professionally! She is very quick to respond to my texts, never left my questions unanswered.
From reading online reviews, I see that a lot of time good homeownership experience heavily depends on the person who handles your request. I’m pretty sure that if Alyssa wasn’t the one dealing with my warranty issues, my experience would have been different. I think Ryan Homes is lucky to have such a dedicated and passionate person on their team. She brings a lot of value to the company and she’s the reason I’d recommend Ryan Homes to my friends.

My Sales Manager Jorge Navarro was absolutely great! He is a very pleasant person and leads with professionalism. He was very thorough in his knowledge and presentation of the different style home selections to choose from. He also provided me with a detailed overview of the Regency North community resources, services and amenities. When I made the decision to buy my home, Mr Navarro was with me every step of the way. He patiently guided me through the required contracts, acknowledgements and agreements. He provided me with all scheduled time lines for the building process of my home and made sure everything was going as scheduled. He kept in contact with me regularly and made sure that all of my questions and concerns were addressed. Once my house was ready for me to move in, Mr Navarro followed up with "continued care" and resources to help me get settled in my new home and the community. I absolutely! appreciate all of his genuine help, support and professionalism as a Sales Manager for Ryan homes.
The Building Manager Bryan Sosa, was also great in keeping me abreast of the building process of my home. He provided me with photos of all the intricate details of the construction of my house. During all of the walk throughs, Mr Sosa's experience and explanations of the construction were quite impressive. Overall, it was a very good experience with having my first home built.

Kathy and Margaret have been awesome! My husband and I had decided to wait until next year to purchase, but Kathy and Margaret found a way to get us in there this year. Really just ask about Alyssa if you do have an issue with you house and she will take if it in person way that she keep following up with the contractor and me to be sure that the job done right

Our Sales Rep was Nathan Silva. When I tell you he was beyond fabulous and knowledgeable, that would be an understatement. Nathan was so great and answered all of our questions, as well as gave us alot of knowledge on different situations and scenarios, including financing info. He spent a whole lot of time with us and did not rush us in anyway. He made it possible to tour the specific unit style that we had interest in. If you are looking to get info or tour this development, I would definitely say ask for Nathan Silva as you will not be disappointed!!

From the start with Zachery at the sales office was pleasurable. He knew his job inside and out. Sally was our sales representative and Kevin was our production manager. Both of them were amazing. They were friendly, prompt, accommodating and much more. Kevin stated he was an open book and would be throughout the process, and he truly was. He answered any and all questions we had along way and always kept in touch with us every week. If I could recommend Sally and Kevin, I would 10 out of 10 times. They made this process so smooth and easy for us. I’ve recently moved into my new home and honestly, I’m loving it! The experience itself was great. I used to work with a large handful of builders/contracts in the DMV area, and oversaw thousands of new construction projects. I worked with other National builders on similar communities, and I was really skeptical in buying a home in one. I’ve talked countless new construction home buyers off the ledge over the years. Rick, our sales rep, did an awesome job building value in the home. Dan, our project manager was amazing. He kept us in the loop on almost everything. Our pre-drywall walkthrough was solid, and the windows (which were one of my larger fears, were installed well). There’s a couple of things we missed on the final walkthough that Ryan Homes was more than happy to help fix for us (so far good experience w/o Th the warranty team). Some really small things we noticed in the carpet or trim we didn’t even bother to reach out about, because it’s hardly noticeable and everything else was done well. I’m really excited to see how everything is when the house settles, but so far, this was a fantastic experience. The team here at Bloom Village, is nothing short of great. From Rick, to Dan, to Samantha, Leslie and Rana at NVR, they made it easy. There’s only a handful of builders/project managers out here that I would trust and recommend, and Dan is definitely one. Thank you! (Ps if you get a chance, can you remind me which living room switches are wired to the rough-in?)

