We are so excited that our home is being built by Ryan homes. Quality builders with consumer in mind. The price point at Crystal Falls is an incredible value for the area. The amenities and services included in the HOA Fees are outstanding and will make keeping up my home a breeze. The open floor plans are designed for families and people transitioning to become empty nesters. The quality and choice of finishes are top notch. The amenities will be fantastic once they are completed and the community design around the golf course, walking trails and marina are incredible. I have sat and just relaxed on the marina lawn looking at the breathtaking view on several occasions!
I am so excited to watch my new home being built and to move in this spring!

The neighborhood is nice overall, and location is great easy access in the Baltimore area. The only reason why I cannot give it 5 stars is the horrible parking situation. The other rules are fine, but the lack of proper parking for homes with 3 cars or even guest parking is ridiculous. The HOA, only police vehicles that are illegally parked, I am assuming when someone files a complaint. Ryan homes need to get better of providing proper parking for the residence.

From the moment I stepped on the property, Brie has been the best selling agent! She answered all my questions right away. We found Ryan homes by accident (wrong turn when looking for some land). However, the new neighborhood and homes at Crystal Falls were impressive from first glance.
We stepped into the busy model home, and luckily were met by Shaun Freemon. He was personable and took the time to show us around, and quickly educated us on the quality of the construction and explained optional upgrades, and all the advantages of living in Crystal Falls.
We left that day with a new interest in possibly settling down there. My wife and I discussed the options and were both excited about the new opportunity. Shaun continued to patiently answer all our questions and guide us through the process and we are so excited to share the news of being a new home buyer at Ryan Homes Crystal Falls.

Excellent experience from start to finish. Home was built exactly to specs we selected. The construction manager, Greg Fuller, was outstanding. We received weekly building updates, along with several walkthroughs to preview and approve the home's progress. Finished home is beautiful, with warranty follow-ups included. We also love how Ryan Homes pays attention to details such as interior sound insulation and outdoor garage lights that go on automatically at sunset throughout the entire development. All in all, we can't say enough! Thanks Greg, Rosalind, and Ryan Homes for a wonderful new home experience.

Purchased a home in March and have had a great experience starting with Glenn in sales. He walked me through the process and was patient when picking selections out. My house is almost done and I’ve had the pleasure of working with Jay (Project Manager). During the pre-drywall walkthrough he took me room by room explaining what needed to be fixed and what would be behind the dry wall. Every Friday I get an update with the status of where my house is and what to expect next week. If behind schedule he lets me know and includes the plan of how he’ll get back on schedule. I have had a positive experience and look forward to my Friday calls, not to mention the updated pictures.

It’s been a great experience working with Mary at Ryan homes. From the moment we first spoke with Mary, we knew and believed we were in good hands and that our family was right where we needed to be. What started as a random click on a Facebook ad, turned out to be one of our best decisions ever: A visit to Regents Glen Villas, and our introduction to Josephine.
Josephine greeted us warmly, introducing herself and invited us to tour the gorgeous villa. We immediately loved the open floor plan, spacious kitchen, and first floor primary bedroom and bathroom.
What struck us as extraordinary are all the exceptional details which are included in the standard package! Tasteful, doesn't even begin to explain the extra touches making this "Caroline" layout the perfect future home for us.
We have been searching for a perfect landing spot to call home, and I am thrilled to say we have found it. Within one day of meeting Josephine, we chose our lot, and all of our plans for our future home.
This is the seventh home we have purchased in our 37 years of marriage, and Josephine is by far, one of the most exceptional, knowledgeable, and professional realtors we have had the pleasure to deal with. I had a great experience in my home buying process and I was so skeptical at first for all the reviews I was reading online. I’ll say this much as a brand new home that has not been tested through time, there might be one or two things you find that may need a fix but literally took me a couple minutes to make a phone call and have something schedule. The turn around was amazing. One example, I had an issue where I needed the drainage moved, all I did was make a phone call and without exaggerating James the project manager showed up 30 mins later to check it out and got me scheduled for something next day! For that reason I give five stars. My pre-drywall inspection was flawless nothing was found but I’ll still recommend getting one since mistakes can happen. Anything found afterwards from aesthetic to mechanical will be covered by the warranty.

