Dominique (our sales rep) and Britt (our property manager) made this whole experience smoother than we ever expected. Their communication, support, and professionalism turned what could have been a stressful process into something exciting and manageable.
As with any new build, we’ve had a few minor hiccups — including a plumbing issue upstairs. Thankfully, Carrie from the warranty team jumped on it quickly and got it resolved with no hassle, which we really appreciated.
We absolutely love our home. Is it perfect? Of course not — no house is. We’ve got a short list of little things we’d like addressed, but nothing that impacts our daily life. We plan to schedule a follow-up inspection at the 10-month mark and share their recommendations along with our full list to the warranty team then.
All in all, we’re happy homeowners so far and genuinely grateful for a team that cares about both the process and the people.

We purchased our new home in December 2024. Being from out of state, we were concerned about the build process and how we would stay connected. This was our first “new build” so we had no experience with the construction phase.
Our project manager, Drew Eckman, quickly calmed our concerns. From the first day, Drew was extremely professional, polite and personable. He was thorough in explaining every aspect of the construction and what would come next. His weekly video updates and photos were informative and a welcome communication.He was always available to answer any questions. As the project came to completion, and we met Drew in person for walkthroughs, his attention to detail and management of crews was excellent. It was a pleasure working with him and we always felt he was working in our best interest.
He’s a strong asset to the Ryan Homes team.

I very rarely leave reviews or comments anywhere, but this one is important for me to share because of my truly excellent experience. Purchasing from Ryan Homes in this community and working with their staff has been sincerely top notch from beginning to end. They impressed me with their people, the time to completion, long options list, modern workflow methods, organized communication process and attention to detail.
My first contact was Sr Sales Representative Mary Taylor, and she was excellent. She was friendly, reliable and easy to work with. She took the time to get to know what I was looking for and helped me balance my needs and wants. She and Nicole professionally guided me through the long list of possibilities as far as models, lot choices, primary structural decisions, option list selection, electrical and wiring placement, and finally design choices. This was my first time building a new home and they were extremely patient and accommodating throughout the entire process.
Once the Sales and contract side was complete, I was seamlessly handed over to Production. I was introduced to Project Manager Jared Stiefel and we had our pre-construction meeting. He was knowledgeable, detailed, attentive and courteous—exactly what you want in a PM. As a somewhat exacting person, I greatly appreciated him. He meticulously went over everything---from my lot and its particulars (sightlines, drainage plans, impermeable space etc), to what to expect during the building process, and then each option one by one so we were both on the same page across the board. During construction he was always reachable and handled my specific needs as far as involvement in the process (and my probably too-frequent communication) with the skill of a guy that genuinely cares about what he does. Very impressive. He also wasn’t afraid to set the attention to detail bar high with his contractors and it shows in the final product. If I had any small issues, they were fixed right away. Hats off to the whole team.
Based on my entire experience from start to finish and the multitude of great people that made it possible, I wanted to share that I’m not only grateful for the positive experience, but thankful that I chose this community and builder.

Edit: we are cautiously optimistic regarding the repairs done, but the warranty team was on it. Here’s what happened. We called immediately about the damage. The guy on the phone nonchalantly put in the request and that was it. No urgency. I talked to some other people in the neighborhood who had similar events less than 30 days into their residency, so we were nervous on that. About a day after the water damage was reported, Carlos from the warranty team gave us a call and he was absolutely urgent. The plumbing company called me minutes prior saying they didn’t have an available appointment until the next week. Carlos corrected that to that day they were going to come out because water leaks are a big deal. Plumber found nothing. Carlos personally came out the same day with a local handyman and looked at the damage to the ceiling and to the area around the floor. They decided it was most likely an issue with the roof. Roofers came and also found nothing. BUT they resealed the roof anyway just in case it was something they could not verify. We’ve had two fairly similar rainy days since and we have not had the same leak. Drywall contractors came in and made the inside ceiling back to new again, although they did not call us for arrival times and expected time for the work to be done, so we just got lucky with timing on that. I’m still quite concerned if it was actually fixed and still upset that a brand new build would have an issue like that, but they did spring into action. I’m going back and forth on the rating of 3 or 4 stars because this is an issue that should not happen on a new build, but at the same time I really enjoy the community here and Ryan Homes stood by their promise to fix issues that were under warranty. At the end of the day though, the house is whole again so that’s ultimately the best outcome.

