Ryan Homes recently finished building our new home, and we could not be happier with the entire experience. From our very first meeting with Andrew Jordan, who was very knowledgeable, to the day we got the keys, the team demonstrated top-tier professionalism and expertise.
Buying a home can be overwhelming, but their construction project manager, Dave Saunders, and NVR Home Loan Managers, Dawit and Duncan, made us feel valued and prioritized every step of the way.
What truly set them apart was their transparency and we never had to worry about hidden fees, unexpected delays, or surprise costs.
Communication was flawless throughout the project. They provided timely updates at every major milestone, so we always knew exactly what was happening on-site. Especially liked their photo updates throughout the construction.
We highly recommend them to anyone looking to build their dream home!

My husband and I were looking to purchase a second home in Huber Heights to be near our daughter’s family and our 1st grandchild. We were lucky enough to find Ryan Homes and everything fell into place very quickly. Working with Cristina and Emily has been a pleasure. Both ladies were so informative and accommodating to our tight schedule. Being 3.5 hours away , it was a little scary to trust that everything was completed on time. Just love the folks at Ryan Homes Twin Lake Villas! Our sales person, Cheryl Hoffman is absolutely the best. She's so very courteous and understanding of our needs. She was extremely helpful in the selection of our new home and the upgrades inside. She's always available should we have any questions and ensures that we are comfortable with any changes.
Collin Stubbs, the Project Manager, is awesome!! Can't say enough good things about him. He sends us weekly, if not more frequently, pictures of the progress of the construction of our new home. He's always available to answer any questions and very thorough in our pre-drywall walk through. He ensured that all the minor changes that we requested we completed!

While many of the people we have worked with so far have been helpful, kind, and professional, the sales representative that we worked with was all but that. From the get go we were lied to and then when bringing up previous conversations when terms suddenly changed and were nothing close to what was discussed we were treated as if the conversations never occurred. This has happened a numerous amount of times already and the house isn’t even built yet. It has been a disappointment to work with someone who is all but honest in our big moment of life in buying a new home for our family.
EDIT: The sales manager reached out to us to make it right. We felt much better with movung along in the experience after being listened to and heard by Brittany and her going out of her way to repair what was wrong.

We moved into our new home in Hillcrest Ranches at the start of the year and couldn't be happier. The entire journey - from signing the contract to closing - took about 7 months, with the actual construction completed in just about 4 months. The process was smooth and very positive.
Alan Solotky was a great help during the initial stage. He explained all the options and possibilities in detail, helping us choose the perfect fit for our needs.
During construction, we were in constant contact with Brian Hughes. Brian and his team (Isaiah) are true professionals. They provided comprehensive answers to all our questions, and the weekly photo reports on PhotoCircle were a fantastic way to follow the progress.
We love the house: the layout is excellent, the construction quality is high, and the interior fittings are great. The location is quiet and peaceful—a perfect trade-off for being a bit further from the main shops. Highly recommend this team!

I recently signed a contract to buy a home in Nathaniel’s Grove. Living out of state I thought this would be a daunting task, but it went much smoother than I thought. From the moment we met Nikki, we knew we wanted to work with her on the purchase of our home at Compass Point. She was so professional, kind and just awesome. Nikki went above and beyond when it came to finalizing our purchase agreement. Always got back to us in a timely manner when we had questions or concerns. I would recommend her to anyone I knew, knowing she’d be appreciated.
Drew our project manager was amazing also, I know we had the best team in our corner throughout the process of buying and building our home. Drew was so busy with many houses being built, but somehow he always had the time to update us on ours and answer any concerns in a timely fashion. Even after we moved into our new home, he always is friendly and helpful. We enjoyed having Drew as our contact person throughout the build of our home.
After we moved into our home, (as with any new home, our 3rd time building) we had a few issues that needed corrected. Once again we were very pleased with the warranty company and Clint our contact person was very professional and understanding. He always got back to us and expedited the work that needed corrected. The workers who he sent to correct these issues were all professional and were diligent in fixing the issues. They all were efficient and cleaned up afterwards.
Needless to say our experience once again with Ryan Homes went smoothly and we are happy with the outcome. Hope to enjoy our new home for many years to come. Thank you all so much for everything you’ve done.

