I recently purchased a new construction home in Middle Creek Preserve in Lewes, DE.
This would be my very first venture into world of having a custom home built. So, when I commenced my journey with Ryan Homes, I wasn’t sure what to expect.
Enter Jason Ohnmacht as our extremely dedicated Project Manager. Jason went above and beyond throughout the entire process. Jason is a highly knowledgeable and engaged professional.
He is responsive and quite adept and managing the client’s expectation with a keen eye for detail.

What started as a random click on a Facebook ad, turned out to be one of our best decisions ever: A visit to Regents Glen Villas, and our introduction to Josephine.
Josephine greeted us warmly, introducing herself and invited us to tour the gorgeous villa. We immediately loved the open floor plan, spacious kitchen, and first floor primary bedroom and bathroom.
What struck us as extraordinary are all the exceptional details which are included in the standard package! Tasteful, doesn't even begin to explain the extra touches making this "Caroline" layout the perfect future home for us.
We have been searching for a perfect landing spot to call home, and I am thrilled to say we have found it. Within one day of meeting Josephine, we chose our lot, and all of our plans for our future home.
This is the seventh home we have purchased in our 37 years of marriage, and Josephine is by far, one of the most exceptional, knowledgeable, and professional realtors we have had the pleasure to deal with. No question or concern was too small for her to address with us. We feel confident and excited knowing Josephine will be by our side as we wait for our home's completion this fall.

Solo una sugerencia: por favor, expliquen a cada vecino ,dueño o inquilino que no existe estacionamiento designado; nadie puede adueñarse de un estacionamiento solo porque está frente a su casa, ya que hay casas, como la mía, que no tenemos estacionamiento frente a ellas. Maxwell- My guy Max a milli! What a guy! My partner and I stumbled into his office one day after watching the development of cedar hill grow. From start to finish Max was full of charm, charisma, and personality. I am a big vibe person and Max matched our vibe. He made sure we were comfortable; he was very flexible and understanding. Max is a huge part of this community! Seeing him day to day he is almost like another neighbor. Anytime any day even AFTER closing, Max has been available to us, checking in and still available to answer any and all questions. He goes above & beyond and we truly don’t know what we would have done with him!
Michalynn- We appreciated Ms. Bacon so much, she’s another person who is flexible, personable, and understanding. She would answer our calls and questions even on her nonbusiness hours in order to meet deadlines. She walked us through everything in detail and with grace for the contract, numbers, programs, rates and never left our side even during underwriting or settlement process. She was the cherry on top of our sundae and saved the day for us numerous times.
Tony- what a guy! This is our first home, but I told Tony I am calling him directly to build my next home because he set the standard extremely high. Tony made us feel secure and safe with our home. He took the time to answer all of our questions in detail and with quickness.
UNFORTUNATELY, the NVR mortgage and underwriting process is another story! For our first home buying process they made it extremely stressful, and we even considered backing out a few times and going with another lender. But thankfully, due to Michaelynn & Max they calmed the storm and made it happen. But, there is absolutely room for improvement on NVRs end and the quality of service being provided to the consumers.

I am very happy with my new home. It is very beautiful and better than I expected.
Even when some unforeseen construction issues arose, the team quickly jumped on the issue and resolved it to my satisfaction.
I spent a years scoping the market, trying to find the perfect house without being house-broke. I am so happy with my decision. All of my boxes were checked at Sawyers Mill with Ryan Homes- space, yard, 4 beds, basement, close to the highway (but quiet and safe), dog park, upgraded kitchen, walk in closets, open floorplans, etc.

I had an impeccable experience with Jameson Ewing and Maxwell Miller. They both went above and beyond throughout my buying and building process.
Maxwell was my Sales Representative. He was incredibly straight forward and honest throughout the entire buying process. I truly felt like he wanted me to be in the right home for my needs and budget. I was truly confident taking his advice and recommendations in building and customizing the home. Having seen the final product, all of his advice was perfect.
Jameson was my build project manager. He did an amazing job describing every technical detail of the build process, utilities, and warranties. He kept me updated with pictures and videos along the entire building process. He showed me a build calendar so I knew the schedule for everything and managed to complete the home within 3 days of the projected date despite storms and winter weather! (For reference, most builders need a month grace period between the projected date and actual closing date.) He gave me great advice on how to maintain my home once the build was finished as well. After I moved in, Jameson assisted me in setting up and using my warranties.
Ryan Homes delivered as promised. My home looks and works great. Thanks to their closing cost assistance, I ended up with a higher quality, higher value home than I could have afforded otherwise, not to mention it's brand new! The community looks beautiful. There are two dog parks, (one for small dogs, one for bigger dogs), a pool, a small gym, and a children's play area. I highly recommend Ryan Home, and more specifically, I highly recommend working with Maxwell and Jameson!