The homes are well constructed and have a very comfortable layout. The building manager communicates weekly without fail as to the progress of our home and to answer any questions we may have . Before I began the process, I was definitely one of those people that looked up reviews and was very nervous about it at first. I loved the floor plan and the brand new community so I decided to jump on it. From the moment Teresa Rehm signed us to a contract until present everything has went smoothly.Teresa was so nice to us answering all of our questions and getting us prepared for what came next. Introducing us to our project manager Jordan Harrah, I can’t say enough about Jordan to due justice but I’ll try! from the very first day he told us everything that was going to happen in the next 3 to 4 months detailing everything and explaining when we had questions and what his expectations was concerning the construction and how he would take care of any concerns we might have along the way. Everything got done beautifully but there was a few things that I brought up , the storage space in the garage had chipped drywall along the bottom seam when we mention it he said that it’s an unfinished garage and that’s standard and I said ok I’ll get a piece for it when I move in the next day he called us and said he went ahead and put a trim piece there for us which was great. He recently told me he was having his drywall guy cut a piece and install it at the bottom of my basement stairwell that I was concerned about that’s just a few of the things Jordan has done for us that he wasn’t obligated to do sending us pictures every Friday of the progress while our home was being built which we were very excited to see every week the final walk around and helping us with the warranty process . We couldn’t have asked for a better construction manager than Jordan he is such professional when it comes to his job but he also is a great guy to get to know I’ve enjoyed talking and dealing with him he represents Ryan Homes very well and we are very excited and happy with our new home thanks to everyone it’s a beautiful community and we would recommend buying a Ryan home 👍 I also want to give a shout out to Kyle from the home warranty department that went above and beyond by showing up at my house to make sure issues that I had were taken care of very professional and very nice I appreciate all you did Thanks

We bought a home in Sawyer’s Mill and are so happy with the purchase. Bought the home in October 2022 and moved in early March 2023. Stephanie (sales), Ann (affiliated mortgage officer), and Jordan (project manager) were all great and professional to work with. They answered all of our questions transparently and made the whole process of a new build enjoyable. Jordan was awesome in giving weekly photo updates of what was happening that week and what the next steps are. He took extra time to show us the house before moving in and giving tips and tricks for maintenance. I would highly recommend working with Ryan Homes at Sawyer’s Mill!

Our project manager Michael gave us updates and pictures weekly which made it even more exciting to really see the process as it was happening. We are a few weeks out of signing our contract with Ryan homes. Sally was the representative that I met to tour and discuss what would work for us. She is very polite and professional. She did not ever make me feel pushed into anything. I had to go without my husband who ended up having to work and it did not feel overwhelming to make decisions by myself because Sally really made the experience great. She has followed up and answered questions in a very timely manner. The customer service aspect has been wonderful! We are looking at August to have our house finished. We are hopeful that the whole process continues to go this way.

This review is for the sales and home buying experience and I will update post construction.
I worked with many salespersons while searching for a home. I wanted to give my review particularly on Deborah Linz. Deborah went above and beyond to hear and address any concerns we may have had. Any questions that I asked she went out of her way to find an answer and report back to me. If you are searching for a new home to build, I highly recommend stopping by Cedar Grove and speaking with Deborah.
While we have not definitively picked a mortgage lender at this time, Taylor Ostendorf from NVR has been very helpful and attenuative. As with Deborah, Taylor has been available to answer all questions that I have asked her with.
Lastly, I do want to speak briefly on early processes of home building with Ryan. For the most part, the process is very smooth and all of the Ryan employees at Cedar Grove have been kind and helpful. I do suggest that you take the time to really dive into all of the options that you might want in your home as there are plentiful options that you might not realize until after signing. Also, if you have a specific look in mind for the exterior of the home, realize that not all colors are an option and you cannot match the same color and brick/stone style as neighbors beside and across from you. Just a few things to be aware of, but by no means is this a negative outlook on Ryan. So far we have had a great experience and look forward to our house being built.

