What started as a random click on a Facebook ad, turned out to be one of our best decisions ever: A visit to Regents Glen Villas, and our introduction to Josephine.
Josephine greeted us warmly, introducing herself and invited us to tour the gorgeous villa. We immediately loved the open floor plan, spacious kitchen, and first floor primary bedroom and bathroom.
What struck us as extraordinary are all the exceptional details which are included in the standard package! Tasteful, doesn't even begin to explain the extra touches making this "Caroline" layout the perfect future home for us.
We have been searching for a perfect landing spot to call home, and I am thrilled to say we have found it. Within one day of meeting Josephine, we chose our lot, and all of our plans for our future home.

This was our second time buying with Ryan Homes, and we could not have had a more positive build experience with the Compass Point team. From our earliest conversations with Meredith, she worked with us both in person and remotely to get all of our questions answered about upgrades, build timelines, etc. We also absolutely loved working with our Project Manager, Nick. He was so professional and personable throughout the process. We loved all of the pictures and personalized videos that he would send to us through the app (mostly for our son to see and enjoy)! He even got our son a personalized little gift when we moved in, which was such a nice touch.
The neighborhood has everything we were looking for--a pool, close to schools and restaurants, and lots of families! We could not be happier that we chose Compass Point!

Maxwell- My guy Max a milli! What a guy! My partner and I stumbled into his office one day after watching the development of cedar hill grow. From start to finish Max was full of charm, charisma, and personality. I am a big vibe person and Max matched our vibe. He made sure we were comfortable; he was very flexible and understanding. Max is a huge part of this community! Seeing him day to day he is almost like another neighbor. Anytime any day even AFTER closing, Max has been available to us, checking in and still available to answer any and all questions. He goes above & beyond and we truly don’t know what we would have done with him!
Michalynn- We appreciated Ms. Bacon so much, she’s another person who is flexible, personable, and understanding. She would answer our calls and questions even on her nonbusiness hours in order to meet deadlines. She walked us through everything in detail and with grace for the contract, numbers, programs, rates and never left our side even during underwriting or settlement process. She was the cherry on top of our sundae and saved the day for us numerous times.
Tony- what a guy! This is our first home, but I told Tony I am calling him directly to build my next home because he set the standard extremely high. Tony made us feel secure and safe with our home. He took the time to answer all of our questions in detail and with quickness.
UNFORTUNATELY, the NVR mortgage and underwriting process is another story! For our first home buying process they made it extremely stressful, and we even considered backing out a few times and going with another lender. But thankfully, due to Michaelynn & Max they calmed the storm and made it happen. But, there is absolutely room for improvement on NVRs end and the quality of service being provided to the consumers.

Our Family moved into Compass Point about 6 months ago, from out of state. Meredith, from the sales team, was so great from the beginning and set us at ease about moving to a new state and great area! Immediately when we saw the community, we knew it was more kid friendly than other neighborhoods we had originally been looking at. Nick, our project manager, was such a great help and attentive/friendly throughout the whole process. We had a very smooth process, and our timeline was perfectly executed! If you are looking for a family friendly community, we think this is the best around!

From the initial view on Zillow to going down to walk the models it was easy to set up. Once we got to Twin Lakes, Cheryl was so sweet and helpful, she showed us the Caicos model and we knew we were home. Cheryl made the buying process a piece of cake. I am very happy with my new home. It is very beautiful and better than I expected.
Even when some unforeseen construction issues arose, the team quickly jumped on the issue and resolved it to my satisfaction.
I spent a years scoping the market, trying to find the perfect house without being house-broke. I am so happy with my decision. All of my boxes were checked at Sawyers Mill with Ryan Homes- space, yard, 4 beds, basement, close to the highway (but quiet and safe), dog park, upgraded kitchen, walk in closets, open floorplans, etc.

I had an impeccable experience with Jameson Ewing and Maxwell Miller. They both went above and beyond throughout my buying and building process.
Maxwell was my Sales Representative. He was incredibly straight forward and honest throughout the entire buying process. I truly felt like he wanted me to be in the right home for my needs and budget. I was truly confident taking his advice and recommendations in building and customizing the home. Having seen the final product, all of his advice was perfect.
Jameson was my build project manager. He did an amazing job describing every technical detail of the build process, utilities, and warranties. He kept me updated with pictures and videos along the entire building process. He showed me a build calendar so I knew the schedule for everything and managed to complete the home within 3 days of the projected date despite storms and winter weather! (For reference, most builders need a month grace period between the projected date and actual closing date.) He gave me great advice on how to maintain my home once the build was finished as well. After I moved in, Jameson assisted me in setting up and using my warranties.
Ryan Homes delivered as promised. My home looks and works great. Thanks to their closing cost assistance, I ended up with a higher quality, higher value home than I could have afforded otherwise, not to mention it's brand new! The community looks beautiful. There are two dog parks, (one for small dogs, one for bigger dogs), a pool, a small gym, and a children's play area. I highly recommend Ryan Home, and more specifically, I highly recommend working with Maxwell and Jameson!