I had a very good experience working with Mike Hegemier. Mike was very helpful and guided us well throughout the process. The best thing about Mike is, he’s very transparent in explaining all the details and showed us all the possible options in selection of lot. He always responded quickly to any questions I had, making the entire experience smooth and stress free. I really appreciate his patience and dedication, I highly recommend him.
Coming to Ryan Homes willow hills, we felt it’s a good community to be part of, mainly after seeing phase I and Phase II houses. We were late in the game to buy one in phase II but finally we were able to buy in phase lll…..

I moved to this community because my best friend bought a home here and I’m renting a room from here. I wasn’t here to see the construction process nor did a deal with sales people, so I can’t comment on that aspect, but we did have to submit several warranty requests after she moved in. Because my friend is frequently out of town and I work from home, I dealt with Alissa (or Alyssa?) and it’s been such a smooth process. She didn’t treat me differently because I wasn’t the primary homeowner and just a renter, and she truly went above and beyond for us. She even shared some home maintenance tips we never thought about. We’ve been really impressed with the super customer service provided. We would expect that from a custom build home, not a small townhome in Antioch.
I wish the parking spots were numbered. Though, it seems like our immediate neighbors have an understanding so we don’t park in each other’s spots.
I hear the HOA approves fences in our patios so that’s good.
We used to have a trash problem but the HOA fixed it too by adding an additional dumpster. Though, I don’t know how it’s gonna be once those new buildings are finished.

Maxwell- from our first interaction gave us so much confidence which in turn gave us the encouragement to move forward with the process. Maxwell was friendly, down to earth, very knowledgeable and highly responsive throughout the process from day one up until the day we closed on our home! His calm yet charismatic personality really eased a lot of my nerves - and he did so with soo much patience!!! I am so glad we had the opportunity to work with him , it really made all the difference!
Tyler- I love that he was very informative and gave us the insight to work on a few things to allow us to make home buying an option for us.
Jameson- Very friendly and knowledgeable. Communicated regularly with us throughout the process and gave us all the ins and outs of our home. Any issues/concerns brought up by myself or realtor were promptly resolved. We love our home!
UNFORTUNATELY the underwriting process with NVR settlement was not pleasant and initially took away from what was such a positive experience as a first time home buyer. By the grace of God things worked out in the end - but there are a lot of areas for improvement especially with regard to communication, transparency, and overall client experience.
The community gives a very tucked away resort feel that offers a lot of amenities! I really enjoy the walking trails and I am excited that they will be building a playground for small children!!!
Overall it was a rollercoaster of an experience- but thanks to our realtor Demetrius our sales associate Max we are happy to say it was all well worth the ride !!! ❤️

Lets talk about my experience so far since August 1rst until September. My experience with the house was horrible I had mold and water leaks by the sliding doors to the yard. If it wasn’t because of Anderson project manager and Miryam warranty supervisor I would’ve giving you a 1 star. My entire process was amazing and smooth and they both made sure I felt home and safe. We went in with so many questions regarding the difference in buying a new construction in contrast with buying a resale and Bobby, Danny and Max all answered every question in a straightforward, professional and cordial. My home is not perfect in every detail but I wasn’t buying an expensive custom home, so I’m pleased with what I got for the price I paid for it.
I hope Ryan Homes changes their paint, though. While I like the color, it’s very neutral, it’s marked easily. Don’t attempt to clean the marks with a wet rug, or you’ll ruin it.
Fence - we have a partition board between units but I wish our yards were fenced off.
HOA - we had some trash issues in the past (dumpsters weren’t getting emptied quick enough) but Ryan Homes coordinated with our HOA and that problem was solved. They added a few dumpsters and enclosed them in a gated area but I think the dumpsters are still too small and too far from our units.
I wish we had a dog park as I have a dog and it would be nice for him to have a good area to play. I don’t think they will add it because there’s no space for that. It’s on the HOA to decide, though.
I also wish that ALL homeowners picked up after their dogs.
Parking is not assigned but you do get 2 spots technically. You can park anywhere, so depending on your preferences, it can be good or bad.
I was very pleased with the warranty department. Alyssa, my warranty representative, was handling my requests. I didn’t have many things to complain about, but the things that I did bring up were taken care of so quickly and professionally! She is very quick to respond to my texts, never left my questions unanswered.
From reading online reviews, I see that a lot of time good homeownership experience heavily depends on the person who handles your request. I’m pretty sure that if Alyssa wasn’t the one dealing with my warranty issues, my experience would have been different. I think Ryan Homes is lucky to have such a dedicated and passionate person on their team. She brings a lot of value to the company and she’s the reason I’d recommend Ryan Homes to my friends.

