I recently purchased a new construction home in Middle Creek Preserve in Lewes, DE.
This would be my very first venture into world of having a custom home built. So, when I commenced my journey with Ryan Homes, I wasn’t sure what to expect.
Enter Jason Ohnmacht as our extremely dedicated Project Manager. Jason went above and beyond throughout the entire process. Jason is a highly knowledgeable and engaged professional.
He is responsive and quite adept and managing the client’s expectation with a keen eye for detail.

My fiancé and I are purchasing our first home through Ryan Homes at Laurel Glen. We stopped by on a random day with no expectations and were lucky enough to meet Evelyn! From our first neighborhood visit to ultimately sitting down to make selections and signing off on our new home, she has been amazing! She’s cheerful, patient and an amazing communicator. Best of all, we did not get a “sales” vibe at all. We still can’t believe how no-pressure this process has been.
On top of an amazing experience with Evelyn, the floor plans for this community are beautiful AND affordable. The community is so clean and inviting. There’s a Publix not even 5 minutes away in one direction and a shopping plaza (with a TJ Maxx!) 15 minutes in the opposite direction. We fall more in love with this place every day and can’t wait to move in!
If you’re on the fence, just stop by and see Evelyn. We could not recommend her, Ryan Homes, or this community enough!

This is a shout out for Chris Duncan. I’ve had some issues with my house and he is always extremely kind, professional, and helpful. He went out and checked the water meter for me yesterday. Any questions I’ve had, Chris was able to answer. And he always asks me relevant questions that I wouldn’t think of, so that he knows how to help. If you need him, he comes as quickly as he can! I’m sure there are are a lot of people blowing up his phone, but he takes the time to call back and come out. Thank you Chris for all your help!

What started as a random click on a Facebook ad, turned out to be one of our best decisions ever: A visit to Regents Glen Villas, and our introduction to Josephine.
Josephine greeted us warmly, introducing herself and invited us to tour the gorgeous villa. We immediately loved the open floor plan, spacious kitchen, and first floor primary bedroom and bathroom.
What struck us as extraordinary are all the exceptional details which are included in the standard package! Tasteful, doesn't even begin to explain the extra touches making this "Caroline" layout the perfect future home for us.
We have been searching for a perfect landing spot to call home, and I am thrilled to say we have found it. Within one day of meeting Josephine, we chose our lot, and all of our plans for our future home.
This is the seventh home we have purchased in our 37 years of marriage, and Josephine is by far, one of the most exceptional, knowledgeable, and professional realtors we have had the pleasure to deal with. Maxwell- My guy Max a milli! What a guy! My partner and I stumbled into his office one day after watching the development of cedar hill grow. From start to finish Max was full of charm, charisma, and personality. I am a big vibe person and Max matched our vibe. He made sure we were comfortable; he was very flexible and understanding. Max is a huge part of this community! Seeing him day to day he is almost like another neighbor. Anytime any day even AFTER closing, Max has been available to us, checking in and still available to answer any and all questions. He goes above & beyond and we truly don’t know what we would have done with him!
Michalynn- We appreciated Ms. Bacon so much, she’s another person who is flexible, personable, and understanding. She would answer our calls and questions even on her nonbusiness hours in order to meet deadlines. She walked us through everything in detail and with grace for the contract, numbers, programs, rates and never left our side even during underwriting or settlement process. She was the cherry on top of our sundae and saved the day for us numerous times.
Tony- what a guy! This is our first home, but I told Tony I am calling him directly to build my next home because he set the standard extremely high. Tony made us feel secure and safe with our home. He took the time to answer all of our questions in detail and with quickness.
UNFORTUNATELY, the NVR mortgage and underwriting process is another story! For our first home buying process they made it extremely stressful, and we even considered backing out a few times and going with another lender. But thankfully, due to Michaelynn & Max they calmed the storm and made it happen. But, there is absolutely room for improvement on NVRs end and the quality of service being provided to the consumers.