First new home purchase after many decades of resale purchases. We were a bit wary, thinking it was going to be as unpleasant as new car shopping. It was quite possibly the best home buying experience we have had. Christian was so easy to deal with, he was a straight shooter, and above all we trusted him. We looked at many other new home builders models and Ryan Homes had the highest quality product with the most bang for our buck. They have been more than accommodating with our needs and timeframes. We are thrilled to be building our dream home. There are many reasons why we selected Ryan Homes. Customer Service is one. We met Matt with Ryan Homes at Hampton Place who helped us in the process. We toured and spoke to reps of other neighborhoods but none was as willing to go the extra mile in helping us. The attention to detail is another reason we selected to build with Ryan Homes. No two houses are the same or painted the same nearby which was a concern in other cookie cutter subdivisions. The option for a basement or 3 car garage also made our decision to go with Ryan Homes easier. The loan process was seamless. March can’t come any sooner to begin the building process. Our homebuilding journey began in Downingtown, PA, where we fell in love with the Brandywine Walk 55+ Villas by Ryan Homes. The model and site were stunning—thoughtfully designed and beautifully presented. However, despite the Downingtown address, the location felt remote, with a longer-than-expected drive to the town’s amenities. That sparked a deeper search into other Ryan Homes communities across Lancaster and York counties, which ultimately led us to Regents Glen—and we couldn’t be happier.
Regents Glen offers the perfect blend of convenience and charm. Located in York, PA, the community is just minutes from top hospitals, medical centers, shopping centers, and major highways like I-83 and US-30. Daily errands, healthcare visits, and weekend outings are all within easy reach, making life here both connected and comfortable.
We moved into our new villa three weeks ago, and the entire process—from initial inquiry to closing—was seamless. Our team included Pat Muston, Amy Burhans, Adam Schott, and Cole Sinnott, and every single one of them was exceptional.
Pat Muston was our first point of contact, and his warmth, professionalism, and deep knowledge set the tone for everything that followed. Because we were relocating from Massachusetts, we couldn’t visit the site regularly. Despite the distance, the team kept us informed every step of the way. When in-person visits weren’t possible, they made sure we had the best possible virtual experience—sending updates, answering questions, and helping us feel connected to the process.
Beyond the incredible team, the community itself is a gem. This new section of Regents Glen is nestled within a golf course that’s surrounded by beautifully established neighborhoods. Since moving in, we’ve enjoyed morning walks through the winding streets, admiring the variety of homes and chatting with friendly neighbors. It’s peaceful, welcoming, and full of character.

Nikki our sales girl was the most helpful when it came to me dealing with color choices! She went above and beyond with my indecisiveness. Drew was so thorough with our weekly updates and sent us pictures/videos! He walked us through our house build each step of the way! My wife and I had a great experience with Ryan homes between our sales person Dominique and our project manager Mattie everything was taken care of. They seemed to really care about us and our home purchasing experience. We love our home. We did have some minor issues after we moved in but after we let them know about it they came in and fixed the issues quickly. Trim work was about 5 out of 10 and the paint work was about 8 out of 10 but other than that there isn't much to critique. We closed on our property in Nathanial's Grove in March, 2025. As with most new construction, there were some repair issues with the new house. We contacted our Warranty manager with Ryan Homes, Chris Trammel, to arrange for work to be done. Chris was extremely courteous and responsive to our service requests, and came personally to the property to introduce himself, and provide his personal phone number. Chris was knowledgeable about all aspects of our property, and effective getting the correct techs in to make the house 100% right. Overall, we trust Chris to take care of us, which was, and remains, much appreciated.

Bought a house that was customized and built by someone else who then had to back out at the last minute. Final inspection found a few things, and the builders were willing to correct most of the problems. Neighborhood is very nice, and everyone is super friendly. The sales reps are pretty good, but communication seemed to be a big issue going through the whole process. So be ready to make sure everyone is fully understanding what you are asking for, and it is in writing. Even if it is in writing, still make sure the project manager is aware of what the sales rep agreed to. Slightly stressful process. But very happy with the neighborhood and the move. Isaac, the project manager, was helpful once I started working with him directly instead of going through a third party sales rep. He was receptive to my thoughts and was more than willing to help. Overall, I would buy this home again so far.

Dominique (our sales rep) and Britt (our property manager) made this whole experience smoother than we ever expected. Their communication, support, and professionalism turned what could have been a stressful process into something exciting and manageable.
As with any new build, we’ve had a few minor hiccups — including a plumbing issue upstairs. Thankfully, Carrie from the warranty team jumped on it quickly and got it resolved with no hassle, which we really appreciated.
We absolutely love our home. Is it perfect? Of course not — no house is. We’ve got a short list of little things we’d like addressed, but nothing that impacts our daily life. We plan to schedule a follow-up inspection at the 10-month mark and share their recommendations along with our full list to the warranty team then.
All in all, we’re happy homeowners so far and genuinely grateful for a team that cares about both the process and the people.

I have been living in this community for around 1 year and can easily say that i have found the dream home not only from a house pov but also from a community pov. Amazing house size and quality for the price and even better community of friendly people all around. The collaboration and flexibility on amenities from ryan homes and parq management is applausible given the quality of amenities and upkeep. Definitely recommend to new home buyers. You just have to be careful if processing loans through nvr as there could be lot of misinformation and change in numbers but other than that you should not face any issues.

Ryan homes and Parq developers have been very supportive of any issues especially with all the construction work and open to go above and beyond to make this a great community. I am very positive that this will be a very desirable community once it is all done.
Looks like the construction is going at a fast pace and won’t be surprised if all the 75 units are all done by next summer.

We purchased our new home in December 2024. Being from out of state, we were concerned about the build process and how we would stay connected. This was our first “new build” so we had no experience with the construction phase.
Our project manager, Drew Eckman, quickly calmed our concerns. From the first day, Drew was extremely professional, polite and personable. He was thorough in explaining every aspect of the construction and what would come next. His weekly video updates and photos were informative and a welcome communication.He was always available to answer any questions. As the project came to completion, and we met Drew in person for walkthroughs, his attention to detail and management of crews was excellent. It was a pleasure working with him and we always felt he was working in our best interest.