Our Sales Rep was Nathan Silva. When I tell you he was beyond fabulous and knowledgeable, that would be an understatement. Nathan was so great and answered all of our questions, as well as gave us alot of knowledge on different situations and scenarios, including financing info. He spent a whole lot of time with us and did not rush us in anyway. He made it possible to tour the specific unit style that we had interest in. If you are looking to get info or tour this development, I would definitely say ask for Nathan Silva as you will not be disappointed!!

Sally was our sales representative and Kevin was our production manager. Both of them were amazing. They were friendly, prompt, accommodating and much more. I’ve recently moved into my new home and honestly, I’m loving it! The experience itself was great. I used to work with a large handful of builders/contracts in the DMV area, and oversaw thousands of new construction projects. I worked with other National builders on similar communities, and I was really skeptical in buying a home in one. I’ve talked countless new construction home buyers off the ledge over the years. Rick, our sales rep, did an awesome job building value in the home. Dan, our project manager was amazing. He kept us in the loop on almost everything. Our pre-drywall walkthrough was solid, and the windows (which were one of my larger fears, were installed well). There’s a couple of things we missed on the final walkthough that Ryan Homes was more than happy to help fix for us (so far good experience w/o Th the warranty team). Some really small things we noticed in the carpet or trim we didn’t even bother to reach out about, because it’s hardly noticeable and everything else was done well. I’m really excited to see how everything is when the house settles, but so far, this was a fantastic experience. The team here at Bloom Village, is nothing short of great. From Rick, to Dan, to Samantha, Leslie and Rana at NVR, they made it easy. There’s only a handful of builders/project managers out here that I would trust and recommend, and Dan is definitely one. Thank you! (Ps if you get a chance, can you remind me which living room switches are wired to the rough-in?)

I purchased a Ryan Home in October of 2023 in Middle Creek Preserve. Initially the sellers were extremely friendly and helpful, but unfortunately, I cannot say same for the construction of the home. I noticed a crack in the ceiling and the concrete sidewalk is chipping. I called Ryan to notify them about the cracked ceiling and never received a response. Three weeks later I called them back was told the one year warranty had expired.I asked them if there was a grace period, since it was only a few months after the first year and was told no. The sidewalk wasn’t also covered after a year. What concerns me is that this is a new build, so I’m surprised and I’m wondering if the quality of the materials and workmanship is up to par. Buyer beware….They give you no courtesy and grace after the sale.

Gabriel assisted us with Ryan homes and the various models at costa Blanca. He was very clear when explaining the models and the premiums they offered compared to other developers like Lennar Homes. Lennar doesn’t give you an incentive like Ryan homes not even close. As far as being a first home buyer Gabriel and Ryan homes offered the premiums and Lennar didn’t so that means extra work to make your home the way you want it. With Ryan homes they gave us the option even as first home buyers to extend tiles choose the kind of counter tops and rock that we want for the kitchen. Gabriel was very professional and upfront in everything mentioned even when asked the same question 5 times. Highly recommend this developer and if you do choose Ryan homes ask for Gabriel to your you around their models you will NOT be dissappointed.

From the moment Teresa Rehm signed us to a contract until present everything has went smoothly.Teresa was so nice to us answering all of our questions and getting us prepared for what came next. Introducing us to our project manager Jordan Harrah, I can’t say enough about Jordan to due justice but I’ll try! from the very first day he told us everything that was going to happen in the next 3 to 4 months detailing everything and explaining when we had questions and what his expectations was concerning the construction and how he would take care of any concerns we might have along the way. Everything got done beautifully but there was a few things that I brought up , the storage space in the garage had chipped drywall along the bottom seam when we mention it he said that it’s an unfinished garage and that’s standard and I said ok I’ll get a piece for it when I move in the next day he called us and said he went ahead and put a trim piece there for us which was great. He recently told me he was having his drywall guy cut a piece and install it at the bottom of my basement stairwell that I was concerned about that’s just a few of the things Jordan has done for us that he wasn’t obligated to do sending us pictures every Friday of the progress while our home was being built which we were very excited to see every week the final walk around and helping us with the warranty process . We couldn’t have asked for a better construction manager than Jordan he is such professional when it comes to his job but he also is a great guy to get to know I’ve enjoyed talking and dealing with him he represents Ryan Homes very well and we are very excited and happy with our new home thanks to everyone it’s a beautiful community and we would recommend buying a Ryan home 👍 I also want to give a shout out to Kyle from the home warranty department that went above and beyond by showing up at my house to make sure issues that I had were taken care of very professional and very nice I appreciate all you did Thanks