I had a very good experience working with Mike Hegemier. Mike was very helpful and guided us well throughout the process. The best thing about Mike is, he’s very transparent in explaining all the details and showed us all the possible options in selection of lot. Coming to Ryan Homes willow hills, we felt it’s a good community to be part of, mainly after seeing phase I and Phase II houses. We were late in the game to buy one in phase II but finally we were able to buy in phase lll…..

I moved to this community because my best friend bought a home here and I’m renting a room from here. I wasn’t here to see the construction process nor did a deal with sales people, so I can’t comment on that aspect, but we did have to submit several warranty requests after she moved in. Because my friend is frequently out of town and I work from home, I dealt with Alissa (or Alyssa?) and it’s been such a smooth process. She didn’t treat me differently because I wasn’t the primary homeowner and just a renter, and she truly went above and beyond for us. She even shared some home maintenance tips we never thought about. We’ve been really impressed with the super customer service provided. We would expect that from a custom build home, not a small townhome in Antioch.
I wish the parking spots were numbered. Though, it seems like our immediate neighbors have an understanding so we don’t park in each other’s spots.
I hear the HOA approves fences in our patios so that’s good.
We used to have a trash problem but the HOA fixed it too by adding an additional dumpster. Though, I don’t know how it’s gonna be once those new buildings are finished.

Maxwell- from our first interaction gave us so much confidence which in turn gave us the encouragement to move forward with the process. Maxwell was friendly, down to earth, very knowledgeable and highly responsive throughout the process from day one up until the day we closed on our home! His calm yet charismatic personality really eased a lot of my nerves - and he did so with soo much patience!!! I am so glad we had the opportunity to work with him , it really made all the difference!
Tyler- I love that he was very informative and gave us the insight to work on a few things to allow us to make home buying an option for us.
Jameson- Very friendly and knowledgeable. Communicated regularly with us throughout the process and gave us all the ins and outs of our home. Any issues/concerns brought up by myself or realtor were promptly resolved. We love our home!
UNFORTUNATELY the underwriting process with NVR settlement was not pleasant and initially took away from what was such a positive experience as a first time home buyer. By the grace of God things worked out in the end - but there are a lot of areas for improvement especially with regard to communication, transparency, and overall client experience.
The community gives a very tucked away resort feel that offers a lot of amenities! I really enjoy the walking trails and I am excited that they will be building a playground for small children!!!
Overall it was a rollercoaster of an experience- but thanks to our realtor Demetrius our sales associate Max we are happy to say it was all well worth the ride !!! ❤️

The entire planning, purchasing, and closing process was done very well. Stephanie was our sales agent and she was very helpful and very professional while assisting us with our decision to buy. I love when new neighborhoods cater to more than just the home. There is a pool, dog park, sidewalks and a community center. I just wish the homes had larger driveways to accommodate more vehicles instead of apartments style parking.

We loved the location and the selection of home plans and even the intreior selections were a fit. Kasey, whom we worked with from day 1 was awesome. We wanted a specific lot and when phase 2 opened up, Kasey reached out to make us aware and showed us what was available. The overall process was reasonable and the experience was positive. Good afternoon Ryan Homes, my future husband and I have been searching for our new home together for several months. We have felt discouraged and very disappointed as to what was being presented out there. Until the day we came out to view the Twin Lake Villas. Upon entering we met with Danny Hunt and he immediately made us comfortable and began discussing with us what all this brand new community had to offer. My wife Micah and I discovered Ryan Homes at Cedar Hill Townhomes during a search on Zillow and scheduled a meeting with Bobby Griebe. We went in with so many questions regarding the difference in buying a new construction in contrast with buying a resale and Bobby, Danny and Max all answered every question in a straightforward, professional and cordial. We felt right at home during our tour of the Ballad 1-Car Garage model to get a rough feel of the energy of the home--although we were interested in the Mendelssohn 2-Car Garage home type. Between the layout and space being what we were looking for as well as the thorough explanations we received in terms of building and costs, we were putting down our good faith deposit on our very first home! PhotoCircle is a great tool and greatly appreciated especially by buyers like us who live out of state.