Amy, Chris & Lee have walked us through this process, every step of the way!!!! When they finally opened their second phase up after COVID and we made an appointment Amy, was a God send, her knowledge, service, the time she took to walk us through every challenge we had faced with visiting other builders and our unique circumstances, her years of experience was able to get us to begin! Chris was able to pick up where she left off with the finance process and keeping us updated along the way. The person that communicated every week, during the building process was Lee, working with him has been awesome, his insight, excitement, detailed expectations and delivery has been by far the best. It feels like he has been a family member who desires excellence who displays care as if it’s his home before he releases it to you. We had a home built in Sunbrook & the whole experience was good.
Rather new or 100 years old, search enough you will find flaws in a home, therefore I had realistic expectations.
The staff from sales to project management did well to & we are about 6 months in and the staff is still very friendly and willing to help if we ever need it.
I am very happy with going with a home in Sunbrook, & I believe the staff has to do with how your experience with Ryan’s will be & this one is great.

Where do I begin!? We recently purchased a home with Ryan homes and it has honestly been a very wonderful experience so far! Our sales representative, Clare Bowers is honestly hands down the best there is in her league! We searched around to find what we thought would be the best home builder to go with, and from the very beginning Clare took time out of her schedule/ life to be there to offer answers to each and every question we've had! You honestly don't find much of this genuine care in this field. She made sure to become familiar with our names and situation. We're military, living on different sides of the country and she never hesitates to respond no matter the time. I must admit that when we had our final selection meeting, I was NOT prepared as I've never had a home built from the ground up. It was intimidating but Clare walked me through it. Even with that being said, after thought, I had 2 things I wanted to change and she and the Ryan home team moved mountains to ensure that we got everything we wanted in our new home! I will be forever grateful to these wonderful people for making our dreams come true every step of the way. You guys are doing great things over there at Ryan homes at Heritage hills! We have lived in our Ryan built Heritage Hills home now for 6 months. The home was built well and I’m very happy with the product. During the build my flooring selection was discontinued and there was a question as to what I would receive. The PMs Michael and Justin took care of my concerns quickly and were able to get my flooring choice.
All issues at closing have been addressed, albeit a bit slowly on some non-functional items.
The warranty team has addressed all functional issues timely.
I look forward to the 1 year dry wall/final walk through and hope it goes smoothly.

Rosaline and Kevin with Ryan Homes were extremely helpful with the building process. Rosaline specifically for the initial design aspect and Kevin for the building & post build aspect. Ryan Homes broke ground in December of 2021 and completed April 2022 when we moved in. Both Rosaline and Kevin stayed in touch throughout the project. We have had a great experience with the building portion. Fast forward a few months ( January 2023) after allowing time for things to settle we had a drainage issue. Kevin, always willing to help, not only took the time to listen to what issue we had, He was able to schedule a time to have our issue resolved within a week. What I think is great is that Kevin and Rosaline are still very available post build in addition to the new homes being built.

I can't say enough about how great the team at High Pointe Estates has been. This is the first home we've built and were very nervous about the process with such a large builder. Lee never made us feel like just another sale - they're building homes for their customers, not just another house. Lee in particular has made the building process as smooth as possible. Any questions or concerns we raised were handled immediately. His attention to detail is impressive - while every new construction project will have some hiccups, Lee made sure everything was addressed and fixed timely. Additionally, our third party inspector said Lee was one of the best project managers he's worked with. Lee never tried to rush us or our inspector, giving the time needed to do a thorough review (although, there were very few problems caught through the inspection that Lee wasn't already aware of and working on). Overall, I would say our experience has been even better than we could have hoped and we're excited for our new home!
Our only complaint is the sales person, Amy. She didn’t allow us to view and choose our options. Rather, she chose and then we had to decide what to change (without knowing what was out there!)

I am following up on the review I posted last year when my home was completed. I have now been in my home for almost a year and I am just as happy now as I was then. I have been dealing with the Warranty Department over the past months and must say that I have been pleasantly surprised by the response time, as well as the quality of work. Also, the Warranty Manager, Fran, is exceptional! He never fails to follow-up to make sure that all repairs were completed to my satisfaction. I would be remiss if I did not mention that any needed repairs were minor. There have been no major issues with my home at all!
I recently built my new home at Ryan Homes at Middle Creek. The process was seamless from the minute I signed the contract to the minute I moved into my new Home. Liz in the Sales Office was amazing. She was so professional, attentive and responsive to all my questions. Iris, my Project Manager, was just as professional, attentive and responsive. Since I was living out of state, Iris sent me weekly pictures of the building progress. I really looked forward to receiving my weekly text from her. Middle Creek is a wonderful community with nice amenities, and most importantly, it is so conveniently located to both downtown Lewes and downtown Rehoboth Beach. In addition, the residents are so nice and many of my neighbors have already become friends.