We bought a home in Sawyer’s Mill and are so happy with the purchase. Bought the home in October 2022 and moved in early March 2023. Stephanie (sales), Ann (affiliated mortgage officer), and Jordan (project manager) were all great and professional to work with. They answered all of our questions transparently and made the whole process of a new build enjoyable. Jordan was awesome in giving weekly photo updates of what was happening that week and what the next steps are. Ryan homes process from purchase to close was pleasant and consistent. I knew what to expect and when. Even when there was an outside delay I was kept informed. Adam our sales person was awesome. A pleasure to work with and helped us thru the decision making process. He was fun to work with and very positive. Bryon our project manager was accountable and timely with his weekly updates. Joe was a project manager we met half way thru the build and he was our dogs BFF! After our close the fence we were installing was to go to the property lines and the sod had not yet been placed. The same day they got a team out and added the sod.
When our street is done (and that will be soon) we will miss waving at them early in the morning as they check on the contractors for the new builds.
With any build there are some glitches, but this team made the process easy and understandable.

We are a few weeks out of signing our contract with Ryan homes. Sally was the representative that I met to tour and discuss what would work for us. She is very polite and professional. She did not ever make me feel pushed into anything. I had to go without my husband who ended up having to work and it did not feel overwhelming to make decisions by myself because Sally really made the experience great. She has followed up and answered questions in a very timely manner. The customer service aspect has been wonderful! We are looking at August to have our house finished. We had a home built in Sunbrook & the whole experience was good.
Rather new or 100 years old, search enough you will find flaws in a home, therefore I had realistic expectations.
The staff from sales to project management did well to & we are about 6 months in and the staff is still very friendly and willing to help if we ever need it.
I am very happy with going with a home in Sunbrook, & I believe the staff has to do with how your experience with Ryan’s will be & this one is great.

We built the Spruce.
Rosaline and Kevin with Ryan Homes were extremely helpful with the building process. Rosaline specifically for the initial design aspect and Kevin for the building & post build aspect. Ryan Homes broke ground in December of 2021 and completed April 2022 when we moved in. Both Rosaline and Kevin stayed in touch throughout the project. We have had a great experience with the building portion. Fast forward a few months ( January 2023) after allowing time for things to settle we had a drainage issue. Kevin, always willing to help, not only took the time to listen to what issue we had, He was able to schedule a time to have our issue resolved within a week. What I think is great is that Kevin and Rosaline are still very available post build in addition to the new homes being built.

I am following up on the review I posted last year when my home was completed. I have now been in my home for almost a year and I am just as happy now as I was then. I have been dealing with the Warranty Department over the past months and must say that I have been pleasantly surprised by the response time, as well as the quality of work. Also, the Warranty Manager, Fran, is exceptional! He never fails to follow-up to make sure that all repairs were completed to my satisfaction. I would be remiss if I did not mention that any needed repairs were minor. There have been no major issues with my home at all!
I recently built my new home at Ryan Homes at Middle Creek. The process was seamless from the minute I signed the contract to the minute I moved into my new Home. Liz in the Sales Office was amazing. She was so professional, attentive and responsive to all my questions. Iris, my Project Manager, was just as professional, attentive and responsive. Since I was living out of state, Iris sent me weekly pictures of the building progress. I really looked forward to receiving my weekly text from her. Middle Creek is a wonderful community with nice amenities, and most importantly, it is so conveniently located to both downtown Lewes and downtown Rehoboth Beach. In addition, the residents are so nice and many of my neighbors have already become friends.

Arcadia Ranch is one of the best value communities. The experience throughout the entire process was great. Monique in particular was very responsive and super helpful with all my family's questions. First and foremost, we were very pleased with the location once we realized it was just off Richie Highway, where there is tons of things to do and very convenient. The community is tucked in its own area, which we loved. The homes looked beautiful and the model homes were great. We met with Houston who was a ton of help! Most new construction communities will have you walk the models by themselves, which is totally fine, but we appreciated that Houston was there to answer any and all questions we had as we walked through the model homes. He waited at least four hours until our realtor was able to come by and see for herself and ask any questions we weren’t sure to ask. So five stars for Houston and five stars for Cedar Hills!!