I have lived at Hidden Village well over three years and I have no reservations owning a Ryan Home. Yes, we did have some warranty issues after moving in, but I will say the response to issues is quick and the warranty team including Hiram Coffey and particularly Mark Gruich, has been more than helpful, often going above and beyond just fixing the problem. Mark has always been informative, polite, and personable, but always performing his due diligence (Col 3:23-24). Hiram Coffey also has been honest and fair in regard to our issues as well.

Most recently we’ve battled an issue with a flooring company for more than a year, and the Division Warranty Manager for Ryan Homes, Hiram Coffey, went to bat for us and solved our issue. What can I say… Amazing home buying experience! From sales to finance to construction and “the few” warranty items; everyone has been extremely professional yet warm and friendly.
Cheryl Hoffman worked with us extensively on choosing the best homesite for our needs and addressing some particulars on timing.
“Woody” Woodyard is a truly competent, thorough and enjoyable project manager! His attention to detail and helpful attitude makes him a true pleasure to work with! He even arranged to have some of the optional outlets moved after installation to match our TV width. In this review, I simply can’t cover all the nice things he has done for us. Even after the turn over he is engaging and helpful; answering some questions about the home features. Without a doubt Woody has made this home buying experience the best we have ever had (this was our 3rd new construction home purchase)!
Zach helped in the early stages of our build and even though he was reassigned to another development; he came back to see us during our pre-closing walk through! Who does that!
Ryan “the mortgage guy” was very easy to deal with and made the mortgage process as easy as possible.
The closing agent; Leisel Johnson holds a special place in our hearts; she made everything smooth and easy!
Now about the home itself… This is our 2nd Ryan Homes house; this one is our favorite! Ryan Homes builds sensible, practical and easy to live in homes. With designs having features not all national builders are willing to throw in a home with this value position. The Barbados Isle is a very open and airy home; with plenty of light streaming in the windows. And our optional balcony adds a feature that will be a joy to use!
If you read this far; I highly recommend buying in this development! I know this wasn’t a custom build, but the staff sure made us feel like it was!

Michael Freshwater. This gentleman was so incredibly professional, HELPFUL, and patient with us. We live in south Florida and drove to Ft Pierce to look at new builds, we ran into Ryan Homes at around 5ish (I think half hour before they close if im not mistaken), we get there and notice that they only accept appointment only, so we started to walk back to our car, Michael was so quick to come outside, introduce himself and even though we didn't have an appointment still took the time to talk to us, show us some models and run some numbers and was very transparent. Even made a video thanking us for stopping by Ryan Homes. by the time we were done, it was past 7PM. Never did he complain, rush us, or had a bad attitude about anything. I really liked him and his personality. We are still a few months away from closing on a house, so I can't tell you what the closing process was, but if you are considering buying with Ryan Homes, please make sure to ask for Michael. I am confident that he will make the process go as smoothly as possible and answer any questions or doubts you may have from beginning to end. If a Ryan Home is in the cards for us, we will with no doubt be in contact with Michael in the near future.

My home is not perfect in every detail but I wasn’t buying an expensive custom home, so I’m pleased with what I got for the price I paid for it.
I hope Ryan Homes changes their paint, though. While I like the color, it’s very neutral, it’s marked easily. Don’t attempt to clean the marks with a wet rug, or you’ll ruin it.
Fence - we have a partition board between units but I wish our yards were fenced off.
HOA - we had some trash issues in the past (dumpsters weren’t getting emptied quick enough) but Ryan Homes coordinated with our HOA and that problem was solved. They added a few dumpsters and enclosed them in a gated area but I think the dumpsters are still too small and too far from our units.
I wish we had a dog park as I have a dog and it would be nice for him to have a good area to play. I don’t think they will add it because there’s no space for that. It’s on the HOA to decide, though.
I also wish that ALL homeowners picked up after their dogs.
Parking is not assigned but you do get 2 spots technically. You can park anywhere, so depending on your preferences, it can be good or bad.
I was very pleased with the warranty department. Alyssa, my warranty representative, was handling my requests. I didn’t have many things to complain about, but the things that I did bring up were taken care of so quickly and professionally! She is very quick to respond to my texts, never left my questions unanswered.
From reading online reviews, I see that a lot of time good homeownership experience heavily depends on the person who handles your request. I’m pretty sure that if Alyssa wasn’t the one dealing with my warranty issues, my experience would have been different. I think Ryan Homes is lucky to have such a dedicated and passionate person on their team. She brings a lot of value to the company and she’s the reason I’d recommend Ryan Homes to my friends.