Buying From Ryan Homes was a great experience and one of major reasons why it was a great experience was due to Evelyn , When we first walked into the model home with our realtor we met evelyn and she was very nice , upfront , honest and knowledgeable. We ended up having some issues with our realtor where he didn’t want us to buy the home that we really loved and we thought the market price was fantastic for what we were getting especially with the neighborhood looking great compared to other ones we looked at , so we ended up dropping our realtor and almost lost faith with buying our first home until Evelyn stepped in and gave us that confidence to continue our journey to getting our first home , she promised to help us and support us through the process without us having our realtor and she really held up to that promise , when we were denied by NVR , Evelyn still gave us confidence to keep going and gave us a secondary to option to try with a lender that partners with Ryan Home/NVR so we could still get the closing incentive, and it ended up all working out just as Evelyn said.Evelyn Also kept us up to date on every that that was going on and she was very communicative ! ,WE ENDED UP CLOSING ON OUR HOME 2025! Thank you evelyn , if it wasn’t for you we wouldn’t have kept going most likely ! we love our first home! i highly recommend requesting Evelyn if your buying from ryan homes , she will go out her way to help assist you , she cares just as much as you do! This is our first home-buying experience and we are so glad we went with Ryan Homes. We originally planned to buy a Willow at Hammock Reserve, however, we booked an appointment with Evelyn, our sales rep, to see Laurel Glen as a second option. Evelyn explained everything we needed to know about the Willow and the community. She was friendly, knowledgeable, and not sales-driven in a pushy way. We are currently renting and things have been progressively worse, she took time to listen to us ramble about our situation and explained that Laurel Glen is a community that strives for excellence and guaranteed satisfaction. The more we talked, the more excited we became about building our home at Laurel Glen. We started our home-building journey in October 2024. The house is being completed on time, and we get photo updates every Thursday that show how the house has progressed. Scott, our project manager is great. He has done a great job explaining the timeline, what is left, and how close we are to the finish line. Even though the sales part of the process is behind us, Evelyn has kept in contact to see how we are doing. She has also sent us pictures of important milestones. We appreciate them so much, they are passionate about their job and it shows. They are the reason why we decided to build our home at Laurel Glen.

I had an impeccable experience with Jameson Ewing and Maxwell Miller. They both went above and beyond throughout my buying and building process.
Maxwell was my Sales Representative. He was incredibly straight forward and honest throughout the entire buying process. I truly felt like he wanted me to be in the right home for my needs and budget. I was truly confident taking his advice and recommendations in building and customizing the home. Having seen the final product, all of his advice was perfect.
Jameson was my build project manager. He did an amazing job describing every technical detail of the build process, utilities, and warranties. He kept me updated with pictures and videos along the entire building process. He showed me a build calendar so I knew the schedule for everything and managed to complete the home within 3 days of the projected date despite storms and winter weather! (For reference, most builders need a month grace period between the projected date and actual closing date.) He gave me great advice on how to maintain my home once the build was finished as well. After I moved in, Jameson assisted me in setting up and using my warranties.
Ryan Homes delivered as promised. My home looks and works great. Thanks to their closing cost assistance, I ended up with a higher quality, higher value home than I could have afforded otherwise, not to mention it's brand new! The community looks beautiful. There are two dog parks, (one for small dogs, one for bigger dogs), a pool, a small gym, and a children's play area. I highly recommend Ryan Home, and more specifically, I highly recommend working with Maxwell and Jameson!

The best thing about Mike is, he’s very transparent in explaining all the details and showed us all the possible options in selection of lot. Kent Prain was an absolute joy to deal with through the sales process. Everything went reasonably smoothly and Kent helped a lot to ensure the process was painless and as smooth as possible.
We had a few teething problems after settling in after the first couple of months. The warranty supervisor Kris Duncan, paid us a visit late Friday afternoon to review a few minor issues. An A/C issue was resolved that same day, and a team came Monday morning to take care of the niggles. Great service from Kris and his team.

I moved to this community because my best friend bought a home here and I’m renting a room from here. I wasn’t here to see the construction process nor did a deal with sales people, so I can’t comment on that aspect, but we did have to submit several warranty requests after she moved in. Because my friend is frequently out of town and I work from home, I dealt with Alissa (or Alyssa?) and it’s been such a smooth process. She didn’t treat me differently because I wasn’t the primary homeowner and just a renter, and she truly went above and beyond for us. She even shared some home maintenance tips we never thought about. We’ve been really impressed with the super customer service provided. We would expect that from a custom build home, not a small townhome in Antioch.
I wish the parking spots were numbered. Though, it seems like our immediate neighbors have an understanding so we don’t park in each other’s spots.
I hear the HOA approves fences in our patios so that’s good.
We used to have a trash problem but the HOA fixed it too by adding an additional dumpster. Though, I don’t know how it’s gonna be once those new buildings are finished.

Maxwell- from our first interaction gave us so much confidence which in turn gave us the encouragement to move forward with the process. Maxwell was friendly, down to earth, very knowledgeable and highly responsive throughout the process from day one up until the day we closed on our home! His calm yet charismatic personality really eased a lot of my nerves - and he did so with soo much patience!!! I am so glad we had the opportunity to work with him , it really made all the difference!
Tyler- I love that he was very informative and gave us the insight to work on a few things to allow us to make home buying an option for us.
Jameson- Very friendly and knowledgeable. Communicated regularly with us throughout the process and gave us all the ins and outs of our home. Any issues/concerns brought up by myself or realtor were promptly resolved. We love our home!
UNFORTUNATELY the underwriting process with NVR settlement was not pleasant and initially took away from what was such a positive experience as a first time home buyer. By the grace of God things worked out in the end - but there are a lot of areas for improvement especially with regard to communication, transparency, and overall client experience.
The community gives a very tucked away resort feel that offers a lot of amenities! I really enjoy the walking trails and I am excited that they will be building a playground for small children!!!
Overall it was a rollercoaster of an experience- but thanks to our realtor Demetrius our sales associate Max we are happy to say it was all well worth the ride !!! ❤️