We’re now almost two months into ownership Initial showings with Addie were fantastic. She does a great job at walking you through the process and getting your house set up. No issues there.
If you use Ryan Homes internal NVR mortgage and have used any other mortgage company before, you’ll find they are weirdly extensive even with adequate credit history and contacts. Then on closing they were very disoriented and the documentation was incorrect and had to be fixed, despite their hyper-specificity for our portion. They also immediately sell off your mortgage.
But the final product: the house itself. Initially looked great. Mike, our project manager, took care of all the cosmetic issues we saw and functionality on the surface. Now though, not even 50 days in now we have a leak in the entire house inside of the flooring that is threatening the entire integrity of the 3rd floor. That’s a ridiculously short time for the house to have an issue that monumental and shows the corners being cut and in an area where houses are extraordinarily expensive for their counterparts in other states, that is absolutely stupid.
I’m giving them two stars because the house itself could be great, if not for shoddy plumbing and the initial experience we had with Addie was fantastic. I’m lowering it to 1 star if this warranty process is anything less than phenomenal and quick to avoid more damage to our property and furnishings.
Less than two months, for over half a mil. Think about it.

This was our second time buying with Ryan Homes, and we could not have had a more positive build experience with the Compass Point team. From our earliest conversations with Meredith, she worked with us both in person and remotely to get all of our questions answered about upgrades, build timelines, etc. We also absolutely loved working with our Project Manager, Nick. He was so professional and personable throughout the process. We loved all of the pictures and personalized videos that he would send to us through the app (mostly for our son to see and enjoy)! He even got our son a personalized little gift when we moved in, which was such a nice touch.

Our Family moved into Compass Point about 6 months ago, from out of state. Meredith, from the sales team, was so great from the beginning and set us at ease about moving to a new state and great area! Immediately when we saw the community, we knew it was more kid friendly than other neighborhoods we had originally been looking at. From the initial view on Zillow to going down to walk the models it was easy to set up. Had a great experience with Addie! She was friendly, attentive, and very professional. She helped us and walked us through the various floor plan options and financing options that were available.
Only feedback for Ryan Homes as a company is to be more transparent on their closing cost money incentive and interest rates, since it looks like that the closing cost funds were primarily used to buy down the interest rate.
We ultimately went with Stanley Martin since they had a floor plan we preferred and they were able to provide a lower interest rate.

I am very happy with my new home. It is very beautiful and better than I expected.
Even when some unforeseen construction issues arose, the team quickly jumped on the issue and resolved it to my satisfaction.
I spent a years scoping the market, trying to find the perfect house without being house-broke. I am so happy with my decision. All of my boxes were checked at Sawyers Mill with Ryan Homes- space, yard, 4 beds, basement, close to the highway (but quiet and safe), dog park, upgraded kitchen, walk in closets, open floorplans, etc.

First, the salesperson, Yvette was phenomenal!!!!! From the very beginning, she was professional, knowledgeable, and always available to answer my questions. Ben S. was my project manager, and Noah Y. was his assistant. As a team, they ensured that I was always happy, even as they navigated through the complex and intricate details of building several homes for several customers, all in synchronized harmony.
Ben made it a habit to go out of his way to ensure that I was always part of the process and well-educated. During construction, Ben and his team made sure I was kept in the loop with weekly progress updates, including pictures and videos of the whole building process. He also was accommodating of my home inspections, both pre-drywall, and pre-settlement. When my home inspector found a some minor issues, Ben took ownership and responsibility of the issues, and worked with the warranty team to ensure that everything was properly fixed to my liking, and correct to code.
Ben and team were always incredibly helpful, friendly, professional, and constantly available. This process never stopped. Michaelynn B. was my loan officer and Darnell “DJ” P. was my loan processor – They were an excellent team; always ready to help, and always patient, whenever I had a question – and as a new homebuyer, I had quite a few of them! Zach M. was my closing officer – Prior to closing, he went way above and beyond to get precise answers to some very complex and detailed questions – He took it upon himself to ensure I had the most correct answers possible. Zach worked diligently and professionally, ensuring I got the facts that I needed. At closing, Zach helped me to stay informed, and in the loop on everything, and he answered every question I had with integrity, honesty, and respect.
Although I did run into some problems during hybrid / e-Closing, Michaelynn and Zach were extremely helpful, and together, they worked to ensure that everything was ultimately correct, went as expected, and that I was happy. In-person closing was hassle free; because I was able to review the documents ahead of time, during hybrid / e-closing. The result was no stress at the closing table, without issues or surprises. Overall, Ryan Homes has surpassed my expectations, and has redefined for me what quality means in new construction homes. Our 5 star rating is specifically for our PM (Brett) and his team! Our experience with our sales rep and NVR is an entirely other story that we won’t get in to here (however there is a new sales rep in our community, Justin, and based on the brief interaction we had with him last week he seems great).
We love our new home at Hidden Chase! Brett was communicative, honest, and up front throughout the entire process. He kept us in the loop through every stage of the build and was patient when we had questions. We did have a pretty awful warranty issue occur in our first week living here, but Brett/Ryan Homes were quick to take care of us and our home. As first time homebuyers, this was greatly appreciated and their attentiveness and speed to jump into action did not go unnoticed by us. Overall, we feel the house is well built and the layout is perfect for our needs. We’re looking forward to making this place home!