Never would we have thought that we'd purchase a home that would be over a million dollars. But the Model that we saw was so beautiful with a large open concept, we fell in love with it. Our present home was paid of already. But now we had to take on a another additionally mortgage.
But overall, it was Richard Gomez who made the effort of explaining everything we needed.
Thanks to Richard, we are going to be moving into our brand-new home in a couple of Months.

Ask for Kimberly when you visit for model tours and questions. I selected the Grand Bahama floor plan - an amazing design with the latest building technology. From construction managers Kevin and Travis to the mortgage and warranty teams, everyone provided excellent, friendly service. The building process kept me well-informed throughout. I also know a husband and wife who built a two-story Ryan Home at Brandywine over 2 years ago and they absolutely love their home as well. Edit: we are cautiously optimistic regarding the repairs done, but the warranty team was on it. Here’s what happened. We called immediately about the damage. The guy on the phone nonchalantly put in the request and that was it. No urgency. I talked to some other people in the neighborhood who had similar events less than 30 days into their residency, so we were nervous on that. About a day after the water damage was reported, Carlos from the warranty team gave us a call and he was absolutely urgent. The plumbing company called me minutes prior saying they didn’t have an available appointment until the next week. Carlos corrected that to that day they were going to come out because water leaks are a big deal. Plumber found nothing. Carlos personally came out the same day with a local handyman and looked at the damage to the ceiling and to the area around the floor. They decided it was most likely an issue with the roof. Roofers came and also found nothing. BUT they resealed the roof anyway just in case it was something they could not verify. We’ve had two fairly similar rainy days since and we have not had the same leak. Drywall contractors came in and made the inside ceiling back to new again, although they did not call us for arrival times and expected time for the work to be done, so we just got lucky with timing on that. I’m still quite concerned if it was actually fixed and still upset that a brand new build would have an issue like that, but they did spring into action. I’m going back and forth on the rating of 3 or 4 stars because this is an issue that should not happen on a new build, but at the same time I really enjoy the community here and Ryan Homes stood by their promise to fix issues that were under warranty. At the end of the day though, the house is whole again so that’s ultimately the best outcome.

We’re now almost two months into ownership Initial showings with Addie were fantastic. She does a great job at walking you through the process and getting your house set up. No issues there.
If you use Ryan Homes internal NVR mortgage and have used any other mortgage company before, you’ll find they are weirdly extensive even with adequate credit history and contacts. Then on closing they were very disoriented and the documentation was incorrect and had to be fixed, despite their hyper-specificity for our portion. They also immediately sell off your mortgage.
But the final product: the house itself. Initially looked great. Mike, our project manager, took care of all the cosmetic issues we saw and functionality on the surface. Now though, not even 50 days in now we have a leak in the entire house inside of the flooring that is threatening the entire integrity of the 3rd floor. That’s a ridiculously short time for the house to have an issue that monumental and shows the corners being cut and in an area where houses are extraordinarily expensive for their counterparts in other states, that is absolutely stupid.
I’m giving them two stars because the house itself could be great, if not for shoddy plumbing and the initial experience we had with Addie was fantastic. I’m lowering it to 1 star if this warranty process is anything less than phenomenal and quick to avoid more damage to our property and furnishings.
Less than two months, for over half a mil. Think about it.

What started as a random click on a Facebook ad, turned out to be one of our best decisions ever: A visit to Regents Glen Villas, and our introduction to Josephine.
Josephine greeted us warmly, introducing herself and invited us to tour the gorgeous villa. We immediately loved the open floor plan, spacious kitchen, and first floor primary bedroom and bathroom.
What struck us as extraordinary are all the exceptional details which are included in the standard package! Tasteful, doesn't even begin to explain the extra touches making this "Caroline" layout the perfect future home for us.
We have been searching for a perfect landing spot to call home, and I am thrilled to say we have found it. Within one day of meeting Josephine, we chose our lot, and all of our plans for our future home.

This was our second time buying with Ryan Homes, and we could not have had a more positive build experience with the Compass Point team. From our earliest conversations with Meredith, she worked with us both in person and remotely to get all of our questions answered about upgrades, build timelines, etc. We also absolutely loved working with our Project Manager, Nick. He was so professional and personable throughout the process. We loved all of the pictures and personalized videos that he would send to us through the app (mostly for our son to see and enjoy)! Had a great experience with Addie! She was friendly, attentive, and very professional. She helped us and walked us through the various floor plan options and financing options that were available.
Only feedback for Ryan Homes as a company is to be more transparent on their closing cost money incentive and interest rates, since it looks like that the closing cost funds were primarily used to buy down the interest rate.
We ultimately went with Stanley Martin since they had a floor plan we preferred and they were able to provide a lower interest rate.