We purchased our Ryan Home at Emory Park (2 story) in January of 2024 and LOVE IT!! From meeting with our sales agent and working with our construction manager made the building process a very pleasant experience. Once we closed we continued to have a great time making our newest house our newest home. One of the best feelings is knowing that Ryan Homes is very attentive if there are any issues, concerns, or even questions on our new home. Kris Duncan in the Warranty Department has been so very helpful on two occasions. He helped us after closing and came to check on a question we had on our HVAC system. Most recently he helped us with a minor roof issue. I placed a warranty request on a Friday during a storm and he was at my door as soon as the storm allowed. He quickly assessed the issue and had it repaired that very same day. He followed up with us the next morning to check on the repairs to make sure they were completed to our satisfaction. My husband and I feel truly blessed to have Kris as our warranty guy! He truly cares about you and wants you to be happy with your Ryan Home! Kris definitely has a servants heart!

We bought our house back in January of this year. Collin was great with helping us through the process, we only had a problem with their mortgage company. Everything has been great, the only downside is the vendors that are hired. It’s always been a problem getting out and getting into our driveway because they always blocked our driveway. Other than that we love our house and we love the neighborhood. Downside, youre gonna be in a construction zone for a while and have to ask the vendors every day to move so you can get to your house or out of your house.

Had a really good experience here with my wife. We was worry bout our credit and when some of the other builders in the area basically didn't want to talk to us once they found out I am an independent contractor truck driver and with Credit Karma saying my credit score was low, Andre sat us down and taught me about credit Karmas inaccuracy and gave me some great information on how I can bring my score up and gave us an estimate on our future first home vs renting and what we would need to bring to the table for house deposit. We appreciated the time spent even though we weren't in a place to buy right now, he put us on the right track which is what we needed. When we get our lives together we will be calling him!

My wife Micah and I discovered Ryan Homes at Cedar Hill Townhomes during a search on Zillow and scheduled a meeting with Bobby Griebe. We went in with so many questions regarding the difference in buying a new construction in contrast with buying a resale and Bobby, Danny and Max all answered every question in a straightforward, professional and cordial. We felt right at home during our tour of the Ballad 1-Car Garage model to get a rough feel of the energy of the home--although we were interested in the Mendelssohn 2-Car Garage home type. The home buying experience from Ryan homes was wonderful. Anytime you have a question, it is easy to get in touch with someone who is willing to help. DO NOT go with NVR for financing unless you love disasters. We moved here in August and have been pretty satisfied with the development. It is quiet and offers an amazing sunset. You always see people walking with their dogs, kids, and partners. The pool is top-of-the-line, and the fire pits are amazing! We like the playground for the kids but wish there was a fence around it to prevent them from running away. Since living here, we have used the warranty department to help us with flaws around the house. Their entire team is so helpful and always there to help get everything fixed. They work fast and are professional. Overall, this is a great development, and we would recommend it.

We bought a plot in June 2023 and moved in late december 2023. Garland was wonderful to work with on the build and purchase phase and Zach was our project manager. Both were extremely responsive and would address concerns as they arose (like a crack in the foundation before flooring was laid). We've been very happy with the home with only a minor few problems which the warranty team (Kris) was quick to address. Kris even follows up with us personally to ensure we are satisfied after the repairs are complete. We enjoy the neighbors we've encountered and find the amenities are nice.

I had an atypical situation that made the purchase process a bit of a challenge, but Zach went above and beyond to ensure that I would get the home in the neighborhood that I really wanted. We had a great experience at Ryan homes at Laurel Glen. We had just stopped in to Take a look at a few of the options available. Just really wanting to see what’s out there. We were originally looking to move around June or July of next year and didn’t really want to purchase anything now because we felt the interest rates were a bit high. Well its been about 7 weeks or so since I have moved into my first home ever at Cavins Farm. So far I have not had any major issues . What ever small problem that did arise, they took care of it right away.
For the price of a new home, you are not going to find a better deal. If i purchased the same exact model from Ryan Homes closer to Greenville, it would cost me a lot more.