We recently purchased a new build from Ryan Homes, and I can't say enough about how smooth and enjoyable the entire process was. From start to finish, the experience was top-notch, and much of that is thanks to our amazing sales rep, Justin.
Justin was incredibly knowledgeable, friendly, and always available to answer any of our questions—no matter how big or small. He walked us through every step of the process, from selecting the right floor plan to customizing features that fit our lifestyle. His expertise and attention to detail really put us at ease, and he was never pushy—just supportive and patient as we made decisions.
One thing that stood out to us was how transparent and organized everything was. Justin made sure we were updated on the construction progress, and we never had to worry about being in the dark. Sharing my experience from signing to closing. It has been great with this community sales team Sameerah and Kate from the beginning. This is a free standing or single family condominium community that looks beautiful and comes with a decent yard space for each owner to have fenced in yard.
The colonial floor plans they offer in this community are very efficiently designed three different floor plans even better than their regular single family homes for the size of square footage. Wish they do the 9 ft ceiling in first floor as well. It's high time Ryan homes offer the colors they use in their model homes in this community and elsewhere and realize there are other colors in the spectrum.
The Project manager Hayden takes personal interest in the construction process and is great with his work and timely communication. Hayden delivered the house in a great condition.
Closing was much easier with NVR mortgage. I would like to add a special shout-out to the NVR finance team for their great help with the closing on time especially for Rachael, Nicole and Lydia. They have been very communicative throughout and on time in requesting the documents required by underwriting that helped with the on time closing with the title agency team in getting the keys.
Overall it's a very pleasant and smooth experience right from signing till closing.

So, I wanted to wait for alittle while to write my review so that I was in a neutral space (I didn't want to still be on the high of being a new home owner and I didn't want to be upset if things didn't go how I expected). But all praises to YAH we made it! ❤️
First things first my initial interaction with Ryan Homes was great. I talked to someone about what I was looking for and I was connected to the GREAT KATE! 😊 Kate called me before our first meeting because whoever I setup the appointment with I told them that I had questions prior to the meeting and I believe Kate called me shortly after to answer any questions that I had. Moving forward to our meeting, Kate was patient, understanding and willing to answer all of my questions (and I had a lot 🤦🏽♀️ between me and my sister who came with me to the initial meeting). Kate was prompt with her responses throughout the whole thing (and now) and sent pictures when I wanted to see how things would look in the home. Honestly if this review was all about her, I would have given 5 stars!
Cody (project manager) was great as well! He called with updates. I hated to see that he left towards the end of our process.
Not sure if I should be writing about NVR under this post but they can STRESS someone out if you let them smh. Let me say though I am grateful for Jerry and Nicole as they helped me get though everything but I would be lying if I didn't say it was a roller-coaster of feelings going through this process. But while I am on this subject, one thing I can say that I dislike with how things go is: Ryan Homes/NVR let people get all excited (i.e. pick our upgrades, pick the exterior of the home, choose a lot, etc.) and then there becomes these hiccups where it seems like every thing you worked hard for is going to come to an end. I was asked to give more and more documents up until maybe two days before closing, if not the day before and that was a lot. Your dream can literally slip through your hands. I think people should have to be completely approved for the loan before all of the details are filled in and the home building process starts.
With all that being said, we LOVE our home! We are blessed to be in it and look forward to making memories! We had minor things that we have had to put tickets in for (pantry shelves, banister, etc.) but they have been corrected in a timely fashion thanks to John; my husband communicates with him and he takes care of whatever he needs to.
We love our neighborhood so far. Everyone has been friendly and we are excited to continue to see it grow. 🥰

After having spoken to the "other" builder in the community, right off the first meeting with her we knew she was the one we were going to be comfortable working with. Unbelievably we made the decision to purchase in Hillcrest Ranches after viewing the community online. Alan Solotky was very warm, welcoming and helpful during our virtual meetings to discuss offerings and options. The entire planning, purchasing, and closing process was done very well. Stephanie was our sales agent and she was very helpful and very professional while assisting us with our decision to buy. We have felt discouraged and very disappointed as to what was being presented out there. Until the day we came out to view the Twin Lake Villas. We contracted a planned build with an estimated close date of October, and have been very happy with our experience so far! JP has been very transparent, informative, and responsive throughout the process, which has helped us feel more comfortable as we go through our first time 'building' a home. Additionally, working with Stacy through the mortgage process has been quick and painless! These guys feel like experts in their professions who are genuinely here to help you rather than sell you.
A couple tips for other prospective buyers - there is a facebook community for blackthorne estates and ryan homes to help get you more of a feel for the neighborhood and home decor options. Never hurts to get information from people who have already lived the experience!