Our Sales Rep was Nathan Silva. When I tell you he was beyond fabulous and knowledgeable, that would be an understatement. I’ve recently moved into my new home and honestly, I’m loving it! The experience itself was great. I used to work with a large handful of builders/contracts in the DMV area, and oversaw thousands of new construction projects. I worked with other National builders on similar communities, and I was really skeptical in buying a home in one. I’ve talked countless new construction home buyers off the ledge over the years. Rick, our sales rep, did an awesome job building value in the home. Dan, our project manager was amazing. He kept us in the loop on almost everything. Our pre-drywall walkthrough was solid, and the windows (which were one of my larger fears, were installed well). There’s a couple of things we missed on the final walkthough that Ryan Homes was more than happy to help fix for us (so far good experience w/o Th the warranty team). Some really small things we noticed in the carpet or trim we didn’t even bother to reach out about, because it’s hardly noticeable and everything else was done well. I’m really excited to see how everything is when the house settles, but so far, this was a fantastic experience. The team here at Bloom Village, is nothing short of great. From Rick, to Dan, to Samantha, Leslie and Rana at NVR, they made it easy. There’s only a handful of builders/project managers out here that I would trust and recommend, and Dan is definitely one. Thank you! (Ps if you get a chance, can you remind me which living room switches are wired to the rough-in?)

Cheryl Hoffman, Sales and Marketing Representative, Ryan Homes: Ms. Hoffman has been a joy to work with. I first met her during a new home walk through marathon. This was more of an education process for me because it had been over 30 years since I last purchased a home. I brought a friend along so we could compare notes following our walk throughs. I was most impressed with Ms. Hoffman’s professional presentation where she clearly covered the process of purchasing a Ryan Home at Twin Lake Villas without being pushy. She let Twin Lake Villas and especially the Barbados Isle speak for itself. On a follow-up meeting, Ms. Hoffman took me and my friend to the home site where she answered all our questions. After walking away from our last meeting where I signed the required documentation, I felt I was on top of the world.
Ryan Brockway, NVR Mortgage, Loan Officer: My friend and I met with Mr. Brockway to review the loan process and timeline with NVR Mortgage. Again, my meeting with Mr. Brockway was more of an educational meeting because of the length of time since last requesting a Home Mortgage Loan. Mr. Brockway very patiently reviewed the Mortgage Loan Process and clearly answered all questions we had. He made us both feel comfortable during our meeting. Mr. Brockway quickly provided follow-up emails to complete the Loan Process and within just a couple of days, my Loan Application was completed.
Andrew “Woody” Woodyard, Project Manager, Ryan Homes:
While my friend and I were meeting with Ms. Hoffman at the Model Home, we were introduced to Mr. Woody Woodyard. Mr. Woodyard just so happened to be in the area and Ms. Hoffman pulled him in to introduce him. Following our meeting with Ms. Hoffman, my friend and I spent about an hour walking through the Model Home and interrupting Mr. Woodyard with additional questions. Throughout our tour of the Model Home, Mr. Woodyard never appeared we were interrupting him and eagerly welcomed all our questions. We found Mr. Woodyard’s warm and friendly attitude contagious. Mr. Woodyard, just like Ms. Hoffman, was not pushy but welcomed all the questions we had.

My wife and I went there on Sunday (6/11/23) and met up with Michael Freshwater. Very accommodating, friendly, and willing to listen to your questions, concerns, and give you feedback on what you’re inquiring about. I also met up with Seth while waiting for Michael, another friendly gentleman who I saw walking with other potential buyers with a hands-off approach allowing people to take a tour without him next to you—just something I noticed, which to me is a great thing.
I’m still working to get my affairs (nothing to do with Ryan Homes) in order so I can make the move to the next step. Therefore if that is able to be done I will be posting another review of how it is to go through the process of buying with Ryan Homes. Key word is “if” in my last sentence.