First and foremost, we were very pleased with the location once we realized it was just off Richie Highway, where there is tons of things to do and very convenient. The community is tucked in its own area, which we loved. The homes looked beautiful and the model homes were great. We met with Houston who was a ton of help! Most new construction communities will have you walk the models by themselves, which is totally fine, but we appreciated that Houston was there to answer any and all questions we had as we walked through the model homes. He waited at least four hours until our realtor was able to come by and see for herself and ask any questions we weren’t sure to ask. So five stars for Houston and five stars for Cedar Hills!!

In February of 2022 I put an offer in on a home in Durham and there were 39 other offers. After that, I knew that bidding wasn’t the route for me and wanted to do new construction. My agent and I stopped by Courtney Creek and after meeting with Jack, we learned there was NO BIDDING, several lots to choose from in the $400k range, and it was located close to RTP. Jack also welcomed my dog Koda, provided him with a water bowl, and gave him treats! On an even sweeter note, his partner came by with their own dog and took both dogs for a walk while Jack and I discussed details on my new home. A couple weeks ago I met Mike and toured a model home, things went great. Mike had an answer for every question I asked. I could knit pick on some limited house options, but it will not affect the quality of my future life in this community. My new build has not started construction yet, so I cannot comment on the building process yet.
Loan: Taylor the loan rep seems great so far. (Currently waiting for rate lock in). Any knit picking here would be over the current interest rates caused by the FED.

Great at explaining every detail and offering his own input when asked. The area appear very and within walking distance to everything you need, restaurants grocery stores, parking, and seems to be an overall amazing neighborhood as i met a few future neighbors! I just had my first meeting with Tony the PM and he was also just as thorough and professional. They both allow you to come and see your home and property as often as you like which is amazing a first time buyer! looking forward to the rest of the process.

As a new home buyer/owner we were looking at all options. We preferred to build instead of buying a used home for our first home. However, we were a little nervous to say the least based off what we have heard from friends and family who have built homes. We had been a few local builders and to be honest we almost gave up on it. This was due to the build length of time, the amount of meetings that would be needed, the feelings of being pushed off as not needed or cared about whether we bought a home from them or not.... Then we made a last minute stop at Ryan's Homes in Franklin/Middletown. We showed on up on a Saturday afternoon, just to look around and check out the model home expecting there to be no time for us as we had no meeting scheduled. When we arrived to the model home we met Keith. Keith was free and walked us around the model home answering questions, asking questions, and taking time to explain options for us. within a short period of time after speaking with Keith and getting all of our questions answered we were sold! We didn't have to schedule another meeting to discuss our questions or concerns, we didn't need a 12 hour meeting to discuss upgrades, we didn't need a meeting to talk about finances or loans. Keith was able to take what appeared from our builders to be a 2-3 month process and completed it in our first unexpected walk in visit. He did not pressure us into anything bigger then needed, or unneeded upgrades. Which was amazing! He obviously spoke about them and explained how they work, but again did not try to shove in our package to get more money from us. All in all within 2 days and less then 12 hours we are now Ryan Home Owners and excited to break ground in the coming months. If anyone is looking at this community or wanting more information, I cannot express our happiness with Keith and his abilities. Please go and see him directly, you will not regret it.... I will update this post in the future to reflect what I can only assume will be more great news once our home is finished. Thank you, Keith!!!