You can expect 2-3 bedroom homes with 2 bath ranches. The homes are priced in the low to mid three's. I have lived at Hidden Village well over three years and I have no reservations owning a Ryan Home. Yes, we did have some warranty issues after moving in, but I will say the response to issues is quick and the warranty team including Hiram Coffey and particularly Mark Gruich, has been more than helpful, often going above and beyond just fixing the problem. Mark has always been informative, polite, and personable, but always performing his due diligence (Col 3:23-24). Hiram Coffey also has been honest and fair in regard to our issues as well.

I closed in October and couldn’t be happier. Betty, Josh and Tyler were so so so patience with me as I’m very picky. They helped me along the way very responsive. Every week I received an update and picture of the progression of my home from Tyler. Ryan homes was very professional as I did not have a realtor I was well taken care of trust me! Betty motivated me so much I didn’t even believe I could purchase a home alone but she continued to inspire me and she was right I was more than ready to purchase my first home alone. Josh was so patient and considerate. Even with me changing my mind every two seconds he made it happen. Josh and Betty are the best! Tyler was the best PM I’ve ever met even with moving in he’s still very helpful. He takes his job very serious and you are in great hands with Tyler (he’s on point lol). Best team to trust, they all take their jobs serious and very sweet but professional. Even Danielle at closing was the sweetest my mom said she never met such nice people because her closing staff was so cold nope not Ryan. We just came back from our framing walk through and we were thoroughly pleased and amazed. Once started they moved right along. 4 weeks ago, we had a field. Today we found this.... One of the most pleasant surprise was a modification that was made due to the fact that we were not adding a basement. There is an additional storage space in the garage that is quite substantial. There was also an additional coat closet for the family entry. We were so happy with these modifications and can't wait to see it again in 10 weeks, when it will be complete.

What can I say… Amazing home buying experience! From sales to finance to construction and “the few” warranty items; everyone has been extremely professional yet warm and friendly.
Cheryl Hoffman worked with us extensively on choosing the best homesite for our needs and addressing some particulars on timing.
“Woody” Woodyard is a truly competent, thorough and enjoyable project manager! His attention to detail and helpful attitude makes him a true pleasure to work with! He even arranged to have some of the optional outlets moved after installation to match our TV width. In this review, I simply can’t cover all the nice things he has done for us. Even after the turn over he is engaging and helpful; answering some questions about the home features. Without a doubt Woody has made this home buying experience the best we have ever had (this was our 3rd new construction home purchase)!
Zach helped in the early stages of our build and even though he was reassigned to another development; he came back to see us during our pre-closing walk through! Who does that!
Ryan “the mortgage guy” was very easy to deal with and made the mortgage process as easy as possible.
The closing agent; Leisel Johnson holds a special place in our hearts; she made everything smooth and easy!
Now about the home itself… This is our 2nd Ryan Homes house; this one is our favorite! Ryan Homes builds sensible, practical and easy to live in homes. With designs having features not all national builders are willing to throw in a home with this value position. The Barbados Isle is a very open and airy home; with plenty of light streaming in the windows. And our optional balcony adds a feature that will be a joy to use!
If you read this far; I highly recommend buying in this development! I know this wasn’t a custom build, but the staff sure made us feel like it was!

I am a Realtor in the Raleigh NC and surrounding areas. Recently, my buyer clients decided to purchase a new construction home in the Hillcrest Ranches subdivision on the edge of Franklinton/Youngsville NC. I have been a part of every step of this pre-build and build journey with my clients. Jack S has been awesome to work with- he was the onsite agent (who was promoted along the way to Manager). Jack helped us get under contract and went to bat for my clients to get them a suitable lot when the prior 2 lots they had chosen became non-options. The necessary change of lots caused a 2 month delay in the new home being built, but I can't be more happy with how Jack and the Onsite Building Manager (Brian) have led this project. Jack has been responsive to back end questions and Brian has read between the lines, offered timely communication, kept the project on track, and has been personable and absolutely great to work with! We recently closed on a beautiful four bedroom in this community! We started the buying process early 2023 and took possession of the unit in September. We had a very good experience with the Ryan Homes team starting with Kate at the sales office. Kate is an amazing person and made us feel at home through the process. Her guidance through the contract process was very helpful. We used NVR mortgage and was able to get a good deal on our mortgage as opposed to other lenders we were considering. The build process was also transparent with updates sent regularly by the project manager, Cody. This is our first home and we have no regret going the new build route. Every Ryan Homes community is different based on the team staffed there so hopefully this review helps others searching around. As first time home buyers, we had lots of questions about the whole process and the team here has been nothing short of superb.
The sales team was completely transparent and understanding. We never experienced any surprise costs and they flexed their delivery schedule to match ours on multiple occasions. Whenever we had an additional request, the team always stood on our side first to push for approval with management.
The project managers here are responsive and truly desire to ensure you get a quality home. Through extra independent inspections and random drop-ins, the build team has continuously shown their attention to detail. The overall home building process has been timely and the build team goes out of their way to ensure they answer any questions and include you in the process.
Furthermore, the NVR mortgage team has been stellar at providing a competitive deal in today's market. The team does not shy away from trying their best to stand out amongst other lender quotes you send their way. They will also make every effort to answer any question you have about any fee, document, rate or term that comes your way during the application process.
Major shoutouts to Houston on the sales team, Khalil as a project manager, and Garrett from NVR mortgage. Each of them has worked tirelessly to ensure we had a smooth experience and quality home from the start. If I could buy again, I would only if I had these guys on my team again.