Mr.Fresh was so nice he made time for us while he waited for his next appt to arrive . In that little time he showed us 3 models & gave us info on every single home & made number on each one til we decided on our best home for our family . The purchase of our Ryan home is an amazingly great experience. Mike Freshwater our Sales Rep. has gone above and beyond what any home owner could hope for. His professional and friendly, supportive, and continues to be a tremendous resource as we settle in. We appreciated the thoroughness and expertise of Robert Uzzo, our loan officer, He guided us through the mortgage application process with great precision. He ensured that we understood the financial process, commitment, and requirements for an efficient closing. Robert Branch was our closing officer. What an overwhelming experience buying a home can be but when I met with the staff at Avalon crossing those anxieties did not exists. I worked with Seth and he was so accommodating and listened to what my needs were but also being very transparent and took me by the hand and explained everything in detail. Then I met Mike which I have to say knows his products and every knowledgeable. Robert was the so attentive and made things make sense to me. I never would of thought that I would feel so at ease in the buying process but this was all because of the customer service and team at Avalon crossing! These days good customer service is hard to find so I need to give these guys their flowers. Avalon Crossing was the prefect location for me. Update:,11/22/23 I wanted to update my review again because I cannot say enough about how fortunate my husband and I have been to have Brad Anderson, Production Manager from Ryan with us from before the time we moved in this year until now. He is the voice of reason and professionalism at Ryan. While we have had some minor disagreements with him he is very fast at returning our calls and text and always attempts to resolve our complaints timely and to our satisfaction. He always treats us with respect. Thanks Brad!
Update 5/26/23 my husband and I would like to give a shout out again to both Brad Anderson, Jim Diaz and Rose Halley. Also, at my last review, I forgot to mention Kyle Songer from NVR. He was a very professional young man and patient with us during the whole process. It has been almost 6 months since we moved in to our gorgeous ranch home and they continue to address any concerns we have with respect and professionalism and do so timely. That is important to us. There are lots left to build on so don’t hesitate to consider this location. You won’t regret it!!!

From the moment Teresa Rehm signed us to a contract until present everything has went smoothly.Teresa was so nice to us answering all of our questions and getting us prepared for what came next. Introducing us to our project manager Jordan Harrah, I can’t say enough about Jordan to due justice but I’ll try! from the very first day he told us everything that was going to happen in the next 3 to 4 months detailing everything and explaining when we had questions and what his expectations was concerning the construction and how he would take care of any concerns we might have along the way. Everything got done beautifully but there was a few things that I brought up , the storage space in the garage had chipped drywall along the bottom seam when we mention it he said that it’s an unfinished garage and that’s standard and I said ok I’ll get a piece for it when I move in the next day he called us and said he went ahead and put a trim piece there for us which was great. He recently told me he was having his drywall guy cut a piece and install it at the bottom of my basement stairwell that I was concerned about that’s just a few of the things Jordan has done for us that he wasn’t obligated to do sending us pictures every Friday of the progress while our home was being built which we were very excited to see every week the final walk around and helping us with the warranty process . We couldn’t have asked for a better construction manager than Jordan he is such professional when it comes to his job but he also is a great guy to get to know I’ve enjoyed talking and dealing with him he represents Ryan Homes very well and we are very excited and happy with our new home thanks to everyone it’s a beautiful community and we would recommend buying a Ryan home 👍 I also want to give a shout out to Kyle from the home warranty department that went above and beyond by showing up at my house to make sure issues that I had were taken care of very professional and very nice I appreciate all you did Thanks

We bought a home in Sawyer’s Mill and are so happy with the purchase. Bought the home in October 2022 and moved in early March 2023. Stephanie (sales), Ann (affiliated mortgage officer), and Jordan (project manager) were all great and professional to work with. They answered all of our questions transparently and made the whole process of a new build enjoyable. Jordan was awesome in giving weekly photo updates of what was happening that week and what the next steps are. He took extra time to show us the house before moving in and giving tips and tricks for maintenance. I would highly recommend working with Ryan Homes at Sawyer’s Mill!

My husband and I bought a Ryan Home at Bloom Village and had such a wonderful experience. The sales representative Shannon was so great from start to finish. We made an appointment to just look one day and ended up buying an house! Our project manager Michael gave us updates and pictures weekly which made it even more exciting to really see the process as it was happening. Our NVR staff Amy and Elisha were always available for any questions we had throughout the process and were super helpful. As first time home buyers, we were nervous for what was to come, but we’re thrilled to have had such a wonderful and positive experience. Ryan homes process from purchase to close was pleasant and consistent. I knew what to expect and when. Even when there was an outside delay I was kept informed. Adam our sales person was awesome. A pleasure to work with and helped us thru the decision making process. He was fun to work with and very positive. Bryon our project manager was accountable and timely with his weekly updates. Joe was a project manager we met half way thru the build and he was our dogs BFF! After our close the fence we were installing was to go to the property lines and the sod had not yet been placed. The same day they got a team out and added the sod.
When our street is done (and that will be soon) we will miss waving at them early in the morning as they check on the contractors for the new builds.
With any build there are some glitches, but this team made the process easy and understandable.