My home is not perfect in every detail but I wasn’t buying an expensive custom home, so I’m pleased with what I got for the price I paid for it.
I hope Ryan Homes changes their paint, though. While I like the color, it’s very neutral, it’s marked easily. Don’t attempt to clean the marks with a wet rug, or you’ll ruin it.
Fence - we have a partition board between units but I wish our yards were fenced off.
HOA - we had some trash issues in the past (dumpsters weren’t getting emptied quick enough) but Ryan Homes coordinated with our HOA and that problem was solved. They added a few dumpsters and enclosed them in a gated area but I think the dumpsters are still too small and too far from our units.
I wish we had a dog park as I have a dog and it would be nice for him to have a good area to play. I don’t think they will add it because there’s no space for that. It’s on the HOA to decide, though.
I also wish that ALL homeowners picked up after their dogs.
Parking is not assigned but you do get 2 spots technically. You can park anywhere, so depending on your preferences, it can be good or bad.
I was very pleased with the warranty department. Alyssa, my warranty representative, was handling my requests. I didn’t have many things to complain about, but the things that I did bring up were taken care of so quickly and professionally! She is very quick to respond to my texts, never left my questions unanswered.
From reading online reviews, I see that a lot of time good homeownership experience heavily depends on the person who handles your request. I’m pretty sure that if Alyssa wasn’t the one dealing with my warranty issues, my experience would have been different. I think Ryan Homes is lucky to have such a dedicated and passionate person on their team. She brings a lot of value to the company and she’s the reason I’d recommend Ryan Homes to my friends.

I just wanted to take a minute to recognize Ryan Homes at Cavins Farm. I am a first time home buyer who had finally had enough of renting. I found Cavins Farm and man am I glad I did! Collin (the Sales Agent) and Devan (the Project Manager) made my first home purchase an awesome one! Collin was a pleasure to work with throughout the entire process. It was so much fun getting to choose everything including the lot, the home type, and all of the colors! Collin's professionalism and genuine excitement made me feel very excited to be building a house. He also is extremely responsive. He answers any question I have at any time I need him to. The same is true for Devan, the project manager. Devan provided regular updates of the house, and also answered any question immediately. Devan and Collin also took the time to understand exactly what was important to me specifically, and went above and beyond to meet my needs. The house was ready in less than six months. Our independent inspector found nothing but minor cosmetic things that were all fixed by final walkthrough. The house seems to be well built and efficient. I was very impressed with the experience Ryan Homes provided for me. I will be a repeat client for sure! If you live or work in the Highway 101 area, I would personally recommend checking out the work these guys do!

I purchased a Ryan Home in October of 2023 in Middle Creek Preserve. Initially the sellers were extremely friendly and helpful, but unfortunately, I cannot say same for the construction of the home. I noticed a crack in the ceiling and the concrete sidewalk is chipping. I called Ryan to notify them about the cracked ceiling and never received a response. Three weeks later I called them back was told the one year warranty had expired.I asked them if there was a grace period, since it was only a few months after the first year and was told no. The sidewalk wasn’t also covered after a year. What concerns me is that this is a new build, so I’m surprised and I’m wondering if the quality of the materials and workmanship is up to par. Buyer beware….They give you no courtesy and grace after the sale.

Gabriel assisted us with Ryan homes and the various models at costa Blanca. He was very clear when explaining the models and the premiums they offered compared to other developers like Lennar Homes. Lennar doesn’t give you an incentive like Ryan homes not even close. As far as being a first home buyer Gabriel and Ryan homes offered the premiums and Lennar didn’t so that means extra work to make your home the way you want it. With Ryan homes they gave us the option even as first home buyers to extend tiles choose the kind of counter tops and rock that we want for the kitchen. Gabriel was very professional and upfront in everything mentioned even when asked the same question 5 times. Highly recommend this developer and if you do choose Ryan homes ask for Gabriel to your you around their models you will NOT be dissappointed.

I will move into my home in April 2023 and my experience from the beginning to now, has been wonderful and exceeded my expectations. Janie Summey, the Sales Rep and Whit Vinsette, the Project Manager in Berkeley, have been professional, personable, caring, and understanding with all of my concerns and inquires, and the driving forces with my decision to buy a Ryan home.
In fact, Janie has gone above-and-beyond her area of expertise and responsibility to help me resolve and/or rectify my issues with this entire process. Whenever I had questions that dealt with other department(s), her response has always been the same, which was let me make a call to the appropriate office, so we can correct this issue. Never once did she say I don’t handle that particular situation, and her willingness to listen to, and help me, have left me in awe and a repeat customer, if applicable, of hers.
Furthermore, Whit Vinsette has proven to be a man of his word, allocated time for me to have a Q&A session with him. (I had just sold a home last year that I lived in for less than a year and had issues in the first three months.) Notwithstanding, and because I was apprehensive about the buying process again, he answered all of my questions concerning Ryan homes building process, the types of materials they used, and the warranty coverage. Nonetheless, and from what I've seen thus far, he and his team have built a house that I love and can’t wait to make it my home in April 2023.
Overall and hands down--Janie and Whit have been outstanding in this process and I absolutely love the way my new home looks.

Ryan homes process from purchase to close was pleasant and consistent. I knew what to expect and when. Even when there was an outside delay I was kept informed. Adam our sales person was awesome. A pleasure to work with and helped us thru the decision making process. He was fun to work with and very positive. Bryon our project manager was accountable and timely with his weekly updates. Joe was a project manager we met half way thru the build and he was our dogs BFF! After our close the fence we were installing was to go to the property lines and the sod had not yet been placed. The same day they got a team out and added the sod.
When our street is done (and that will be soon) we will miss waving at them early in the morning as they check on the contractors for the new builds.
With any build there are some glitches, but this team made the process easy and understandable.