The main issue we had with our services were in regards to landscaping. All other minor issues within the home were resolved quickly. However, we were incredibly disappointed with how our landscaping has been handled. Our backyard was seeded without topsoil so there is uneven grass growth. There are huge patches of no grass growth, after months of residing here. There are stones left in the backyard everywhere and there are ditches in which kids/pets have tripped in, which is very hazardous. We also had to have some trees cut within our property, which was done, but the stumps are at least a foot tall and still present within our property. Additionally, the landscaping sock was left inground but there is no topsoil so there is no growth. When we contacted the warranty manager, we were told these issues were not covered. We understand these issues take time to resolve but it has been over six months of waiting with no progress, and we are disappointed with this outcome. We know our neighbors have had similar issues with landscaping so this is aggravating. We expected work to be done properly but our backyard is hazardous and frustrating at this point.

I’ve recently moved into my new home and honestly, I’m loving it! The experience itself was great. I used to work with a large handful of builders/contracts in the DMV area, and oversaw thousands of new construction projects. I worked with other National builders on similar communities, and I was really skeptical in buying a home in one. I’ve talked countless new construction home buyers off the ledge over the years. Rick, our sales rep, did an awesome job building value in the home. Dan, our project manager was amazing. He kept us in the loop on almost everything. Our pre-drywall walkthrough was solid, and the windows (which were one of my larger fears, were installed well). There’s a couple of things we missed on the final walkthough that Ryan Homes was more than happy to help fix for us (so far good experience w/o Th the warranty team). Some really small things we noticed in the carpet or trim we didn’t even bother to reach out about, because it’s hardly noticeable and everything else was done well. I’m really excited to see how everything is when the house settles, but so far, this was a fantastic experience. The team here at Bloom Village, is nothing short of great. From Rick, to Dan, to Samantha, Leslie and Rana at NVR, they made it easy. There’s only a handful of builders/project managers out here that I would trust and recommend, and Dan is definitely one. Thank you! (Ps if you get a chance, can you remind me which living room switches are wired to the rough-in?)

Cheryl Hoffman, Sales and Marketing Representative, Ryan Homes: Ms. Hoffman has been a joy to work with. I first met her during a new home walk through marathon. This was more of an education process for me because it had been over 30 years since I last purchased a home. I brought a friend along so we could compare notes following our walk throughs. I was most impressed with Ms. Hoffman’s professional presentation where she clearly covered the process of purchasing a Ryan Home at Twin Lake Villas without being pushy. She let Twin Lake Villas and especially the Barbados Isle speak for itself. On a follow-up meeting, Ms. Hoffman took me and my friend to the home site where she answered all our questions. After walking away from our last meeting where I signed the required documentation, I felt I was on top of the world.
Ryan Brockway, NVR Mortgage, Loan Officer: My friend and I met with Mr. Brockway to review the loan process and timeline with NVR Mortgage. Again, my meeting with Mr. Brockway was more of an educational meeting because of the length of time since last requesting a Home Mortgage Loan. Mr. Brockway very patiently reviewed the Mortgage Loan Process and clearly answered all questions we had. He made us both feel comfortable during our meeting. Mr. Brockway quickly provided follow-up emails to complete the Loan Process and within just a couple of days, my Loan Application was completed.
Andrew “Woody” Woodyard, Project Manager, Ryan Homes:
While my friend and I were meeting with Ms. Hoffman at the Model Home, we were introduced to Mr. Woody Woodyard. Mr. Woodyard just so happened to be in the area and Ms. Hoffman pulled him in to introduce him. Following our meeting with Ms. Hoffman, my friend and I spent about an hour walking through the Model Home and interrupting Mr. Woodyard with additional questions. Throughout our tour of the Model Home, Mr. Woodyard never appeared we were interrupting him and eagerly welcomed all our questions. We found Mr. Woodyard’s warm and friendly attitude contagious. Mr. Woodyard, just like Ms. Hoffman, was not pushy but welcomed all the questions we had.