My partner and I had a very positive home buying experience with Ryan Homes at Courtney Creek. This location in south Durham near RTP is amazing, and the three-story townhomes are modern and spacious. Our sales representative Jack was extremely responsive, well-informed, and transparent throughout the entire process, giving us the information to make a sound choice (without being pushy) and then the follow up with all the next steps. He was incredibly knowledgeable about the community and home itself, and helped us to choose design features while keeping costs carefully under control.
Also of note, we decided to go with a newly constructed home in part to avoid facing a bidding war with existing homes. However it turned out many new home builders in this area actually take bids, so it's not uncommon to face a bidding war for a newly constructed home, which seems exploitative. Ryan Homes does not do this. Overall it has been a pleasure working with Jack and Ryan Homes. We are excited to move into our new home this fall!

I've been looking for a home in Locust Point for awhile and was very excited to hear of this new development. Nathan from Ryan Homes has been my main point of contact since day 1. He has made the homebuying process a less stressful one and has been very responsive to any questions or concerns I have had. If he didn't readily know the answer, he made sure to find out from someone who did. Even when there was a little hiccup in the paperwork, he was very assuring things would be resolved and kept me informed and updated. As first time home owners, we had a great experience with Kristen and Marc from Ryan Homes. They were both professional, genuine, easy to communicate with and always available for questions. They spent time with us to answer all our questions and look at all our options - we never felt rushed or hustled. We were very nervous about the process, but it couldn't have gone smoother for our new Bethany home.
Clayton, our construction project manager, gave us weekly updates with pictures when the home was being built. He also was very professional, genuine and always available when we had a question - he would respond extremely fast to any texts/questions.
The only thing I would ask on improvement is letting new homeowners know in advance that they should plan accordingly for internet service to be transferred or installed because of the new construction. Our service, Verizon Fios, was unable to be installed in our new home because their engineering team was still on a set up project and so we cannot get installation until 23 days after our move in date.
Overall, highly recommend this team!! Thank you Kristen, Marc and Clayton for all your help with our new home!! We truly appreciate you!

I was traveling from out of town looking for a home and had scheduled several appointments with several other communities. The first one didn't show up on time, so I drove over to Ryan Homes at Courtney Creek. I was initially greeted by Wendy who told me to "come on inside", even though I didn't have an appointment, and she introduced me to her counterpart, Jack. In this COVID environment, walk-ins can be hit or miss, but I very much appreciated their kindness and exceptional customer service. I had viewed the community on Zillow, and immediately fell in love with the houses, so being able to see it and discuss my plans for the home with Jack was great. Buying a home can be a daunting task, especially if you're unfamiliar with the city, but Jack's knowledge of the area, construction process and overall understanding of the community development plan helped make my decision even easier. I do feel bad as I had a later appointment at another Ryan Homes community at 751 with Kate, which I'm certain are equally as beautiful, but like they say, "when you know, you know". I'm very fortunate to have the pleasure of working with Jack and Ryan Homes, and we should hopefully start construction on my house this coming spring! Very much looking forward to what the city of Durham and the Courtney Creek area has to offer! So, bottom line: If you're looking for a great house in a nice neighborhood with beautiful floorplans for a great price, AND you're looking to work with a solid company with outstanding sales representatives, look no further than Courtney Creek.

We're first-time homebuyers purchasing our first home through Ryan Homes at Banner Row. Our Sales Representative (Nathan Silva) has been super responsive and transparent since we first started communicating. Nathan was quick to answer (or find the answer) to questions we had, which made us feel more confident in purchasing our home when it came time to do so. The homebuying process can sometimes be quite complicated and confusing. We really appreciated how straight-forward the process was with Ryan Homes at Banner Row. Since we ended up purchasing a model home, both Nathan and the Joseph Oberle (Property Manager) have been great in helping us securely access our home to take measurements of our spaces prior to move-in. Joe is very knowledgable about what goes into these homes and is a tremendous resource. I appreciate how proactive he has been in making sure we understand our new home and you can tell he genuinely cares about making sure homebuyers feel confident in their homes. We ended up selecting NVR mortgage for our property. Garrett Walther's customer service has been excellent (e.g., patiently explaining things, finding workable solutions, super responsive) and the reason we chose NVR. While it's always great to have things run perfectly and smoothly, there's always things that come up (that's just reality). Our experience, so far, with the team at Banner Row has made us feel at ease knowing if and when anything comes up that they will resolve it. We're looking forward to moving into our home and being part of the community.