This was our second Ryan built home. The first experience was in 2003. This time it was night and day compared to the first home. Ryan homes has gone above and beyond with our new home. Ryan Homes at Lakewood Park in Deland has been amazing from start to finish. Let’s start with the Sales Department. Thovas was amazing. He worked with us with everything we wanted in our new home. If fact, he would send us pictures every Friday showing us the progress on our house. Once the building started, our Project Manager, Brian Carter, walked us through the process of the construction. We even noticed some items that were missed before our walk, and Brian jumped right on those issues and got them corrected. Brian did a sensational job letting us know how the house was coming along and would also send us an update on Friday’s. Brian was transferred to another site, but the replacement Project Manager, Ross, was incredible. He went above and beyond our expectations. He was always one step ahead of my wife and I, catching every little detail even before we could. Even after our walk through, any issues we had found, Ross took care of these within a day. He was very informative of all the manufacturers and showed us how to get items taken care of if it was a manufacturer issue. In fact, we met Mike, the warranty guy, right after our walk through. Mike has contacted us a few times to make sure any issues we had were taken care of. Your Sub-Contractors that have come by to fix items have been great. Ross has been an absolute pleasure. It’s hard to find great people to work with, but the whole process from start to finish has been wonderful. We will definitely tell everyone about how pleased we are with Ryan Homes.

I am VERY happy with my new home. It's been a few month and, like with any new home, there were some hiccups along the way but overall, extremely pleased with how everything turned out.
The team at Ryan Homes is awesome. My parents previously bought with them many years ago so it was nice for me to be in their place this time around.

In February of 2022 I put an offer in on a home in Durham and there were 39 other offers. After that, I knew that bidding wasn’t the route for me and wanted to do new construction. My agent and I stopped by Courtney Creek and after meeting with Jack, we learned there was NO BIDDING, several lots to choose from in the $400k range, and it was located close to RTP. Jack also welcomed my dog Koda, provided him with a water bowl, and gave him treats! On an even sweeter note, his partner came by with their own dog and took both dogs for a walk while Jack and I discussed details on my new home. This is my first time buying a home and I couldn’t have asked for a better initial process!

As a new home buyer/owner we were looking at all options. We preferred to build instead of buying a used home for our first home. However, we were a little nervous to say the least based off what we have heard from friends and family who have built homes. We had been a few local builders and to be honest we almost gave up on it. This was due to the build length of time, the amount of meetings that would be needed, the feelings of being pushed off as not needed or cared about whether we bought a home from them or not.... Then we made a last minute stop at Ryan's Homes in Franklin/Middletown. We showed on up on a Saturday afternoon, just to look around and check out the model home expecting there to be no time for us as we had no meeting scheduled. When we arrived to the model home we met Keith. Keith was free and walked us around the model home answering questions, asking questions, and taking time to explain options for us. within a short period of time after speaking with Keith and getting all of our questions answered we were sold! We didn't have to schedule another meeting to discuss our questions or concerns, we didn't need a 12 hour meeting to discuss upgrades, we didn't need a meeting to talk about finances or loans. Keith was able to take what appeared from our builders to be a 2-3 month process and completed it in our first unexpected walk in visit. He did not pressure us into anything bigger then needed, or unneeded upgrades. Which was amazing! He obviously spoke about them and explained how they work, but again did not try to shove in our package to get more money from us. All in all within 2 days and less then 12 hours we are now Ryan Home Owners and excited to break ground in the coming months. If anyone is looking at this community or wanting more information, I cannot express our happiness with Keith and his abilities. Please go and see him directly, you will not regret it.... I will update this post in the future to reflect what I can only assume will be more great news once our home is finished. Thank you, Keith!!!

My partner and I had a very positive home buying experience with Ryan Homes at Courtney Creek. This location in south Durham near RTP is amazing, and the three-story townhomes are modern and spacious. Our sales representative Jack was extremely responsive, well-informed, and transparent throughout the entire process, giving us the information to make a sound choice (without being pushy) and then the follow up with all the next steps. He was incredibly knowledgeable about the community and home itself, and helped us to choose design features while keeping costs carefully under control.
Also of note, we decided to go with a newly constructed home in part to avoid facing a bidding war with existing homes. However it turned out many new home builders in this area actually take bids, so it's not uncommon to face a bidding war for a newly constructed home, which seems exploitative. Ryan Homes does not do this. Overall it has been a pleasure working with Jack and Ryan Homes. We are excited to move into our new home this fall!