From the moment Teresa Rehm signed us to a contract until present everything has went smoothly.Teresa was so nice to us answering all of our questions and getting us prepared for what came next. Introducing us to our project manager Jordan Harrah, I can’t say enough about Jordan to due justice but I’ll try! from the very first day he told us everything that was going to happen in the next 3 to 4 months detailing everything and explaining when we had questions and what his expectations was concerning the construction and how he would take care of any concerns we might have along the way. Everything got done beautifully but there was a few things that I brought up , the storage space in the garage had chipped drywall along the bottom seam when we mention it he said that it’s an unfinished garage and that’s standard and I said ok I’ll get a piece for it when I move in the next day he called us and said he went ahead and put a trim piece there for us which was great. He recently told me he was having his drywall guy cut a piece and install it at the bottom of my basement stairwell that I was concerned about that’s just a few of the things Jordan has done for us that he wasn’t obligated to do sending us pictures every Friday of the progress while our home was being built which we were very excited to see every week the final walk around and helping us with the warranty process . We couldn’t have asked for a better construction manager than Jordan he is such professional when it comes to his job but he also is a great guy to get to know I’ve enjoyed talking and dealing with him he represents Ryan Homes very well and we are very excited and happy with our new home thanks to everyone it’s a beautiful community and we would recommend buying a Ryan home 👍 I also want to give a shout out to Kyle from the home warranty department that went above and beyond by showing up at my house to make sure issues that I had were taken care of very professional and very nice I appreciate all you did Thanks

We bought a home in Sawyer’s Mill and are so happy with the purchase. Bought the home in October 2022 and moved in early March 2023. Stephanie (sales), Ann (affiliated mortgage officer), and Jordan (project manager) were all great and professional to work with. Rather new or 100 years old, search enough you will find flaws in a home, therefore I had realistic expectations.
The staff from sales to project management did well to & we are about 6 months in and the staff is still very friendly and willing to help if we ever need it.
I am very happy with going with a home in Sunbrook, & I believe the staff has to do with how your experience with Ryan’s will be & this one is great.

I had a great experience working with Houston Ostlund of the Ryan Homes sales team to purchase a townhome. It was obvious that he valued my time but also worked hard to make sure there were no concerns or lingering questions.
As a first time homebuyer he gave me a pressure-free experience that went a long way to make me feel comfortable and that I was getting the best options for me.

I visited once, I have not purchased yet still waiting on how the market would go for housing in future but would consider this option if the price fits my range

I was extremely pleased with the service I received at Compass Point in Lewes DE. My sales rep, Nikki Gough, was especially helpful and wonderful to work with and I couldn't recommend her enough! The homes at Compass Point are spacious and have larger yards than I've seen anywhere else. This will be a lovely community when completed; definitely worth a look!!

I went to this location without a strong intent to purchase a house. Before visiting this side, I have been to several locations of NVR's NV Homes and Ryan Homes.
I met with Nathan Silva on Saturday as a surprise visit. He was handling another client but was able to provide basic information. He never pushes or make you uncomfortable. After the tour, we made an appointment on Sunday to go over the way customizable home building works. Nathan provide details about the lot, the design, and customization. We took us to see the most-similar-house that are already built. On Monday, we decide to purchase a townhome with customization. Yes, it was that quick.
After we signing the contract, Nathan is still on the other side of the call/email. He stills provide consulting about financing, customization, etc.
Overall, my family is very impressed by Nathan's experience and skills: neutral, transparent, no hiding information, think on your behalf (if you want to save money, he will tell you where you can cut).
If you are not sure whether to purchase or not, go to Ryan townhomes in Wellington farm and take a look. If you don't want to talk, Nathan won't force you to. If you want to talk, he will always be there for you.

This was our second Ryan built home. The first experience was in 2003. This time it was night and day compared to the first home. Ryan homes has gone above and beyond with our new home. My wife and I were highly impressed with the neighborhood and homes. Our biggest concern moving to the area is number #1 education. The elementary, middle, and high school ranks high. Number #2 is our kids' safety while playing outside. Where we currently live, our neighbors drive too fast, and my wife & I are constantly watching our boys ensure they are safe.
Our Realtor, Nathan Silva, is outstanding and always looks out for your best interest. This is our second home, but the process was super simple. Buying a new home has been daunting from the very beginning but once we started talking to the representatives at Ryan Homes, things have been real smooth. We have been working with Mary Taylor from the start and she has been amazing! Helping us a lot move through the initial processes, always making sure we have what we need to complete a step. Today, I had the absolute pleasure of meeting Yvette, a sales rep at West Park. Rather than trying to sell me on the product, she wanted to know about me and my needs. After chatting, we realized we had more in common than ever expected! She was informative, kind hearted, made me feel comfortable, and had my thoughts and cares in mind first.
As for the community appearance, I would have never guessed this was an active construction site. It was clean, organized, well marketed, and easy to navigate.
As I continue to properly prepare myself for one of the biggest decisions in my life, buying my first home, Ryan Homes at West Park will be, and is, at the top of my list.