Working with Loren has been such a true pleasure! She is beyond patient, extremely helpful and truly has her clients best interest at heart. Being that we are doing everything out of state Loren has been beyond helpful in answering any and all questions we have and even accommodated by getting us MANY pictures and videos to help clarify things. She is also respectful in the sense she did not come off pushy or make us feel rushed at all in any way. Unbelievably we made the decision to purchase in Hillcrest Ranches after viewing the community online. Alan Solotky was very warm, welcoming and helpful during our virtual meetings to discuss offerings and options. 6 October 2024 UPDATE: We were finally able to close on 30 SEP 2024 and moved in on 2 October. I am updating this review from 1 star to 4 stars, as the Ryan Homes Production Supervisor, Mr. Brian Acrin, has been good to work with in addressing some of our post-move-in issues and concerns.
13 September 2024:
Military Buyer Beware! It’s 13 September 2024 and me and my family of 5 are close to the 17 September settlement-date for one of the large condo (not townhouse!) end units. However, NVR Mortgage Finance—a subsidiary of Ryan Homes—has not yet obtained the Veterans Affairs condo approval for the unit, due to NVR Mortgage requesting a VA condo approval on 3 SEP, without requesting for a specific “rush-approval.” Therefore, the VA had provided them with the standard 1-3 weeks decision timeframe that the Ryan Homes builder did not take into consideration when proposing the 17 September close date, as a late September or early October settlement date would have been more appropriate…Note that, if we don’t get a decision from the VA today, then there is a high likelihood that we would need to push back the settlement date AGAIN, since it was first pushed back to 17 September from the original closing date of 5 September, which I’m going to safely assume was again due to a lack of communication between the Ryan Homes builder and NVR Mortgage. (I will also file an official complaint with the Department of Veterans Affairs, as their VA Loan Guaranty office constantly fails to pick up phone calls during their regular business hours, whenever I tried inquiring about the VA condo approval.)…1-Star for now, but if Ryan Homes and NVR Mortgage find a way for me to Settle on 17 September, then I will consider posting a follow-up review that might be worth up to 3-Stars to give them an average 2-Stars out of 5. Based on having to beg my housing office to keep me and my family of 5 housed; having to change the service dates of the movers and the cleaners; having to change my leave dates; and the resulting loss of productivity in a military position that affects our national security—all due to the lack of coordination between multiple parties—I would give all parties involved a 0-Star rating, if possible. Again, Military Buyer Beware!!!

I don’t often leave reviews unless I’m especially pleased or especially disappointed, but in the case, I am beyond pleased with every single detail of my Ryan home at Timbergate.
You see so many horror stories about large builders these days and I have personally seen houses from other big builders that my friends and family have bought that are just terrible quality, but that is not at all what you are getting here. I did a lot of research and did see some negative reviews on Ryan homes in other states, but Lowell, project manager in charge at Timbergate, made sure that is not the case here.
I was absolutely blown away by the quality of the work done at every step, and for the price you absolutely cannot beat it. The quality of the materials and the craftsmanship is seriously without rival in this area. I have seen so many houses by other large developers and even custom builders and nothing even comes close. On top of the phenomenal build quality, they really do an amazing job on the customer service side. They are so attentive to your every concern, despite having so many other houses to build.
Lowell and Terry were both great and if you are looking for a house in this area in the $280k-$400k price range, a Ryan home at Timbergate is seriously your best option.

Look no further! Linden Park is a new development with great amenities, beautiful views and a friendly, family oriented community. Everyone here is so nice and we love our new neighbors. Michael was our sales rep. He is so professional, kindhearted and accessible. Our contract manager Bennett is amazing! He would send us videos and pictures of the entire building process. My wife and I just bought our very first house at windy hills towns. Chris Ivey was a HUGE help and extremely knowledgeable. He made our buying experience super easy and honestly it’s almost effortless. No hassle at all, any options you want to add he can run the numbers and let you know all payment details within a few minutes. I highly recommend using Chris Ivey. Super nice people and again the experience is almost effortless, and when I say almost effortless all you need to do is just tell him what your looking for in the house and any options you may want to add. He literally does everything for you.

Brian worked as my Project Manager during the entire process from day one until closing. Laura is very knowledgeable and is such a kind spirit. She doesn't pressure you into anything and consistently checks on you during the whole process. She genuinely cares for you!
Bryson our project manager is also very knowledgeable at what he does. He was such a joy to work with! He listened to any questions we had and any minor issues that arose, he immediately took care of them.
We used NVR Mortgage (Ryan Homes Lender) and their communication made the loan process enjoyable. They were quick with responses and never let anything lull.
Buying your first time home sounds intimidating but it was anything but that with the amazing team we had. I recommend using Ryan Homes and NVR!

We started our process in January of 2024. We walked in the office at Linden Park after exploring Arden Woods Estates. We ultimately decided on Linden Park over Arden Woods due to price and location. When we first walked in and throughout our experience, from start to finish thru beyond, Michael Johnson was our go-to man. His patience, communication, and just all around attitude helped the process go as smoothly as possible. When we had questions, even when he was off, he never hesitated to answer. And when he did not know the answer, he helped us get to where we needed. After we started our building process, we were assigned a Project Manager; Charlie Mason. And in true Ryan Homes fashion, he was just as great as Michael. We could not have had a better team during this process. Both Michael and Charlie were there every step of the way. I know that I probably text or called a thousand times with questions or changes to our home, and without missing a beat, both or either one of them had it all covered. I appreciate their patience and assistance thru the entire process. We have our forever home and it was a stressful, but awesome thanks to them, experience. I want to also give a special shout out to our loan processors Clay McClamery and Jessica Lister with NVR. Thank you Ryan Homes/NVR for everything. We love our home! 10 out of 10, would recommend.