Wanted to wait until my 1st year was complete in order to offer a comprehensive assessment. Certainly, it has not been a perfect experience. There have been some issues along the way, but I have to give kudos to two individuals who have been extremely helpful throughout this process. 1.) Our PM Brian was awesome. He followed up every week with updates. He worked with us and the feedback from our inspector and addressed the issues accordingly, 2.) Ron the Warranty Manager is fantastic as well. He and his team has been quick to address issues that we have had, most of which he has personally come to help address!!! I also want to say the neighborhood is awesome and the neighbors are great. It’s going to be exciting to see how all of the young people grow and build memories in their new family homes.

We had a home built in Sunbrook & the whole experience was good.
Rather new or 100 years old, search enough you will find flaws in a home, therefore I had realistic expectations.
The staff from sales to project management did well to & we are about 6 months in and the staff is still very friendly and willing to help if we ever need it.
I am very happy with going with a home in Sunbrook, & I believe the staff has to do with how your experience with Ryan’s will be & this one is great.

I want to take the time to say how great this whole experience has been thanks to the wonderful people we worked with at Ryan Homes. Yes, the house turned out great and was done in a very timely manner thanks to some really good weather. But any move can be a stressful experience, but working with Rose in sales, Andrew our project manager, and Josh at NVR made this a wonderful experience. Building a good product is one thing, but having wonderful people to interface with is hard to find in todays business word. They carefully walked us through the whole process from picking our home and selecting our options, the financing and closing, and the construction. They made sure we were comfortable with the process, all our questions and concerns were addressed in a timely manner, and they were always very much on top of things. They weren't there to just sell us a house, they were there to help us and make this a pleasant experience. Ryan Homes is lucky to have them as the face of their corporation.

Arcadia Ranch is one of the best value communities. The experience throughout the entire process was great. Monique in particular was very responsive and super helpful with all my family's questions. First and foremost, we were very pleased with the location once we realized it was just off Richie Highway, where there is tons of things to do and very convenient. The community is tucked in its own area, which we loved. The homes looked beautiful and the model homes were great. We met with Houston who was a ton of help! Most new construction communities will have you walk the models by themselves, which is totally fine, but we appreciated that Houston was there to answer any and all questions we had as we walked through the model homes. He waited at least four hours until our realtor was able to come by and see for herself and ask any questions we weren’t sure to ask. So five stars for Houston and five stars for Cedar Hills!!

This was our second Ryan built home. The first experience was in 2003. This time it was night and day compared to the first home. Ryan homes has gone above and beyond with our new home. My wife and I couldn't be happier. From the salesman Josh to the project manager Chris our build went very well and would definitely recommend Ryan if you are considering building a new home. Ryan Homes at Lakewood Park in Deland has been amazing from start to finish. Let’s start with the Sales Department. Thovas was amazing. He worked with us with everything we wanted in our new home. If fact, he would send us pictures every Friday showing us the progress on our house. Once the building started, our Project Manager, Brian Carter, walked us through the process of the construction. We even noticed some items that were missed before our walk, and Brian jumped right on those issues and got them corrected. Brian did a sensational job letting us know how the house was coming along and would also send us an update on Friday’s. Brian was transferred to another site, but the replacement Project Manager, Ross, was incredible. He went above and beyond our expectations. He was always one step ahead of my wife and I, catching every little detail even before we could. Even after our walk through, any issues we had found, Ross took care of these within a day. He was very informative of all the manufacturers and showed us how to get items taken care of if it was a manufacturer issue. In fact, we met Mike, the warranty guy, right after our walk through. Mike has contacted us a few times to make sure any issues we had were taken care of. Your Sub-Contractors that have come by to fix items have been great. Ross has been an absolute pleasure. It’s hard to find great people to work with, but the whole process from start to finish has been wonderful. We will definitely tell everyone about how pleased we are with Ryan Homes.

I am very happy with my new home at Compass Point and I had a wonderful experience from start to finish. Tyler, my salesman, was excellent. He really knew his product. There weren’t many questions he couldn’t answer but when there was something he was unsure about he did some research, found the answer and got right back to me. He is extremely knowledgeable, very professional and I enjoyed working with him. Corey, the project manager kept me informed every step of the way from the time they broke ground in January until completion. He sent weekly photos and updates and was always available to answer my questions. It was a pleasure to work with him. Best of all my home was completed right on time. In February of 2022 I put an offer in on a home in Durham and there were 39 other offers. After that, I knew that bidding wasn’t the route for me and wanted to do new construction. My agent and I stopped by Courtney Creek and after meeting with Jack, we learned there was NO BIDDING, several lots to choose from in the $400k range, and it was located close to RTP. Jack also welcomed my dog Koda, provided him with a water bowl, and gave him treats! On an even sweeter note, his partner came by with their own dog and took both dogs for a walk while Jack and I discussed details on my new home. This is my first time buying a home and I couldn’t have asked for a better initial process!