We contracted to build a new home at Cavins Farm. We are downsizing since all the children are on their own. Collin walked us step by step through the process. We could not ask a better person to help us with all the details and select what was best for us. He always responded quickly to our questions. We are looking to have the house completed by end of May and close beginning of June. Videos are regularly sent on the construction progress. I had to go without my husband who ended up having to work and it did not feel overwhelming to make decisions by myself because Sally really made the experience great. She has followed up and answered questions in a very timely manner. The customer service aspect has been wonderful! We are looking at August to have our house finished. We are hopeful that the whole process continues to go this way.

I moved a customer to Ryan Homes. There new home was very nice. The subdivision was easy for my moving truck to navigate around. I didn't park in there driveway, they told me it was still to new and the builder had told then not to let the movers or any large box truck to pull on the driveway.

Hi potential home buyer / builder / neighbor. I have a callout at the end of this review. That said, here we go:
My family and I moved into our new house about 5 months ago, this is our home, my sometimes office, and the place where we are building a life together. This neighborhood is exactly the place where we want to raise our 5 year old twins. The schools are amazing, the neighborhood is quiet, the neighbors have been friendly, and there have been kids everywhere. With the Loveland bike trail a stones throw away and Kings Island just a bit farther I feel like there will always be something to do that my kids will not be raised with their head in electronics every day. While Morrow may seem far from civilization, all the normal amenities are really not that far away - and feel like they are going to come closer and closer over the next 5-10 years.
But this review is primarily about our experience building with Ryan Homes. We had been to a few builders as well as MANY homes for sale in our home search of Cincinnati with our Real Estate Agent and we were picky. Looking at home sites daily, reviewing new build options - picky picky picky. We had one of the finest real estate agents in the city helping us and we enjoyed his opinions and strong eye for detail as we looked at older homes and new builds alike. All that to say - we had set ourselves a pretty impossible standard to meet.
Then we walked through a Ryan Home at Classicway and we were all strangely silent as we walked though. Normally ,we would have been pointing out problems. Bridget Dreher was accommodating, opinionated, proud, and enthusiastic about her building teams. After what we had seen, she had the right to be but it slightly threw us both off. However, everything lined up and we committed to a new house. Then I was surprised that the endless amounts of decisions would instead be about 10 - Ryan Homes has put together a great set of options for possible flooring/counter/cabinet setups, facade/brick/siding options, and a roughly 2.5 page list of optional adds to the home.
We would have to wait until our home was next to be build, but once we made it to the front of the line - that is when the fun started.
When we met our Project Manager questions, thoughts, and opinions came out of us. Greg Fuller took all those questions, opinions, our sarcastic humor and was able to give us an answer to everything (even if most of them were 'no') and helped us to understand that he was indeed the best person to build our new home. He actually set himself such a high standard I never thought he would be able to meet it. But after all our weekly calls, walkthroughs, requests, discussion about supply side changes to meet deadlines - he met and exceeded both my wife and my own expectations. The best compliment I can relate is that we brought our Real Estate agent to our final walkthrough (and he brings his own tape to mark up the house) and I did not see him have to reach for it once. Greg either had already pre-marked a number of places for touch ups or was 100% on board with each and every update that we or our agent found.
I would say that Bridget sold us a great house but Greg built us the home that we want to stay in for the next 20 years.
I am not going to say that everything was perfect day 1. We found the one lemon of a water heater that snuck into their stock - but they came out to fix it quickly and ended up replacing it entirely. Ryan Homes in the past 5 months has held up to everything being exactly as we expected it to be (I know that is not a shared experience with all Ryan Homes purchasers, as my sister did not have the same experience 5 years ago). But for our family - they made this our home.
Now for the callout - I was asked by Ryan Homes to write this review. They asked for my honest opinion and I gave that - but they also knew I had a fantastic experience working with them. So our experience may be in the top 5% of experiences, but I think as long as you have a similar team to us - your experience will not be far off of ours.