Good afternoon Ryan Homes, my future husband and I have been searching for our new home together for several months. We have felt discouraged and very disappointed as to what was being presented out there. Until the day we came out to view the Twin Lake Villas. Upon entering we met with Danny Hunt and he immediately made us comfortable and began discussing with us what all this brand new community had to offer. Showing us all the outstanding features of each home and all the wonderful upgrades and wonderful features to be offered. Can I say we felt so pleased with Danny that we decided this would indeed be our new home and community. We are so pleased with Danny. He also took us for a walk and entered a new build taking us to the garage and then walking us through the Showcase home at all the great features of the kitchen. Needless to say because of his professional manner and his ease at answering our questions, I had a list of them we knew we wanted to sign a contract and join such a fine community. We contracted a planned build with an estimated close date of October, and have been very happy with our experience so far! JP has been very transparent, informative, and responsive throughout the process, which has helped us feel more comfortable as we go through our first time 'building' a home. Additionally, working with Stacy through the mortgage process has been quick and painless! These guys feel like experts in their professions who are genuinely here to help you rather than sell you.
A couple tips for other prospective buyers - there is a facebook community for blackthorne estates and ryan homes to help get you more of a feel for the neighborhood and home decor options. Never hurts to get information from people who have already lived the experience!

Choosing Ryan Homes has been the best decision we have made. They have been awesome. We close on our new Ryan Home in a few weeks. Home buying/building can be very stressful. You have everyone giving you advice, wanted or not. Everyone has their experiences and biases. This is not my 1st home. THIS IS MY 1ST RYAN HOME. There was alot of things I was not going to settle for. We are not a well to do 300K salary family. Ryan homes in my view offers a upper tier home at an affordable price. There are plenty of builders in Greenfield. We chose Ryan because of the great value and the great people. From day one meeting Meghan the sales representative we felt relaxed and were treat so nicely. She took the information we had and she did not try push in a direction we did not want to go. We felt she was honest and upfront about what to expect from the home buying and building process. We felt she treated us like we were more important than the sale it's self. She was completely honest with us and no question seemed to be a dumb question. Next we met Kaitlyn our NVR Mortgage representative that works with Ryan homes. She has been great. Without her and her team the lending process would have been a nightmare. They have been on top of things and keeping us up to date. The next person to mention is Travis our build project manager. Awesome is a great word for him. Specially dealing with a customer like me. I visit the home site everyday. I sent him text messages regarding things that I thought were concerns. He dealt with each one with smile. If it was just me not knowing what I was talking about he nicely explained what was going on and educated me. I think I sent him concerns about things that were not even installed yet. Sure things don't always go smooth or there might be an issue that happens. Building a home has a lot to it. There are a lot of unknowns and stress etc. Meghan, Kaitlyn and Travis have made the process so easy. I feel Ryan homes and their contractors have been kicking butt on our home. We have been so happy. I don't think we could ever get the amount of home we are getting anywhere else with the same value and quality. I know no one else has the team we were blessed to work with. I am sure I could say more about our great experience.

Perfect location for the middle of the road home buyer, or a first time home buyer. Not overwhelmingly large or cumbersome homes, tastefully built given the square footage of each plot. You can expect 2-3 bedroom homes with 2 bath ranches. The homes are priced in the low to mid three's. The location is close to local shopping and dining in the Youngsville, Franklinton areas on the outskirts of Wake Forest.

By chance I came by unannounced and your team member Brittney
Feeney let me in even though she had a prior appointment coming . I fell in love with the layout of the townhome and the furniture that was in it . Afterwards I had a chance to sit down with Brittney and discuss everything about the area . Let me tell you that Ryan has one of the BEST in Brittney . She is undoubtedly the Kindest and Friendliest Woman I have ever met . She is very intelligent and can answer any questions I had . I made an actual appointment to bring my Friend in to see all the exciting things I saw there . Indeed she fell in love with the Townhome and with Brittney and guess what ? We purchased an End unit from Brittney and she handled everything so efficiently plus effectively. I have worked in sales for over 30 years with one of the largest Food Manufacturers in the World. I would hire Brittney in a Second . I know we both are going to enjoy being over there out of the hustle and bustle of the Short Pump area and can’t wait to go Boating , Fishing in the nearby Lakes and Rivers . I especially look forward to the get togethers this Summer at the Pool with the neighbors. Honestly, It just Feels Good once you enter the neighborhood and it Feels Great to have Brittney around . I just love her Compassion and that Smile of Hers . We are coming in at the right time . This place is going to grow fast in the next five years . Thank You All for Everything. Our contract went right through within the week. I’m so excited to be in place there . Not looking forward to Packing up everything and Moving . I have lived at Hidden Village well over three years and I have no reservations owning a Ryan Home. Yes, we did have some warranty issues after moving in, but I will say the response to issues is quick and the warranty team including Hiram Coffey and particularly Mark Gruich, has been more than helpful, often going above and beyond just fixing the problem. Mark has always been informative, polite, and personable, but always performing his due diligence (Col 3:23-24). Hiram Coffey also has been honest and fair in regard to our issues as well.