First the construction and meticulous attention to detail was incredible. Tony CLEARLY takes pride in his work and does an impressive job. Their compassion and commitment to excellence is apparent.

Our friends recently purchased a lot here and since we are making plans to move soon as well, we went for a look-see. Our friends had done a nice amount of research and I think they chose a great location (there are many build sites in Lewes right now). The entry is appealing and the amenities offered are nicest bang for the buck. We absolutely loved one of the models (Cumberland) - exactly what we want and beautiful. I know the home sites are selling like crazy, so we may not be able to join this community a year later. Lewes' town is adorable. Cute shops and places to eat. Music on the canal and the water is closeby with walking/bike paths to get you there. There is medical and shopping nearby. The only thing that is missing is an airport closeby and we are concerned that the road infrastructure is not going to grow enough to handle all of the new communities being built. Plus, summer will be crazy busy being near Rehoboth and beaches. Overall, the community is great, the sales team is friendly and professional, and it's a place to check out if you are considering a move to Lewes.

Phillip Austin has been our Ryan Construction contact for Briar Creek Estates. Phillip has done an amazing job for us as we walk through this process of having a new home built. Phillip is the consummate professional: As you go through this process you have many questions: He has always been quick to respond with the accurate information that we need. If he doesn't know an answer to a question he will find out for us. He also goes above and beyond his job responsibilities. We flew into Indiana and had one day to put our house under contract before we had to leave and he was working until 11:30 at night to get the answer to the questions we needed. We like that he gives us all the facts and his expert knowledgeable advise but he lets us make the final decision. We never feel pressured to decide one way or another. He is great to work with because he is always positive and enthusiastic.

The Ryan Homes team in Camby has been amazing to work with. My wife and I just happened to make a wrong turn in Camby and ended up scheduling a meeting with Nick. After a couple more meetings we sold our house, moved into an apartment, and got to watch every step of the home building process. David, the project manager, was very knowledgable and attentive. We hired a 3rd party inspector and David was extremely accommodating. Nick and David were both also very transparent - we were able to come by roughly once a week (or sometimes more) and they both answered all of our questions from the beginning. The crews building our home were also very nice and accommodating. Any time we would show up, they would always let us walk around, even when they were working, so long as we stayed out of the way. When we first started the building process, we looked at tons of reviews for Ryan Homes. While some locations didn't have stellar reviews, our experience building in The Enclave has been nothing but great. Ryan Homes, and specifically the team in Camby, has gone out of their way to make sure my wife and I didn't have any unanswered questions or unaddressed complaints.

We recently got a townhome (to be built) from Ryan Homes at 751 South. Jess Krieger has been very professional and helpful throughout the process. The community will have amenities such as gyms and retail services. The area of 751 South is very convenient: 4-min drive to I-40, 7-min drive to Southpoint Mall, and 8-min to Raleigh Rd toward Chapel Hill. For those who like hiking, there's a 2-mile Eagles Spur Rail-Trail immediately to the left of the community, leading to a north portion of Jordan lake. In our view, the sparsely populated area along NC 751 has great potentials in the next several decades as the Research Triangle continues to attract talents from across the nation.

I have been looking around the RTP area for a new home for a decent amount of time at this point. A few months ago, I joined the waitlist for Courtney Creek. At that time, I came in contact with Jack Synesael and since then he has been nothing but a pleasure to work with. Jack was very knowledgeable about the homes and very willing to accommodate any questions and requests. As a first time buyer, Jack went above and beyond in any way possible to make my first time buying a house a great experience.
The neighborhood itself is in a great area that is beginning to pop up. Driving around the area, there are new apartments and home communities all over. I am excited to see the rest of the development both in Courtney Creek as well as the surrounding area over the coming years.