My wife and I recently had the pleasure of working with Bobby while exploring our options in the City, and I couldn’t be more impressed! From the moment we walked into the office, we were immediately at ease. He answered all our questions and gave us a great tour of the model and possible options. I know a lot of people may not have had a good experience when purchasing their home, but as a first-time homeowner , I’ve had a really good experience. Working with Robert Griebe (sales) and Bailey Wallick (loan officer) they’ve helped me to really understand the process. Whenever I had a question or concern they’ve addressed it in a timely manner and have been very patient with me. Most of all, and certainly not least, the project manager, Anthony Scilipoti, is making my dream home a reality. I constantly get status updates and feel very blessed to work with him. Working with him and his team has put me at ease and makes this a less stressful experience. He’s also has educated me on the ins and outs of building a home. We decided to downsize in 2025. After looking at a few Ryan (and other builder) communities, we were overwhelmed a bit. Heritage Village was our 2nd to last visit, but it quickly became clear that this is where we’d build our new home.
We went to look here because they offered the Aviano ranch. We have friends that have lived in this model for years and we loved the layout. Our sales representative (Jenn Spahr) met us at another community to see a model and then we returned to Canal Fulton to look at lots. Jenn made our process simple and put us at ease. She still does that today.
One last shoutout to our NVR Loan Officer, Sarah Nicole Post. She has been very quick with information and easy to work with. At this stage of the building process everyone we have worked with at Ryan has been great.

I heard about the property and did a quick walk through the neighborhood one night I was passing through the city. I finally called in and spoke to Nate Silva and he was the best. Transparent and informative. We spoke Thursday, and I was in his office by Saturday. A smooth and seamless process to close. The location of the area is perfect. Around 10 mins from downtown and less than 10 from Penn Station.

I had an impeccable experience with Jameson Ewing and Maxwell Miller. They both went above and beyond throughout my buying and building process.
Maxwell was my Sales Representative. He was incredibly straight forward and honest throughout the entire buying process. I truly felt like he wanted me to be in the right home for my needs and budget. I was truly confident taking his advice and recommendations in building and customizing the home. Having seen the final product, all of his advice was perfect.
Jameson was my build project manager. He did an amazing job describing every technical detail of the build process, utilities, and warranties. He kept me updated with pictures and videos along the entire building process. He showed me a build calendar so I knew the schedule for everything and managed to complete the home within 3 days of the projected date despite storms and winter weather! (For reference, most builders need a month grace period between the projected date and actual closing date.) He gave me great advice on how to maintain my home once the build was finished as well. After I moved in, Jameson assisted me in setting up and using my warranties.
Ryan Homes delivered as promised. My home looks and works great. Thanks to their closing cost assistance, I ended up with a higher quality, higher value home than I could have afforded otherwise, not to mention it's brand new! The community looks beautiful. There are two dog parks, (one for small dogs, one for bigger dogs), a pool, a small gym, and a children's play area. I highly recommend Ryan Home, and more specifically, I highly recommend working with Maxwell and Jameson!
EDIT: I was running with my dog in the neighborhood and all of a sudden my dog started limping. She injured her paws during the run. We had just run over 2 miles and I was exhausted. I struggled to carry my dog back home, but passed by the Ryan Homes model house. I knocked on the door and Jerry, one of the sales associates there, let me put my dog in his truck and drove me home. When I offered to get him a bottle of whiskey as a way of saying thank you, he humbly declined. My dog and I am incredibly grateful to Jerry for helping my injured dog.

I just moved in Reservoir Square, and I am enjoying everything about it. Robert was great in introducing me to the place and Baily, who works with the financing did a wonderful job helping me navigate the process. Indeed, the financing was very comprehensive, so you must have all paperwork in order. The homes our very comfortable and energy efficient. What's also nice is the warranty department. After I moved in, the movers made a mess of some of the walls. Ryan Homes has a department that repair the walls within a certain amount of time free of charge. Even the water taste differently from the stainless steel appliances. Just a beautiful community to live. I am so grateful to be here