What an amazing experience, the team at Ryan Homes made everything seamless. A big factor in their exceptional service is the communication from Holly the Sales Rep. who answered all emails and phone calls promptly with the answers I needed to Tyler the PM with all of his progress updates and to Ryan and Ryan the Financial team that explained everything throughout the process with constant updates.
I even saved money through their Property Insurance division, their price was lower than all of the other companies I called and they saved me a substantial amount of money on my auto insurance as well.
I would highly recommend Ryan Homes, so stop by this is a beautiful community.

Dealing with Mark has been an absolute pleasure. I went for a visit with no intention of buying a home. Mark sold me on the community almost immediately. The lots, the layout and price were all to my liking.

I was traveling from out of town looking for a home and had scheduled several appointments with several other communities. The first one didn't show up on time, so I drove over to Ryan Homes at Courtney Creek. I was initially greeted by Wendy who told me to "come on inside", even though I didn't have an appointment, and she introduced me to her counterpart, Jack. In this COVID environment, walk-ins can be hit or miss, but I very much appreciated their kindness and exceptional customer service. I had viewed the community on Zillow, and immediately fell in love with the houses, so being able to see it and discuss my plans for the home with Jack was great. Buying a home can be a daunting task, especially if you're unfamiliar with the city, but Jack's knowledge of the area, construction process and overall understanding of the community development plan helped make my decision even easier. I do feel bad as I had a later appointment at another Ryan Homes community at 751 with Kate, which I'm certain are equally as beautiful, but like they say, "when you know, you know". I'm very fortunate to have the pleasure of working with Jack and Ryan Homes, and we should hopefully start construction on my house this coming spring! Very much looking forward to what the city of Durham and the Courtney Creek area has to offer! So, bottom line: If you're looking for a great house in a nice neighborhood with beautiful floorplans for a great price, AND you're looking to work with a solid company with outstanding sales representatives, look no further than Courtney Creek.

Our friends recently purchased a lot here and since we are making plans to move soon as well, we went for a look-see. Our friends had done a nice amount of research and I think they chose a great location (there are many build sites in Lewes right now). The entry is appealing and the amenities offered are nicest bang for the buck. We absolutely loved one of the models (Cumberland) - exactly what we want and beautiful. I know the home sites are selling like crazy, so we may not be able to join this community a year later. Lewes' town is adorable. Cute shops and places to eat. Music on the canal and the water is closeby with walking/bike paths to get you there. There is medical and shopping nearby. The only thing that is missing is an airport closeby and we are concerned that the road infrastructure is not going to grow enough to handle all of the new communities being built. Plus, summer will be crazy busy being near Rehoboth and beaches. Overall, the community is great, the sales team is friendly and professional, and it's a place to check out if you are considering a move to Lewes.

Phillip is the consummate professional: As you go through this process you have many questions: He has always been quick to respond with the accurate information that we need. If he doesn't know an answer to a question he will find out for us. He also goes above and beyond his job responsibilities. We flew into Indiana and had one day to put our house under contract before we had to leave and he was working until 11:30 at night to get the answer to the questions we needed. The Ryan Homes team in Camby has been amazing to work with. My wife and I just happened to make a wrong turn in Camby and ended up scheduling a meeting with Nick. After a couple more meetings we sold our house, moved into an apartment, and got to watch every step of the home building process. David, the project manager, was very knowledgable and attentive. We hired a 3rd party inspector and David was extremely accommodating. Nick and David were both also very transparent - we were able to come by roughly once a week (or sometimes more) and they both answered all of our questions from the beginning. The crews building our home were also very nice and accommodating. Any time we would show up, they would always let us walk around, even when they were working, so long as we stayed out of the way. When we first started the building process, we looked at tons of reviews for Ryan Homes. While some locations didn't have stellar reviews, our experience building in The Enclave has been nothing but great. Ryan Homes, and specifically the team in Camby, has gone out of their way to make sure my wife and I didn't have any unanswered questions or unaddressed complaints.

As I began the process with Ryan Homes, my first encounter was with Collin Carr. He was absolutely a joy to work with. Collin was professional and truthful about everything during the process. He respectfully informed me of what to expect and of the possible ups and downs during this pandemic. I appreciated this because he did not throw unrealistic sales pitches that you so easily can get! Once the house was selected I had the great pleasure of having John Eckenrode And Tyler Paradyze as my Project manager and P.M.Assistant respectively. The level of professionalism and respect were absolutely amazing. There was no question to minor to ask of them. During the process, they made sure that they were in touch via email weekly with pictures and updates! Amazingly on point. And that touch was sooo appreciated since I was out of state. When I can to check on things, I was welcomed with open arms and given what ever attention I needed. John gave you time during the walk through to make sure you understood all that was discussed, from the importance of grass watering to calling for assistance in repairs. His attention to details was great.