Most recently we’ve battled an issue with a flooring company for more than a year, and the Division Warranty Manager for Ryan Homes, Hiram Coffey, went to bat for us and solved our issue. So this is an addition to my husband’s (Glenn Schaffer) review of a few weeks ago. The construction on our home started on December 20th and OMG are these guys cooking, lol……… He told you about our salesman Michael Johnson already and how incredible he was…….well, he still is! Most salesmen walk away after they get the sale, not Michael. Michael has been in constant contact with us and has responded to every question and request that we have asked of him. He is truly amazing and is a huge asset to the Ryan Homes company! You listening NVR/Ryan Homes? Then, we had our pre-construction meeting. Just when you think they can’t come up with anyone who can stand toe to toe with Michael and Sierra……BAM, in comes our production manager Bennett Howard and our asst. production manager Kevin Cook. I don’t even know where to start or if I can adequately articulate how incredible these guys are. Bennett is wise beyond his years! He a young guy who possess the customer service skills of someone twice his age. He is attentive, concerned, able to listen to our needs/wants and put them into place for us. We have added to the construction numerous times since we signed the contract and Bennet has gotten everything put in place, no questions asked. When Bennett went on a short vacation, in steps his asst. Kevin and he didn’t miss a step. Like Bennett, Kevin was there for us to answer questions, guide us along with what the crews were doing and made himself available for anything we needed. Our experience so far with Ryan homes has been exemplary. It is impossible for them to have done anything more for us than they have done, so far. We have owned 4 homes already, so this isn’t our first go around although it is our first new construction home. If you are looking for a beautiful, affordable, quality built new home in an incredible development, you just found it! Come on down and be our neighbors! We are so excited……we can’t wait! I closed in October and couldn’t be happier. Betty, Josh and Tyler were so so so patience with me as I’m very picky. They helped me along the way very responsive. Every week I received an update and picture of the progression of my home from Tyler. Ryan homes was very professional as I did not have a realtor I was well taken care of trust me! Betty motivated me so much I didn’t even believe I could purchase a home alone but she continued to inspire me and she was right I was more than ready to purchase my first home alone. Josh was so patient and considerate. Even with me changing my mind every two seconds he made it happen. Josh and Betty are the best! Tyler was the best PM I’ve ever met even with moving in he’s still very helpful. He takes his job very serious and you are in great hands with Tyler (he’s on point lol). Best team to trust, they all take their jobs serious and very sweet but professional. Even Danielle at closing was the sweetest my mom said she never met such nice people because her closing staff was so cold nope not Ryan. Jose and Rana were so helpful to prepare me for closing and ensured I was all set. What Jose told me to bring to closing is what was required I didn’t have to pull out extra money at the closing table I actually received refund money back after closing. The Twin Lakes Ryan Staff is amazing! I am beyond grateful for all the support I received through the process of finding my new home and moving in. From the beginning, Cheryl Hoffman was very patient in helping me find the perfect home and went above and beyond to make sure everything was suited for me. Woody Woodward was persistent in making sure I was taken care of, especially when having to work with me while I was in another state. Along with our realtor, Patty walked us through everything and made sure we understood what was happening. What can I say… Amazing home buying experience! From sales to finance to construction and “the few” warranty items; everyone has been extremely professional yet warm and friendly.
Cheryl Hoffman worked with us extensively on choosing the best homesite for our needs and addressing some particulars on timing.
“Woody” Woodyard is a truly competent, thorough and enjoyable project manager! His attention to detail and helpful attitude makes him a true pleasure to work with! He even arranged to have some of the optional outlets moved after installation to match our TV width. In this review, I simply can’t cover all the nice things he has done for us. Even after the turn over he is engaging and helpful; answering some questions about the home features. Without a doubt Woody has made this home buying experience the best we have ever had (this was our 3rd new construction home purchase)!
Zach helped in the early stages of our build and even though he was reassigned to another development; he came back to see us during our pre-closing walk through! Who does that!
Ryan “the mortgage guy” was very easy to deal with and made the mortgage process as easy as possible.
The closing agent; Leisel Johnson holds a special place in our hearts; she made everything smooth and easy!
Now about the home itself… This is our 2nd Ryan Homes house; this one is our favorite! Ryan Homes builds sensible, practical and easy to live in homes. With designs having features not all national builders are willing to throw in a home with this value position. The Barbados Isle is a very open and airy home; with plenty of light streaming in the windows. And our optional balcony adds a feature that will be a joy to use!
If you read this far; I highly recommend buying in this development! I know this wasn’t a custom build, but the staff sure made us feel like it was!