We built the Spruce.
Rosaline and Kevin with Ryan Homes were extremely helpful with the building process. Rosaline specifically for the initial design aspect and Kevin for the building & post build aspect. Ryan Homes broke ground in December of 2021 and completed April 2022 when we moved in. Both Rosaline and Kevin stayed in touch throughout the project. We have had a great experience with the building portion. Fast forward a few months ( January 2023) after allowing time for things to settle we had a drainage issue. Kevin, always willing to help, not only took the time to listen to what issue we had, He was able to schedule a time to have our issue resolved within a week. What I think is great is that Kevin and Rosaline are still very available post build in addition to the new homes being built.
3 items we thought were extremely helpful, (Questions we asked during the building portion.)

o Cabinets – if you need/ want additional cabinets or crown molding you can order through 84 lumber
o Siding – You can get through ABC supply

We are not yet in our new home but will be soon! Our experience so far with Bridget and Greg has been top notch from the day we first reached out about the available lot. Bridget has always made herself available when we needed her for questions and she accommodated us with virtual meetings since we were out of state. She took our multitude of questions, indecisiveness and back and forth with so much patience. The project team, specifically the project manager Greg, is amazing. Greg is the most trustworthy and kind person I’ve worked with. He committed to sending us weekly updates and has kept his word. He’s always very thorough and clear in his communication. I trust that he is going to deliver a quality home. I’m so impressed by his level of detail and high standards. Plus, they’re ahead of our original schedule which is a very exciting surprise! We previously built a Ryan home in a different region of the country and were not thrilled with the communication and follow up. OveraLl the experience was subpar. If you’ve had other experiences that were not great with Ryan homes or other builders, I highly recommend giving this group a chance because they will change your mind. This team has exceeded my expectations in every way.
I’m addition, the neighborhood is gorgeous and has so many amenities that we are thrilled about. We’re building the Lehigh model and are excited about the flexibility of the space - I fell in love with the floor plan right away! We hope to be in this home for a very long time!

I am following up on the review I posted last year when my home was completed. I have now been in my home for almost a year and I am just as happy now as I was then. I have been dealing with the Warranty Department over the past months and must say that I have been pleasantly surprised by the response time, as well as the quality of work. Also, the Warranty Manager, Fran, is exceptional! He never fails to follow-up to make sure that all repairs were completed to my satisfaction. I would be remiss if I did not mention that any needed repairs were minor. There have been no major issues with my home at all!
I recently built my new home at Ryan Homes at Middle Creek. The process was seamless from the minute I signed the contract to the minute I moved into my new Home. Liz in the Sales Office was amazing. She was so professional, attentive and responsive to all my questions. Iris, my Project Manager, was just as professional, attentive and responsive. Since I was living out of state, Iris sent me weekly pictures of the building progress. I really looked forward to receiving my weekly text from her. Middle Creek is a wonderful community with nice amenities, and most importantly, it is so conveniently located to both downtown Lewes and downtown Rehoboth Beach. In addition, the residents are so nice and many of my neighbors have already become friends.

Arcadia Ranch is one of the best value communities. The experience throughout the entire process was great. Monique in particular was very responsive and super helpful with all my family's questions. She replied promptly our calls/emails and was very knowledgeable with the DMWV region. My son plans to tell more of our friends about Arcadia! First and foremost, we were very pleased with the location once we realized it was just off Richie Highway, where there is tons of things to do and very convenient. The community is tucked in its own area, which we loved. The homes looked beautiful and the model homes were great. We met with Houston who was a ton of help! Most new construction communities will have you walk the models by themselves, which is totally fine, but we appreciated that Houston was there to answer any and all questions we had as we walked through the model homes. He waited at least four hours until our realtor was able to come by and see for herself and ask any questions we weren’t sure to ask. So five stars for Houston and five stars for Cedar Hills!!

Ryan Homes at Lakewood Park in Deland has been amazing from start to finish. Let’s start with the Sales Department. Thovas was amazing. He worked with us with everything we wanted in our new home. If fact, he would send us pictures every Friday showing us the progress on our house. Once the building started, our Project Manager, Brian Carter, walked us through the process of the construction. We even noticed some items that were missed before our walk, and Brian jumped right on those issues and got them corrected. Brian did a sensational job letting us know how the house was coming along and would also send us an update on Friday’s. Brian was transferred to another site, but the replacement Project Manager, Ross, was incredible. He went above and beyond our expectations. He was always one step ahead of my wife and I, catching every little detail even before we could. Even after our walk through, any issues we had found, Ross took care of these within a day. He was very informative of all the manufacturers and showed us how to get items taken care of if it was a manufacturer issue. In fact, we met Mike, the warranty guy, right after our walk through. Mike has contacted us a few times to make sure any issues we had were taken care of. Your Sub-Contractors that have come by to fix items have been great. Ross has been an absolute pleasure. It’s hard to find great people to work with, but the whole process from start to finish has been wonderful. We will definitely tell everyone about how pleased we are with Ryan Homes.

In ADDITION.....
1 year and 7 months in, and Project Manager Tyler (Greystone) still entertains our request for issues that we come across. For example, I submitted a request for several imperfections. Some of the few....our front yard lamps malfunctioned, and two of our pine bushes in the rear that literally died. We complained on a Friday and by Wednesday, I took a break while working from home and as I peeped out the front window there were 2 landscapers who had already dugged up the dead trees and started to replace with new trees. Then, the part was replaced on the front lamp in a timely manner. We often forget to give kudos when they are due. I appreciate Tyler's willingness to listen to our complaints and get speedy results. Ryan Home by far in not perfect. However, our Project Managers need to be highlighted as they know the right things to say to help us stay calm. Oh, even on his way home from work, Tyler never wavers. YEAH Tyler!!! Thank YOU, THANK YOU, THANK YOU!!!