I am very happy with my new home at Compass Point and I had a wonderful experience from start to finish. Tyler, my salesman, was excellent. He really knew his product. There weren’t many questions he couldn’t answer but when there was something he was unsure about he did some research, found the answer and got right back to me. He is extremely knowledgeable, very professional and I enjoyed working with him. Corey, the project manager kept me informed every step of the way from the time they broke ground in January until completion. He sent weekly photos and updates and was always available to answer my questions. It was a pleasure to work with him. Best of all my home was completed right on time. In February of 2022 I put an offer in on a home in Durham and there were 39 other offers. After that, I knew that bidding wasn’t the route for me and wanted to do new construction. My agent and I stopped by Courtney Creek and after meeting with Jack, we learned there was NO BIDDING, several lots to choose from in the $400k range, and it was located close to RTP. Jack also welcomed my dog Koda, provided him with a water bowl, and gave him treats! On an even sweeter note, his partner came by with their own dog and took both dogs for a walk while Jack and I discussed details on my new home. This is my first time buying a home and I couldn’t have asked for a better initial process!

As a new home buyer/owner we were looking at all options. We preferred to build instead of buying a used home for our first home. However, we were a little nervous to say the least based off what we have heard from friends and family who have built homes. We had been a few local builders and to be honest we almost gave up on it. This was due to the build length of time, the amount of meetings that would be needed, the feelings of being pushed off as not needed or cared about whether we bought a home from them or not.... Then we made a last minute stop at Ryan's Homes in Franklin/Middletown. We showed on up on a Saturday afternoon, just to look around and check out the model home expecting there to be no time for us as we had no meeting scheduled. When we arrived to the model home we met Keith. Keith was free and walked us around the model home answering questions, asking questions, and taking time to explain options for us. within a short period of time after speaking with Keith and getting all of our questions answered we were sold! We didn't have to schedule another meeting to discuss our questions or concerns, we didn't need a 12 hour meeting to discuss upgrades, we didn't need a meeting to talk about finances or loans. Keith was able to take what appeared from our builders to be a 2-3 month process and completed it in our first unexpected walk in visit. He did not pressure us into anything bigger then needed, or unneeded upgrades. Which was amazing! He obviously spoke about them and explained how they work, but again did not try to shove in our package to get more money from us. All in all within 2 days and less then 12 hours we are now Ryan Home Owners and excited to break ground in the coming months. If anyone is looking at this community or wanting more information, I cannot express our happiness with Keith and his abilities. Please go and see him directly, you will not regret it.... I will update this post in the future to reflect what I can only assume will be more great news once our home is finished. Thank you, Keith!!!

My partner and I had a very positive home buying experience with Ryan Homes at Courtney Creek. This location in south Durham near RTP is amazing, and the three-story townhomes are modern and spacious. Our sales representative Jack was extremely responsive, well-informed, and transparent throughout the entire process, giving us the information to make a sound choice (without being pushy) and then the follow up with all the next steps. He was incredibly knowledgeable about the community and home itself, and helped us to choose design features while keeping costs carefully under control.
Also of note, we decided to go with a newly constructed home in part to avoid facing a bidding war with existing homes. However it turned out many new home builders in this area actually take bids, so it's not uncommon to face a bidding war for a newly constructed home, which seems exploitative. Ryan Homes does not do this. Overall it has been a pleasure working with Jack and Ryan Homes. We are excited to move into our new home this fall!

When my family and I picked out the exterior colors, interior colors and options for our new home they were super helpful and fun to work with. I was traveling from out of town looking for a home and had scheduled several appointments with several other communities. The first one didn't show up on time, so I drove over to Ryan Homes at Courtney Creek. I was initially greeted by Wendy who told me to "come on inside", even though I didn't have an appointment, and she introduced me to her counterpart, Jack. In this COVID environment, walk-ins can be hit or miss, but I very much appreciated their kindness and exceptional customer service. I had viewed the community on Zillow, and immediately fell in love with the houses, so being able to see it and discuss my plans for the home with Jack was great. Buying a home can be a daunting task, especially if you're unfamiliar with the city, but Jack's knowledge of the area, construction process and overall understanding of the community development plan helped make my decision even easier. I do feel bad as I had a later appointment at another Ryan Homes community at 751 with Kate, which I'm certain are equally as beautiful, but like they say, "when you know, you know". I'm very fortunate to have the pleasure of working with Jack and Ryan Homes, and we should hopefully start construction on my house this coming spring! Very much looking forward to what the city of Durham and the Courtney Creek area has to offer! So, bottom line: If you're looking for a great house in a nice neighborhood with beautiful floorplans for a great price, AND you're looking to work with a solid company with outstanding sales representatives, look no further than Courtney Creek.

I have been looking around the RTP area for a new home for a decent amount of time at this point. A few months ago, I joined the waitlist for Courtney Creek. At that time, I came in contact with Jack Synesael and since then he has been nothing but a pleasure to work with. Jack was very knowledgeable about the homes and very willing to accommodate any questions and requests. As a first time buyer, Jack went above and beyond in any way possible to make my first time buying a house a great experience.
The neighborhood itself is in a great area that is beginning to pop up. Driving around the area, there are new apartments and home communities all over. I am excited to see the rest of the development both in Courtney Creek as well as the surrounding area over the coming years.