As a new home buyer/owner we were looking at all options. We preferred to build instead of buying a used home for our first home. However, we were a little nervous to say the least based off what we have heard from friends and family who have built homes. We had been a few local builders and to be honest we almost gave up on it. This was due to the build length of time, the amount of meetings that would be needed, the feelings of being pushed off as not needed or cared about whether we bought a home from them or not.... Then we made a last minute stop at Ryan's Homes in Franklin/Middletown. We showed on up on a Saturday afternoon, just to look around and check out the model home expecting there to be no time for us as we had no meeting scheduled. When we arrived to the model home we met Keith. Keith was free and walked us around the model home answering questions, asking questions, and taking time to explain options for us. within a short period of time after speaking with Keith and getting all of our questions answered we were sold! We didn't have to schedule another meeting to discuss our questions or concerns, we didn't need a 12 hour meeting to discuss upgrades, we didn't need a meeting to talk about finances or loans. Keith was able to take what appeared from our builders to be a 2-3 month process and completed it in our first unexpected walk in visit. He did not pressure us into anything bigger then needed, or unneeded upgrades. Which was amazing! He obviously spoke about them and explained how they work, but again did not try to shove in our package to get more money from us. All in all within 2 days and less then 12 hours we are now Ryan Home Owners and excited to break ground in the coming months. If anyone is looking at this community or wanting more information, I cannot express our happiness with Keith and his abilities. Please go and see him directly, you will not regret it.... I will update this post in the future to reflect what I can only assume will be more great news once our home is finished. Thank you, Keith!!!

My partner and I had a very positive home buying experience with Ryan Homes at Courtney Creek. This location in south Durham near RTP is amazing, and the three-story townhomes are modern and spacious. Our sales representative Jack was extremely responsive, well-informed, and transparent throughout the entire process, giving us the information to make a sound choice (without being pushy) and then the follow up with all the next steps. He was incredibly knowledgeable about the community and home itself, and helped us to choose design features while keeping costs carefully under control.
Also of note, we decided to go with a newly constructed home in part to avoid facing a bidding war with existing homes. However it turned out many new home builders in this area actually take bids, so it's not uncommon to face a bidding war for a newly constructed home, which seems exploitative. Ryan Homes does not do this. Overall it has been a pleasure working with Jack and Ryan Homes. We are excited to move into our new home this fall!

What an amazing experience, the team at Ryan Homes made everything seamless. A big factor in their exceptional service is the communication from Holly the Sales Rep. who answered all emails and phone calls promptly with the answers I needed to Tyler the PM with all of his progress updates and to Ryan and Ryan the Financial team that explained everything throughout the process with constant updates.
I even saved money through their Property Insurance division, their price was lower than all of the other companies I called and they saved me a substantial amount of money on my auto insurance as well.
I would highly recommend Ryan Homes, so stop by this is a beautiful community.

I was traveling from out of town looking for a home and had scheduled several appointments with several other communities. The first one didn't show up on time, so I drove over to Ryan Homes at Courtney Creek. I was initially greeted by Wendy who told me to "come on inside", even though I didn't have an appointment, and she introduced me to her counterpart, Jack. In this COVID environment, walk-ins can be hit or miss, but I very much appreciated their kindness and exceptional customer service. I had viewed the community on Zillow, and immediately fell in love with the houses, so being able to see it and discuss my plans for the home with Jack was great. Buying a home can be a daunting task, especially if you're unfamiliar with the city, but Jack's knowledge of the area, construction process and overall understanding of the community development plan helped make my decision even easier. I do feel bad as I had a later appointment at another Ryan Homes community at 751 with Kate, which I'm certain are equally as beautiful, but like they say, "when you know, you know". I'm very fortunate to have the pleasure of working with Jack and Ryan Homes, and we should hopefully start construction on my house this coming spring! Very much looking forward to what the city of Durham and the Courtney Creek area has to offer! So, bottom line: If you're looking for a great house in a nice neighborhood with beautiful floorplans for a great price, AND you're looking to work with a solid company with outstanding sales representatives, look no further than Courtney Creek.