Ok……where to begin: well, so far if I could give 10 stars, I would! I had an appointment on day 2 of the Linden Park opening with Michael Johnson. (I couldn’t get down there on day one) We ended up arriving early and Sierra greeted us at the door and welcomed us in. We were introduced to Michael and, without hesitation he said he was available and we got to work. We spec’d the Stapleton model and Michael spent an enormous amount of time with us, getting it just the way we wanted it. He then went above and beyond (along with Sierra) to get us the property that we wanted for our house. (That was no easy feat and any lessor person(s) would not have been able to accomplish what they did). Michael has been in constant contact with me answering any questions we have, keeping us updated on any changes, amendments, etc. AND, has treated us in the most professional way that I have ever seen. It feels like we have known him forever. He also happens to be just a really nice guy. We couldn't be happier and we are so excited to be building our new home in Linden Park. I am a Realtor in the Raleigh NC and surrounding areas. Recently, my buyer clients decided to purchase a new construction home in the Hillcrest Ranches subdivision on the edge of Franklinton/Youngsville NC. I have been a part of every step of this pre-build and build journey with my clients. Jack S has been awesome to work with- he was the onsite agent (who was promoted along the way to Manager). Jack helped us get under contract and went to bat for my clients to get them a suitable lot when the prior 2 lots they had chosen became non-options. The necessary change of lots caused a 2 month delay in the new home being built, but I can't be more happy with how Jack and the Onsite Building Manager (Brian) have led this project. Jack has been responsive to back end questions and Brian has read between the lines, offered timely communication, kept the project on track, and has been personable and absolutely great to work with! I always felt like Ryan Homes took seriously their roles in this new build and though there was a delay and few snafu's along the way, Ryan Homes has been cooperative in responding to my requests on behalf of my clients and have created a quality and nice looking home. I can't say enough about the staff from Ryan Homes/Timbergate. Marisa, Jen, Lowell are just a few of the people that made our buying experience a fantastic one. We are finally moved into our forever/vacation home. The views, golf course and the house itself are outstanding. Working w/Marisa was a terrific experience. The build itself was also an amazing experience because Lowell kept us updated with the plan weekly and if he said it was going to happen, it usually did within 24 hours. I have never done business with ANY company who have been this efficient, communicative and genuine in every aspect of our dealings.

Their internal communications are exceptionally well coordinated. All staff appear to genuinely love their jobs and love working together.
I mean, they even have a podcast to guide you along in the journey of buying a new home! What company does that?! Podcast one was like a psychological session with a great therapist, acknowledging,”So you bought a new home and you’re freaking out right now. Let’s have a chat.” Om…
I am a former new home owner and that was the worst experience. The experience with Ryan Homes is fading those bad memories. I believe this will just get better as we move along the process.
The quality build and materials used are usually upgrades. Not with Ryan. Standard fare. And the home prices are reasonable, which I cannot say I’ve seen with other builders.
OK! So…here we are 8 months later. Just did the walk-through on our new home. Palmer Jones is the most competent, kind, efficient and knowledgeable Project Manager about homes. He patiently explained how this house breathes (literally) and how to regulate temperatures upstairs and downstairs. He thoroughly reviewed warranties and provided us with the booklet. We reviewed how to care for the materials, appliances. We reviewed outside and inside venting, lawn care, plumbing pipes care. He graciously recommended a handyman and all items I asked about and texted them to me.
My husband and I appeared underwhelmed when in fact, we were overwhelmed by how amazing and modern this home is! We were so happy. It was truly difficult to communicate with our mouths agog. I work in the wireless industry. I have a tech closet, a thermostat and garage that works with apps. The materials used are quality and built for a healthy environment. Even our little dog was dancing and smiling in her new home. We cannot thank you all enough.

Cheryl Hoffman, Sales and Marketing Representative, Ryan Homes: Ms. Hoffman has been a joy to work with. I first met her during a new home walk through marathon. This was more of an education process for me because it had been over 30 years since I last purchased a home. I brought a friend along so we could compare notes following our walk throughs. I was most impressed with Ms. Hoffman’s professional presentation where she clearly covered the process of purchasing a Ryan Home at Twin Lake Villas without being pushy. She let Twin Lake Villas and especially the Barbados Isle speak for itself. On a follow-up meeting, Ms. Hoffman took me and my friend to the home site where she answered all our questions. After walking away from our last meeting where I signed the required documentation, I felt I was on top of the world.
Ryan Brockway, NVR Mortgage, Loan Officer: My friend and I met with Mr. Brockway to review the loan process and timeline with NVR Mortgage. Again, my meeting with Mr. Brockway was more of an educational meeting because of the length of time since last requesting a Home Mortgage Loan. Mr. Brockway very patiently reviewed the Mortgage Loan Process and clearly answered all questions we had. He made us both feel comfortable during our meeting. Mr. Brockway quickly provided follow-up emails to complete the Loan Process and within just a couple of days, my Loan Application was completed.
Andrew “Woody” Woodyard, Project Manager, Ryan Homes:
While my friend and I were meeting with Ms. Hoffman at the Model Home, we were introduced to Mr. Woody Woodyard. Mr. Woodyard just so happened to be in the area and Ms. Hoffman pulled him in to introduce him. Following our meeting with Ms. Hoffman, my friend and I spent about an hour walking through the Model Home and interrupting Mr. Woodyard with additional questions. Throughout our tour of the Model Home, Mr. Woodyard never appeared we were interrupting him and eagerly welcomed all our questions. We found Mr. Woodyard’s warm and friendly attitude contagious. Mr. Woodyard, just like Ms. Hoffman, was not pushy but welcomed all the questions we had.