Maxwell- from our first interaction gave us so much confidence which in turn gave us the encouragement to move forward with the process. Maxwell was friendly, down to earth, very knowledgeable and highly responsive throughout the process from day one up until the day we closed on our home! His calm yet charismatic personality really eased a lot of my nerves - and he did so with soo much patience!!! I am so glad we had the opportunity to work with him , it really made all the difference!
Tyler- I love that he was very informative and gave us the insight to work on a few things to allow us to make home buying an option for us.
Jameson- Very friendly and knowledgeable. Communicated regularly with us throughout the process and gave us all the ins and outs of our home. Any issues/concerns brought up by myself or realtor were promptly resolved. We love our home!
UNFORTUNATELY the underwriting process with NVR settlement was not pleasant and initially took away from what was such a positive experience as a first time home buyer. By the grace of God things worked out in the end - but there are a lot of areas for improvement especially with regard to communication, transparency, and overall client experience.
The community gives a very tucked away resort feel that offers a lot of amenities! I really enjoy the walking trails and I am excited that they will be building a playground for small children!!!
Overall it was a rollercoaster of an experience- but thanks to our realtor Demetrius our sales associate Max we are happy to say it was all well worth the ride !!! ❤️

My experience with Ryan Homes was beyond my expectations and skepticism based on social media. My sales rep, Kate, believed in my family’s vision of homeownership as first time home owners. What she could have considered to be basic questions, she diligently answered. Her level of communication and connectedness throughout the process reassured my family we were in good hands. Kate accommodated last-minute changes as feasible and even helped create a future vision for our home. Greg, our project manager- lived up to his words. He never fails to call on a Friday with updates, even when there weren’t significant changes to the previous week. When my family opted to have our home inspected pre- and post-drywall, he encouraged us to. Issues identified were readily resolved, and an acceptable reason was provided if they weren't. I just settled about a month ago and all I can say is WOW!!! What an amazing team I had thru the process. First Kate, she met with my wife fist and it takes a lot to impress her. After a little fact finding we agreed to purchase an Anderson model. I really wanted a front porch and the first floor owner's suite after that it was up to my wife and Kate to work out the rest. We made a few quirky upgrades and they couldn't me more accommodating. Now come the hard part. Building the dream. That's were Greg came into play. He explained the whole process and what to expect during it. Also pleased with the fact they uploaded pictures and made a weekly call to me to confirm the progress. Everything was spot on from the time step one to step 100. We went thru the pre drywall to the final ispection without a hitch. After I settled Greg and I went thru the house to go over a couple minor issues which they fix that day. A couple little things came up which was expected and he took care of all issues. All I can say is Thanks to the team that made it happen.

I was lucky to get one of the quick move-in townhomes. The process went smoothly and I was able to settle within 2 weeks. Lanie and Joe kept in constant communication and answered all my questions as they arose, even after moving in. The community is conveniently located near multiple grocery stores, shopping centers, and places to eat. There are movie theaters and a bowling alley nearby. It is about 15 minutes away from the airport, as well as Arundel Mills. I love that it’s minutes from Rte. 2, Rte. 10 & Rte. 100.

This review is to address my wife and my experience with Ryan Homes from our first contact with the sales rep up to the lot and elevation selections as well as chosen upgrades and material types and colors.
Our experience has been tiring but extremely exciting at the same time. Our first interaction with the Ryan Homes team came through a sales representative by the name of Noel Bird. I must say that working with Noel has made this phase of the process very enjoyable. Noel has been very professional, courteous, and patient. I have asked Noel a million questions and he has answered each one of them thoroughly. I mean he has taken his time to ensure that all my wife's and my questions were answered in a way that was truly clear to us. Noel would even take the time to send us pictures so we would have a complete understanding of the information we were looking for. We changed our minds about selections we had made many times but it never fazed Noel. I never got the feeling that Noel was trying to rush through our interactions so he could move on to the next one. As I mentioned earlier, he was very patient. Noel was also knowledgeable of his products. This surprised me because it has not been my experience of late that sales professionals are knowledgeable of the product or service they are selling.
I can't speak to what our experiences will be as we continue to move through the process of buying a home from Ryan Homes, but if the remainder of the process is anything like this first phase, it's going to be awesome. Noel has set an extremely high bar for customer service and I'm hoping this level will be maintained by each and every team member of Ryan Homes that we interact with.