**I wrote my original review a few months ago, when we had just started building. We move into our new home tomorrow. Ryan Homes has continued to exceed our expectations. Our hone is stunning, they walked us through every single thing, and we are so happy. Jason, the project manager has also been phenomenal during the entire build. I heard from friends who used other builders that we wouldn’t be in contact with the sales rep after we began construction. For us, that was not the case at all: Philip has continued to be in contact and work closely with Jason. We are so happy we chose to build with Ryan Homes! **
We have had a great experience! My husband and I were planning on moving next fall, and I had seen that Briar Creek would be opening a second phase, so I originally called for information on Phase 2. Philip assisted us and has been phenomenal. He has responded to all my questions in a very friendly, professional way. We ended up looking at the home, falling in love with the lots, and are building in phase 1. As it was not the timeline we expected I’ve had a lot of questions and he has never made me feel like any question is too small. He promised me from the get go he would do everything he could to help us build our dream home and he has absolutely done that. We are looking forward to continuing to work with him, then the project manager during our build, as well as our loan officer Seth, who also has been extremely helpful. Both of them have met with us at times that were convenient for us as full time employees with two little boys. We have had a wonderful experience thus far and cannot wait to be in our new home!

We stopped at Sunbrook to walkthrough the model homes. We came back the next day to crunch some numbers and two days later to sign a purchase agreement. Melody was always helpful and quick to respond to any questions that we had (and we had a lot!). While our house was being built, we were able to access the model home and take measurements for curtains, furniture, etc. While our house was being built, we were allowed to stop by every week and walk the property and house. This enabled us to ask even more questions and watch our house take shape with each phase. Anthony was very prompt in answering any questions that we had about the building process and kept up to date weekly with the progress made. The whole process of purchasing a new home was as stress free as possible thanks to Melody and Anthony's professionalism, friendliness, and patience with our questions. Our kids are loving their new rooms and neighborhood. If someone is looking to build their first home, I highly recommend stopping by to look at a model home and speaking with Melody.

We heard about the new community that Ryan Homes will be building at Bridgewater in Springfield, and we thought we would look into it (but in the back of our minds, we thought that it would be way out of our budget to build a BRAND NEW, CUSTOMIZED home). WE LOVE SHERRIE! We also went with the Lender that she recommended and he has made the pre-approval/loan process a walk in the park compared to previous experiences we have had. I am glad we have the opportunity to work with Hye. The first time we came to look at the model home, it was very busy, but Hye took the time to greet us and share information about the homes. She has been answering our questions quickly. Even when everyone was told to stay home because of Covid-19, Hye was answering our questions through phone calls or a text message. I've had nothing but great interactions with everybody even despite the current national crisis. Working with Hye Young has been a very pleasant experience, and I believe that anybody that works with her would feel exactly the same. We were in the market for a new home and decided to go with Ryan homes, as we had never had a new house before. I did my research and met with Hye! She was a sweet and was able to answer all of our questions. She let us look through the model home multiple times, and wasn't pushy about making a sale. She crunched all the numbers and made sure we were comfortable before giving up any money. I really had a good experience meeting up with Hye. The community is up and coming. There are many plots still for sale, A playground is supposed to be built as well. Its not a bad little spot to buy a home. I am very excited to have purchased my first new home with Ryan homes. I look forward to moving in soon. I do recommend buying with Ryan homes ( or at least talking to someone If you are interested in the community.)

We are first time home buyers and Clare made the homebuying process stress free and enjoyable. She was caring and honest throughout the entire process. We walked into the model home and met with her and not one time did she pressure us into anything. We felt like we could ask her any questions (ignorant or not, because of us being first time home buyers) and she would answer them honestly and took us step by step through the process. We highly recommend working with Clare and Ryan Homes. They will take you through each step and will answer any questions you have. It was not the buying experience we expected (which is a good thing). We left our first meeting with Clare with feeling of excitement and optimism, with no regrets about our decision.
We are a month away from the construction starting and we cannot wait for our home to be finished!

The builder was on the phone with me since I am out of town and again went over all the details about the house before they start on it. I find that very comforting. He keeps in touch with me which is much better then the builder did that built my other home. Ed was also very helpful.

They where the first and only home builders we went to and We spoke with Philip, we couldn’t ask for a better Sales Rep. Felt more like talking to a friend then a sales men.