My wife and I have been looking at doing this for a few years and have talked with a few different reps with varying companies and hands down Cristina was the best. Been living in Clearview for a year now and it's been the best decision to go with Ryan homes. Decker is great and will make sure you get what you want. Houses aren't a quick build and they aren't pricey like the ones in town.
Only bad thing I have to say is when it rains our yard floods and we put in multiple tickets and no one responded and when they did it was after the year was up. Not cool and now I have to pay someone else to fix what should have been fixed under my warranty by Ryan Homes.

We stopped at Sunbrook to walkthrough the model homes. We came back the next day to crunch some numbers and two days later to sign a purchase agreement. Melody was always helpful and quick to respond to any questions that we had (and we had a lot!). While our house was being built, we were able to access the model home and take measurements for curtains, furniture, etc. While our house was being built, we were allowed to stop by every week and walk the property and house. This enabled us to ask even more questions and watch our house take shape with each phase. Anthony was very prompt in answering any questions that we had about the building process and kept up to date weekly with the progress made. The whole process of purchasing a new home was as stress free as possible thanks to Melody and Anthony's professionalism, friendliness, and patience with our questions. Our kids are loving their new rooms and neighborhood. If someone is looking to build their first home, I highly recommend stopping by to look at a model home and speaking with Melody.

I started my process with Ryan Homes back in May. They started building in June and Finished mid September. Im very happy with the Services that I received from my project manager. (William Kirtland and David Huss) Would send me weekly updates and photos of the house.
They worked quickly and delivered my house to me in a reasonable amount of time. Ive only been in the house a little under a month and I couldn't be happier. My children Love the house, and they are happy.

We have had an amazing experience building with Ryan homes at The Greens at Blackthorne Estates. Our journey began last December when we met with our sales rep (JP). After several visits (and LOTS of phone calls on his days off..) we were confident we were ready to move forward with a new home build. We signed our contract in the end of January and had an additional sales rep (Steve). We felt so blessed to experience both sales reps as they truly made this experience fantastic! We were set to break ground in March when Covid hit and construction was put on hold. During that time frame Steve and our project manager Jeff were in constant communication with us. They assured us as soon as construction opened they would break ground! They held true to their word and on May 1 construction openEd back up in Pennsylvania and we broke ground! I cannot say enough positive things also about our project manager Jeff. He truly made this experience so great with his attention to detail. His willingness to help us close a few days early showed us his commitment to us! We have been in our house going on three weeks and could not be happier! It is a wonderful community and we are so thankful to be a part of it! Thanks Ryan Homes, JP, Steve, and Jeff for helping us build our fantastic home! P.S. we used Nvr Mortgage and could not have been happier! Allison was hands-down one of the most knowledgeable loan officers we have ever dealt with!

As a first time home builder, I was incredibly nervous about starting what I thought would be an overwhelming process. But from the moment I walked into the model home, my nerves were calmed by the fantastic Ryan Homes team. From our sales rep (JP) to our project manager (Jeff), we were made to feel more like friends than home building customers. We were well informed and involved every step of the way, and could not be happier with the outcome of our beautiful Columbia. The only regret I have is not listening when the sales rep told me how much I would want that third car garage (that we decided not to get). He was right ;) The Greens at Blackthorne Estates is a fantastic community, and one that we're now very proud to call home.

We were in the market for a new home and decided to go with Ryan homes, as we had never had a new house before. I did my research and met with Hye! She was a sweet and was able to answer all of our questions. She let us look through the model home multiple times, and wasn't pushy about making a sale. She crunched all the numbers and made sure we were comfortable before giving up any money. I really had a good experience meeting up with Hye. The community is up and coming. There are many plots still for sale, A playground is supposed to be built as well. Its not a bad little spot to buy a home. I am very excited to have purchased my first new home with Ryan homes. I look forward to moving in soon. I do recommend buying with Ryan homes ( or at least talking to someone If you are interested in the community.)

From the minute we decided to build our home at this development we have been so happy. I can’t say enough good things about the sales team. They were so helpful and wonderful through the whole process from applying for the mortgage to move in day. Always around to answer questions and walk us through anything we didn’t understand. Like any project there were hiccups along the way, but the team did their best to always resolved everything for us. I also can not say enough good things about this community. Went inside a townhome. OMG! This home was everything I hoped it would be! Was at a loss for words, I could see myself living there! Color scheme was amazing along with the spacious master suite, and bathroom! I've never seen such a huge bathroom/ bedroom! Loved it!!!🥰 EVERYTHING about this townhome made me want to move right in! It is PERFECT in every way!