We recently got a townhome (to be built) from Ryan Homes at 751 South. Jess Krieger has been very professional and helpful throughout the process. The community will have amenities such as gyms and retail services. The area of 751 South is very convenient: 4-min drive to I-40, 7-min drive to Southpoint Mall, and 8-min to Raleigh Rd toward Chapel Hill. For those who like hiking, there's a 2-mile Eagles Spur Rail-Trail immediately to the left of the community, leading to a north portion of Jordan lake. In our view, the sparsely populated area along NC 751 has great potentials in the next several decades as the Research Triangle continues to attract talents from across the nation.

I have been looking around the RTP area for a new home for a decent amount of time at this point. A few months ago, I joined the waitlist for Courtney Creek. At that time, I came in contact with Jack Synesael and since then he has been nothing but a pleasure to work with. Jack was very knowledgeable about the homes and very willing to accommodate any questions and requests. As a first time buyer, Jack went above and beyond in any way possible to make my first time buying a house a great experience.
The neighborhood itself is in a great area that is beginning to pop up. Driving around the area, there are new apartments and home communities all over. I am excited to see the rest of the development both in Courtney Creek as well as the surrounding area over the coming years.
I can't wait to move in to my new home!

I’m so excited about the unique opportunity of living in this brand new community situated only 7 minutes away from Downtown Durham and so close to the RTP Area. The units are so spacious and full of natural light and the upcoming sand volleyball court and trails promise to keep the future residents physically active and in close contact with the nature. My wife and I have been looking at doing this for a few years and have talked with a few different reps with varying companies and hands down Cristina was the best. Been living in Clearview for a year now and it's been the best decision to go with Ryan homes. Decker is great and will make sure you get what you want. Houses aren't a quick build and they aren't pricey like the ones in town.
Only bad thing I have to say is when it rains our yard floods and we put in multiple tickets and no one responded and when they did it was after the year was up. Not cool and now I have to pay someone else to fix what should have been fixed under my warranty by Ryan Homes.

I love my new home at Mansfield Meadows! Brand new with lots of amenities. Beautiful scenery with sunrise from my back patio and sunset from the front lawn. Making new friends and walking regularly is so nice. Being with adults of my age with similar lifestyles and grown children feels nice. We are looking forward to the clubhouse opening soon! We have some ideas of clubs to start and just relaxing in the common area by the fireplace. Pool and shuffleboard and tennis courts too! It took a while to make this decision and I looked at many communities. This was a great decision!

**I wrote my original review a few months ago, when we had just started building. We move into our new home tomorrow. Ryan Homes has continued to exceed our expectations. Our hone is stunning, they walked us through every single thing, and we are so happy. Jason, the project manager has also been phenomenal during the entire build. I heard from friends who used other builders that we wouldn’t be in contact with the sales rep after we began construction. For us, that was not the case at all: Philip has continued to be in contact and work closely with Jason. We are so happy we chose to build with Ryan Homes! **
We have had a great experience! My husband and I were planning on moving next fall, and I had seen that Briar Creek would be opening a second phase, so I originally called for information on Phase 2. Philip assisted us and has been phenomenal. He has responded to all my questions in a very friendly, professional way. We ended up looking at the home, falling in love with the lots, and are building in phase 1. As it was not the timeline we expected I’ve had a lot of questions and he has never made me feel like any question is too small. He promised me from the get go he would do everything he could to help us build our dream home and he has absolutely done that. We are looking forward to continuing to work with him, then the project manager during our build, as well as our loan officer Seth, who also has been extremely helpful. Both of them have met with us at times that were convenient for us as full time employees with two little boys. We have had a wonderful experience thus far and cannot wait to be in our new home!

The three together were our dream team. We stopped at Sunbrook to walkthrough the model homes. We came back the next day to crunch some numbers and two days later to sign a purchase agreement. Melody was always helpful and quick to respond to any questions that we had (and we had a lot!). While our house was being built, we were able to access the model home and take measurements for curtains, furniture, etc. While our house was being built, we were allowed to stop by every week and walk the property and house. This enabled us to ask even more questions and watch our house take shape with each phase. Anthony was very prompt in answering any questions that we had about the building process and kept up to date weekly with the progress made. The whole process of purchasing a new home was as stress free as possible thanks to Melody and Anthony's professionalism, friendliness, and patience with our questions. Our kids are loving their new rooms and neighborhood. If someone is looking to build their first home, I highly recommend stopping by to look at a model home and speaking with Melody.