We are currently living out of state and we liked the homes that Ryan Homes offered. Jack has been extremely helpful in guiding us through this process every step of the way. While I'm still in the early phase of my new home purchase and construction with Ryan Homes, the process has been great so far. They had a nice selection of pre-designed floor plans in the development we're building in, so it was easy to find one that met our needs, and their design and selection process was simple and easy to understand. They also included some nice standard features in the home such as James Hardie siding and LVP flooring that other builders typically charge more for. Our sales rep at Ryan Homes in Fost Estates, Michelle Geronimo, and mortgage rep with NVR Mortgage, Kathy Culcasi, have both been a pleasure to work with so far. Both of them are very professional, knowledgeable, and responsive to my questions. The next step in the process is my pre-construction meeting, so I'll write another review as the construction on our new home begins to let everyone know how that process is going.

I am very happy with my new home at Compass Point and I had a wonderful experience from start to finish. Tyler, my salesman, was excellent. He really knew his product. There weren’t many questions he couldn’t answer but when there was something he was unsure about he did some research, found the answer and got right back to me. Corey, the project manager kept me informed every step of the way from the time they broke ground in January until completion. Been living in Clearview for a year now and it's been the best decision to go with Ryan homes. Decker is great and will make sure you get what you want. Houses aren't a quick build and they aren't pricey like the ones in town.
Only bad thing I have to say is when it rains our yard floods and we put in multiple tickets and no one responded and when they did it was after the year was up. Not cool and now I have to pay someone else to fix what should have been fixed under my warranty by Ryan Homes.

We have had an amazing experience building with Ryan homes at The Greens at Blackthorne Estates. Our journey began last December when we met with our sales rep (JP). After several visits (and LOTS of phone calls on his days off..) we were confident we were ready to move forward with a new home build. We signed our contract in the end of January and had an additional sales rep (Steve). We felt so blessed to experience both sales reps as they truly made this experience fantastic! We were set to break ground in March when Covid hit and construction was put on hold. During that time frame Steve and our project manager Jeff were in constant communication with us. They assured us as soon as construction opened they would break ground! They held true to their word and on May 1 construction openEd back up in Pennsylvania and we broke ground! I cannot say enough positive things also about our project manager Jeff. He truly made this experience so great with his attention to detail. His willingness to help us close a few days early showed us his commitment to us! We have been in our house going on three weeks and could not be happier! It is a wonderful community and we are so thankful to be a part of it! Thanks Ryan Homes, JP, Steve, and Jeff for helping us build our fantastic home! P.S. we used Nvr Mortgage and could not have been happier! Allison was hands-down one of the most knowledgeable loan officers we have ever dealt with!

As a first time home builder, I was incredibly nervous about starting what I thought would be an overwhelming process. But from the moment I walked into the model home, my nerves were calmed by the fantastic Ryan Homes team. From our sales rep (JP) to our project manager (Jeff), we were made to feel more like friends than home building customers. We were well informed and involved every step of the way, and could not be happier with the outcome of our beautiful Columbia. The only regret I have is not listening when the sales rep told me how much I would want that third car garage (that we decided not to get). He was right ;) The Greens at Blackthorne Estates is a fantastic community, and one that we're now very proud to call home.

We had the pleasure of working with John Farro. Our experience was amazing! John answered every question we had and then some. (Sorry John) He was very professional and super easy to talk to. When we left the office, the decision was a very easy one to make because John covered everything! The house we are purchasing is perfect for us and will be designed the way we want it. We are super excited and cannot wait to become residents of Milford Ponds in our new beautiful home!!

They have been extremely helpful with the purchase of our new condo. The sales people have been friendly and helpful. The project manager on the construction answers all of our questions promptly and keeps us informed of the progress. Update: We have lived here for a year now and we have encountered a few warranty issues and Ryan Homes has been very responsive to any concerns we have had and very quick to resolve them. I would call it exceptional service, far exceeding expectations!

My experience with Ryan homes in Milford Ponds and the purchase of my new home leaves me with one word: exceptional. Everything and everyone,was exceptional..Mr. Ed Goddard sets a standard that is going to be hard to follow. His professionalism is the bar( bar none).

I am having a house built in Milford Ponds and John Farro has been very good about going over every detail with me. The builder was on the phone with me since I am out of town and again went over all the details about the house before they start on it. I find that very comforting. He keeps in touch with me which is much better then the builder did that built my other home. Ed was also very helpful.

If you are looking for a brand new home in Milford, Delaware Ryan Homes should be your first place to stop in your hunt for a new home. My husband and I drove from New York City met with John Farro, who is an amazing Sales Representative we looked a the model home one time and we signed the settlement agreement documents the same day. My husband and I have been looking at homes in Delaware since 2016 now house hunting days are finish.

My husband and I have built several homes in the many years we’ve been together, and our home at The Greens at Blackthorne is by far our favorite for many reasons. Each step of the process was completed thoroughly, the entire Ryan Homes Team made themselves available to us always and their follow up on any concerns was timely. We love our new home and enjoyed the friendships we’ve made along the way.

My husband and I decide to finally build our dream home after being in our previous home for 38 years. We could not have been happier with the experience, we found the experience exciting and fun. We worked with so many nice and experienced individuals from beginning until we had keys in hand. Even after moving in when minor things arose, action was taken very quickly and professionally. My husband and I built the Aviano Ryan home and couldn't be happier. The process from beginning to end was easy and a very pleasant experience. The people that we worked with from the sales department and building crew made us feel like we were the only ones that mattered. Our home is everything we could have hoped for.