Phillip Austin has been our Ryan Construction contact for Briar Creek Estates. Phillip has done an amazing job for us as we walk through this process of having a new home built. Phillip is the consummate professional: As you go through this process you have many questions: He has always been quick to respond with the accurate information that we need. If he doesn't know an answer to a question he will find out for us. He also goes above and beyond his job responsibilities. We flew into Indiana and had one day to put our house under contract before we had to leave and he was working until 11:30 at night to get the answer to the questions we needed. We like that he gives us all the facts and his expert knowledgeable advise but he lets us make the final decision. We never feel pressured to decide one way or another. I have been looking around the RTP area for a new home for a decent amount of time at this point. A few months ago, I joined the waitlist for Courtney Creek. At that time, I came in contact with Jack Synesael and since then he has been nothing but a pleasure to work with. Been living in Clearview for a year now and it's been the best decision to go with Ryan homes. Decker is great and will make sure you get what you want. Houses aren't a quick build and they aren't pricey like the ones in town.
Only bad thing I have to say is when it rains our yard floods and we put in multiple tickets and no one responded and when they did it was after the year was up. Not cool and now I have to pay someone else to fix what should have been fixed under my warranty by Ryan Homes.

**I wrote my original review a few months ago, when we had just started building. We move into our new home tomorrow. Ryan Homes has continued to exceed our expectations. Our hone is stunning, they walked us through every single thing, and we are so happy. Jason, the project manager has also been phenomenal during the entire build. I heard from friends who used other builders that we wouldn’t be in contact with the sales rep after we began construction. For us, that was not the case at all: Philip has continued to be in contact and work closely with Jason. We are so happy we chose to build with Ryan Homes! **
We have had a great experience! My husband and I were planning on moving next fall, and I had seen that Briar Creek would be opening a second phase, so I originally called for information on Phase 2. Philip assisted us and has been phenomenal. He has responded to all my questions in a very friendly, professional way. We ended up looking at the home, falling in love with the lots, and are building in phase 1. As it was not the timeline we expected I’ve had a lot of questions and he has never made me feel like any question is too small. He promised me from the get go he would do everything he could to help us build our dream home and he has absolutely done that. We are looking forward to continuing to work with him, then the project manager during our build, as well as our loan officer Seth, who also has been extremely helpful. Both of them have met with us at times that were convenient for us as full time employees with two little boys. We have had a wonderful experience thus far and cannot wait to be in our new home!

The three together were our dream team. We stopped at Sunbrook to walkthrough the model homes. We came back the next day to crunch some numbers and two days later to sign a purchase agreement. Melody was always helpful and quick to respond to any questions that we had (and we had a lot!). While our house was being built, we were able to access the model home and take measurements for curtains, furniture, etc. While our house was being built, we were allowed to stop by every week and walk the property and house. This enabled us to ask even more questions and watch our house take shape with each phase. Anthony was very prompt in answering any questions that we had about the building process and kept up to date weekly with the progress made. The whole process of purchasing a new home was as stress free as possible thanks to Melody and Anthony's professionalism, friendliness, and patience with our questions. Our kids are loving their new rooms and neighborhood. If someone is looking to build their first home, I highly recommend stopping by to look at a model home and speaking with Melody.

Our community is still growing and I'm so excited for the amenities that will be opening up next Summer...clubhouse, pool, fitness center, & waking trails! I started my process with Ryan Homes back in May. They started building in June and Finished mid September. Im very happy with the Services that I received from my project manager. (William Kirtland and David Huss) Would send me weekly updates and photos of the house.
They worked quickly and delivered my house to me in a reasonable amount of time. Ive only been in the house a little under a month and I couldn't be happier. My children Love the house, and they are happy.
The neighborhood Is nice!

We were in the market for a new home and decided to go with Ryan homes, as we had never had a new house before. I did my research and met with Hye! She was a sweet and was able to answer all of our questions. She let us look through the model home multiple times, and wasn't pushy about making a sale. She crunched all the numbers and made sure we were comfortable before giving up any money. I really had a good experience meeting up with Hye. The community is up and coming. There are many plots still for sale, A playground is supposed to be built as well. Its not a bad little spot to buy a home. I am very excited to have purchased my first new home with Ryan homes. I look forward to moving in soon. I do recommend buying with Ryan homes ( or at least talking to someone If you are interested in the community.)

The builder was on the phone with me since I am out of town and again went over all the details about the house before they start on it. I find that very comforting. He keeps in touch with me which is much better then the builder did that built my other home. Ed was also very helpful.

I was pleasantly surprised to find out that everything in the model I chose, The Bahama, is standard. I didn't feel the need for options, as everything was just what I would want. It felt like home the minute I walked in, and I am excited for it to be finished.