I started my process with Ryan Homes back in May. They started building in June and Finished mid September. Im very happy with the Services that I received from my project manager. (William Kirtland and David Huss) Would send me weekly updates and photos of the house.
They worked quickly and delivered my house to me in a reasonable amount of time. Ive only been in the house a little under a month and I couldn't be happier. My children Love the house, and they are happy.

We were in the market for a new home and decided to go with Ryan homes, as we had never had a new house before. I did my research and met with Hye! She was a sweet and was able to answer all of our questions. She let us look through the model home multiple times, and wasn't pushy about making a sale. She crunched all the numbers and made sure we were comfortable before giving up any money. I really had a good experience meeting up with Hye. The community is up and coming. There are many plots still for sale, A playground is supposed to be built as well. Its not a bad little spot to buy a home. I am very excited to have purchased my first new home with Ryan homes. So far the process has been great. Cory is very responsive and always available to answer any questions. While we didn’t use NVRM for our mortgage, Seth was also always available for questions and very professional. We haven’t met the PM yet so nothing to say on him yet.
We look forward to updating more as our first home begins being built.

The model is amazing!! Great location. Emma is the best!! The prices are good. I was originally buying at another Ryan Home community. I came to Cedar Hill on a Sunday just to look at the model. I loved it so much I’m in the process of purchasing one. Best part for me is the I customized it just the way I like.

I thought this whole process of building a new home was going to be super stressful but honestly they made it so easy and kept us in the loop with everything, also towards the end of this whole process they would call every Friday to give us updates on the house and would explain everything they did for the week also answer any questions we may have.

Being able to purchase a brand new home of my own instead of renting is huge start for a great investment with this community .

I am having a house built in Milford Ponds and John Farro has been very good about going over every detail with me. The builder was on the phone with me since I am out of town and again went over all the details about the house before they start on it. I find that very comforting. He keeps in touch with me which is much better then the builder did that built my other home. Ed was also very helpful.

If you are looking for a brand new home in Milford, Delaware Ryan Homes should be your first place to stop in your hunt for a new home. My husband and I drove from New York City met with John Farro, who is an amazing Sales Representative we looked a the model home one time and we signed the settlement agreement documents the same day. My husband and I have been looking at homes in Delaware since 2016 now house hunting days are finish.

I absolutely had an amazing experience at Ryan Homes Heartland, my husband and I had just decided to start looking at homes or to have a new construction. They where the first and only home builders we went to and We spoke with Philip, we couldn’t ask for a better Sales Rep. Felt more like talking to a friend then a sales men. We told him exactly what we needed and to our surprise he had just the home for us. We where so surprised not only by the home but with such great customer care. Every single request we had, Calls and text were always promptly answered by Philip. We didn’t even bother in looking for any other homes. Just checked out the single family homes. For $400K, they serve up a good deal: 5 bedrooms and a double car garage, plus den. Great location off Ritchie. They also have a few snazzy townhouses. This place will be a quiet and beautiful recluse. Well done Ryan homes!

Amber did a great job helping out and explaining the process with us and helped out with our process to ensure we got our home built the way we wanted. She definately went above and beyond compared to what the other reps at other builders did when we went in for pricing and info. Jim our project manager did a phenominal job with the quality of our home and made sure it was up to our expectations. Love my new Ryan Home. All the floor plans are created to allow for individuality so each owner can make the home what works for them. I absolutely love 1 level living. I have also met many new people. I wanted a community where I had the opportunity to get to know my neighbors. Everyone I have met has been wonderful. I know we will have great times in the soon to be built clubhouse!

We love the location. Only about 15 percent built but good feelings for the future. Clubhouse and pool to be built in 2020. Friendly neighbours and some well behaved dogs. Ryan Homes (Jared and Teresa in particular) has been very responsive to any questions and requests. The HOA (Integra) is reasonable and helpful (Stephanie in particular) and the follow up to any particular problems resolved (quite quickly I might add) has been consistent (by Sam in particular)
The build quality is exceptional for the price paid. Extras and upgrades do not short on what you get for the price. Grounds maintenance has been wonderful, lawns even though new are looking great, sprinklers throughout.

Absolutely wonderful experience from start to finish. Very responsive team and answered all of our questions, and we had a lot being first time home buyers! The neighborhood is full of friendly people and we are so happy with our purchase.