My wife and I are about 2/3rds complete with our home build. The thought of building a new home was extremely scary and stressful. We met with Ashley our sales consultant. She answered all of our questions and continually put our fears to rest. No matter how silly we felt the question, she answered them in a timely manner and made us feel as if we were her only clients. Next came the build. Jim is our project manager. He is an incredible person to work with as well. Again, no question went unanswered and he broke down every aspect of the build. I thought this was going to be the stressful part, but because of Jim it has been a pleasure and fun. Every aspect of our build selections have been executed to perfection. I am very detail oriented, but Jim has me covered even there. The construction crews are great and never stop working.
The folks at NVR mortgage, Matt and Jordan, are great to work with too.
To summarize, so far the whole experience has been wonderful and it's due to the caring people who represent this company so well.

Ryan Home built our dream home for us in the Villages of Classicway neighborhood. Bridget was amazing with the sales and design. She explained very well the process of our home building, did not pressure us at all, and was upfront about all of the options. Greg was our project manager, and was incredible! We received a very timely update every week during the whole construction phase. During our final walkthrough, we even included Greg and Bridget in our engagement. What an amazing experience, the team at Ryan Homes made everything seamless. A big factor in their exceptional service is the communication from Holly the Sales Rep. who answered all emails and phone calls promptly with the answers I needed to Tyler the PM with all of his progress updates and to Ryan and Ryan the Financial team that explained everything throughout the process with constant updates.
I even saved money through their Property Insurance division, their price was lower than all of the other companies I called and they saved me a substantial amount of money on my auto insurance as well.
I would highly recommend Ryan Homes, so stop by this is a beautiful community.

I can not say thanks enough for all that the three of you did to help me through my journey of purchasing a new "Ryan" built home in the Villages of Classicway in Morrow, OH. From start to finish it has truly been a pleasure to work with all of you. Bridget was there to assist me with my choice of model and options. She was always prompt to respond to any of my emails or voicemails. She listened and never tried to influence me. She made sure that what I wanted was what I received. Our friends recently purchased a lot here and since we are making plans to move soon as well, we went for a look-see. Our friends had done a nice amount of research and I think they chose a great location (there are many build sites in Lewes right now). The entry is appealing and the amenities offered are nicest bang for the buck. We absolutely loved one of the models (Cumberland) - exactly what we want and beautiful. I know the home sites are selling like crazy, so we may not be able to join this community a year later. Lewes' town is adorable. Cute shops and places to eat. Music on the canal and the water is closeby with walking/bike paths to get you there. There is medical and shopping nearby. The only thing that is missing is an airport closeby and we are concerned that the road infrastructure is not going to grow enough to handle all of the new communities being built. Plus, summer will be crazy busy being near Rehoboth and beaches. Overall, the community is great, the sales team is friendly and professional, and it's a place to check out if you are considering a move to Lewes.

Phillip is the consummate professional: As you go through this process you have many questions: He has always been quick to respond with the accurate information that we need. If he doesn't know an answer to a question he will find out for us. He also goes above and beyond his job responsibilities. We flew into Indiana and had one day to put our house under contract before we had to leave and he was working until 11:30 at night to get the answer to the questions we needed. We like that he gives us all the facts and his expert knowledgeable advise but he lets us make the final decision. We never feel pressured to decide one way or another. Marc Solda is my sale representative. I stepped into his office, I was feeling a bit uneasy. He engage me in a pre-conversation to make me feel comfortable. I'm use to have my wife with me doing this kind of stuff. Well it worked. Marc has a lot of patient, no pressure, very explicit and professional. As I began the process with Ryan Homes, my first encounter was with Collin Carr. He was absolutely a joy to work with. Collin was professional and truthful about everything during the process. He respectfully informed me of what to expect and of the possible ups and downs during this pandemic. I appreciated this because he did not throw unrealistic sales pitches that you so easily can get! Once the house was selected I had the great pleasure of having John Eckenrode And Tyler Paradyze as my Project manager and P.M.Assistant respectively. The level of professionalism and respect were absolutely amazing. There was no question to minor to ask of them. During the process, they made sure that they were in touch via email weekly with pictures and updates! Amazingly on point. And that touch was sooo appreciated since I was out of state. When I can to check on things, I was welcomed with open arms and given what ever attention I needed. John gave you time during the walk through to make sure you understood all that was discussed, from the importance of grass watering to calling for assistance in repairs. His attention to details was great.