My wife Micah and I discovered Ryan Homes at Cedar Hill Townhomes during a search on Zillow and scheduled a meeting with Bobby Griebe. We went in with so many questions regarding the difference in buying a new construction in contrast with buying a resale and Bobby, Danny and Max all answered every question in a straightforward, professional and cordial. We felt right at home during our tour of the Ballad 1-Car Garage model to get a rough feel of the energy of the home--although we were interested in the Mendelssohn 2-Car Garage home type. Between the layout and space being what we were looking for as well as the thorough explanations we received in terms of building and costs, we were putting down our good faith deposit on our very first home! I cannot speak highly enough about my experience with Ryan Homes and specifically the team at Ryan Homes at Bear Park. From the moment I walked into the model home, my sales representative, Danny Combs was so kind, welcoming, and professional. He was patient as I tried to decide which layout/finishes I wanted in my home and even walked me through several available townhomes to make sure I could see all of the available options. Danny is knowledge, insightful, and kind. He "sold" me on the townhomes on my first tour and I would not be a Ryan Homes homeowner without him. I truly cannot thank him enough for all that he did to help make my home-buying experience so smooth!
Lindsey Schrenker at NVR was also wonderful as she took the time to sit down with me and walk with me through the loan process as well as the specifics of my loan, all while making the experience personable and presenting the information in a consumer-friendly way.
Lastly, the Project Manager Hunter Jacobs was fantastic. He was detail-oriented and approachable during my New Home Orientation and made sure I understood the ins and outs of my home.

We never thought we could ever have a brand new house built from the bottom up. But, with Ryan Homes we found out it was possible and in a price range we were comfortable with. Along with our realtor, Patty walked us through everything and made sure we understood what was happening. From picking out the lot, the model, the color of our home inside and out, Patty was right there and she was wonderful. And this is just the beginning. Ground hasn't even been broken yet, but we're excited to start and we know Patty will be there for any questions we may have. We can't wait to see it all happen and move in to our beautiful home. Ryan homes owes me nothing! They have been nothing but great to my family. Noel, Jeremy, and Justin are amazing! Chris stepped in one day when Noel was off and was super pleasant. This team makes sure every job is completed to perfection.
Being across the county it was hard to visualize and make certain selections for the home. Noel helped me design this house to a T and I have no regrets! I almost gave up hope with ever owning a home. Not only did Noel get my head back in the game, but he gave me advice that will live with me forever. My initial lender couldn’t make the deal happen and Noel found another way instantly.
While the home was being built Jeremy and Justin sent pictures with weekly updates. After closing Justin calls to make sure that everything is going well. I needed help with an appliance and he contacted a Jeremy ASAP! Within minutes Jeremy solved the problem. Jeremy is super dependable and very knowledgeable in his field. These guys really love their profession and it shows. I will definitely be referring all my friends and family to Ryan homes.

Our Sales Rep was Nathan Silva. When I tell you he was beyond fabulous and knowledgeable, that would be an understatement. Nathan was so great and answered all of our questions, as well as gave us alot of knowledge on different situations and scenarios, including financing info. He spent a whole lot of time with us and did not rush us in anyway. He made it possible to tour the specific unit style that we had interest in. If you are looking to get info or tour this development, I would definitely say ask for Nathan Silva as you will not be disappointed!!

After my wife and I looking semi-seriously for a home for nearly a year, Marc at Ryan Homes was able to find us a home that met nearly every criteria we had. He was very knowledgeable about every aspect of what they offered, pricing, availability of adjustments, and timeline expectations. He has gone above and beyond to ensure that we were able to get what we needed out of a home, and has made the initial purchasing process as pain free and confidence inspiring as possible. Mini with the mortgage team has also been amazing to work with. While we are still close to the beginning of this process, I will try and update this review as we continue throughout the build. First and foremost, we were very pleased with the location once we realized it was just off Richie Highway, where there is tons of things to do and very convenient. The community is tucked in its own area, which we loved. The homes looked beautiful and the model homes were great. We met with Houston who was a ton of help! Most new construction communities will have you walk the models by themselves, which is totally fine, but we appreciated that Houston was there to answer any and all questions we had as we walked through the model homes. He waited at least four hours until our realtor was able to come by and see for herself and ask any questions we weren’t sure to ask. So five stars for Houston and five stars for Cedar Hills!!

Working with Dave and Joe on my build made what could have been an overwhelming experience very calm. Both of them were very responsive to emails, texts and phone calls, taking the time to answer questions in detail. I was kept informed of the upcoming steps to take as well as the phases of construction as they happened. Just checked out the single family homes. For $400K, they serve up a good deal: 5 bedrooms and a double car garage, plus den. Great location off Ritchie. They also have a few snazzy townhouses. This place will be a quiet and beautiful recluse. Well done Ryan homes!