We recently got a townhome (to be built) from Ryan Homes at 751 South. Jess Krieger has been very professional and helpful throughout the process. The community will have amenities such as gyms and retail services. The area of 751 South is very convenient: 4-min drive to I-40, 7-min drive to Southpoint Mall, and 8-min to Raleigh Rd toward Chapel Hill. For those who like hiking, there's a 2-mile Eagles Spur Rail-Trail immediately to the left of the community, leading to a north portion of Jordan lake. In our view, the sparsely populated area along NC 751 has great potentials in the next several decades as the Research Triangle continues to attract talents from across the nation.

I love my new home at Mansfield Meadows! Brand new with lots of amenities. Beautiful scenery with sunrise from my back patio and sunset from the front lawn. Making new friends and walking regularly is so nice. Being with adults of my age with similar lifestyles and grown children feels nice. We are looking forward to the clubhouse opening soon! We have some ideas of clubs to start and just relaxing in the common area by the fireplace. Pool and shuffleboard and tennis courts too! Our hone is stunning, they walked us through every single thing, and we are so happy. Jason, the project manager has also been phenomenal during the entire build. I heard from friends who used other builders that we wouldn’t be in contact with the sales rep after we began construction. We have had a great experience! My husband and I were planning on moving next fall, and I had seen that Briar Creek would be opening a second phase, so I originally called for information on Phase 2. Philip assisted us and has been phenomenal. He has responded to all my questions in a very friendly, professional way. We ended up looking at the home, falling in love with the lots, and are building in phase 1. As it was not the timeline we expected I’ve had a lot of questions and he has never made me feel like any question is too small. He promised me from the get go he would do everything he could to help us build our dream home and he has absolutely done that. We are looking forward to continuing to work with him, then the project manager during our build, as well as our loan officer Seth, who also has been extremely helpful. Both of them have met with us at times that were convenient for us as full time employees with two little boys. We have had a wonderful experience thus far and cannot wait to be in our new home!

My husband and I decided to stop in to the model home on a whim 2 years ago and we ended up purchasing a lot and building our dream home.
I’ve never been through the construction process before, but everyone was extremely helpful, and we were so excited to watch our house go up before our eyes!
The PM (Project Manager) Jim was very helpful throughout the construction process whenever my husband or I had any questions. Our sales rep, Ashley, is the friendliest, nicest person you will ever meet. She was always quick to respond to an email, and keep us up to date on what was going on.
We’ve now been in our house for a year and a half, and here’s what we think:
A) The community is AMAZING! We have 4 kids (with one on the way) and they have tons of friends here. We feel like we have a community family, kids bouncing around houses, playing in backyards, riding bikes while parents play a game of volleyball or relax by the fire pit after a long week!
B) The quality is what you’d expect. We aren’t super picky and understand that with every house there will be issues (whether it’s brand new or 40 years old), nothing is perfect. But.... the things we’ve come across have been minor in nature!
C) If given the option to build again here, we totally would!

I recently moved into my new home in Tuscan Hills. Everything went so smoothly from start to finish. My sales rep Lora Blair was fantastic. She went over and above to make the process easy and her suggestions were spot on. I love the outcome. She always greeted me with a smile and responded to my every request with a positive attitude. We are in the process of building our dream home and have so far been amazed by the wonderful customer service. Ashely guided us through the sales process and made us feel comfortable and excited for our adventure that awaits. From there Jim has been with us step by step making the building process feel easy and less stressful. There have been some hiccups along the way and Jim and Guisppee have fixed and gone above and beyond, in some instances, to make it right. We still have a month to go but feel confident in our decision to use Ryan homes at Tuscan hills. Come join our neighborhood, you won’t be disappointed!

Stopped in at the model home for information and the sales person Ashley was amazing. Very friendly and extremely helpful, answered all of our questions. Strongly leaning towards building here after our meeting with her.

Love my new Ryan Home. All the floor plans are created to allow for individuality so each owner can make the home what works for them. I absolutely love 1 level living. I have also met many new people. I wanted a community where I had the opportunity to get to know my neighbors. Everyone I have met has been wonderful. I know we will have great times in the soon to be built clubhouse!

We love the location. Only about 15 percent built but good feelings for the future. Clubhouse and pool to be built in 2020. Friendly neighbours and some well behaved dogs. Ryan Homes (Jared and Teresa in particular) has been very responsive to any questions and requests. The HOA (Integra) is reasonable and helpful (Stephanie in particular) and the follow up to any particular problems resolved (quite quickly I might add) has been consistent (by Sam in particular)
The build quality is exceptional for the price paid. Extras and upgrades do not short on what you get for the price. Grounds maintenance has been wonderful, lawns even though new are looking great, sprinklers throughout.

Our family built a home here and moved in January of 2019. Our experience from the start until today has been excellent. Our sales person, Lora Blair, went above and beyond to satisfy us - and i know I can be a difficult customer. Our project manager Jim Nece has ensured our home be the perfect living space. Our Ryan Homes experience continues to be stellar. The neighborhood is young and fun and full of great people. We couldn't be happier with our decision to built in Tuscan Hills.
