We purchased our new home in December 2024. Being from out of state, we were concerned about the build process and how we would stay connected. This was our first “new build” so we had no experience with the construction phase.
Our project manager, Drew Eckman, quickly calmed our concerns. From the first day, Drew was extremely professional, polite and personable. He was thorough in explaining every aspect of the construction and what would come next. His weekly video updates and photos were informative and a welcome communication.He was always available to answer any questions. As the project came to completion, and we met Drew in person for walkthroughs, his attention to detail and management of crews was excellent. It was a pleasure working with him and we always felt he was working in our best interest.
He’s a strong asset to the Ryan Homes team.

I recently purchased a new construction home in Middle Creek Preserve in Lewes, DE.
This would be my very first venture into world of having a custom home built. So, when I commenced my journey with Ryan Homes, I wasn’t sure what to expect.
Enter Jason Ohnmacht as our extremely dedicated Project Manager. Jason went above and beyond throughout the entire process. Jason is a highly knowledgeable and engaged professional.
He is responsive and quite adept and managing the client’s expectation with a keen eye for detail.

What started as a random click on a Facebook ad, turned out to be one of our best decisions ever: A visit to Regents Glen Villas, and our introduction to Josephine.
Josephine greeted us warmly, introducing herself and invited us to tour the gorgeous villa. We immediately loved the open floor plan, spacious kitchen, and first floor primary bedroom and bathroom.
What struck us as extraordinary are all the exceptional details which are included in the standard package! Tasteful, doesn't even begin to explain the extra touches making this "Caroline" layout the perfect future home for us.
We have been searching for a perfect landing spot to call home, and I am thrilled to say we have found it. Within one day of meeting Josephine, we chose our lot, and all of our plans for our future home.
This is the seventh home we have purchased in our 37 years of marriage, and Josephine is by far, one of the most exceptional, knowledgeable, and professional realtors we have had the pleasure to deal with. No question or concern was too small for her to address with us. We feel confident and excited knowing Josephine will be by our side as we wait for our home's completion this fall.

Solo una sugerencia: por favor, expliquen a cada vecino ,dueño o inquilino que no existe estacionamiento designado; nadie puede adueñarse de un estacionamiento solo porque está frente a su casa, ya que hay casas, como la mía, que no tenemos estacionamiento frente a ellas. All who have contributed towards my purchase have been a blessing. Robert Uzzo and Miguel Mata were so nice and available at any time to answer any questions I had, no matter how many lol. Project Manager Luke is so patient and listens to all your requests, so grateful for his assistance in this process. This was our second time buying with Ryan Homes, and we could not have had a more positive build experience with the Compass Point team. From our earliest conversations with Meredith, she worked with us both in person and remotely to get all of our questions answered about upgrades, build timelines, etc. We also absolutely loved working with our Project Manager, Nick. He was so professional and personable throughout the process. We loved all of the pictures and personalized videos that he would send to us through the app (mostly for our son to see and enjoy)! He even got our son a personalized little gift when we moved in, which was such a nice touch.
The neighborhood has everything we were looking for--a pool, close to schools and restaurants, and lots of families! We could not be happier that we chose Compass Point!

Our Family moved into Compass Point about 6 months ago, from out of state. Meredith, from the sales team, was so great from the beginning and set us at ease about moving to a new state and great area! Immediately when we saw the community, we knew it was more kid friendly than other neighborhoods we had originally been looking at. Nick, our project manager, was such a great help and attentive/friendly throughout the whole process. We had a very smooth process, and our timeline was perfectly executed! If you are looking for a family friendly community, we think this is the best around!

From the initial view on Zillow to going down to walk the models it was easy to set up. Once we got to Twin Lakes, Cheryl was so sweet and helpful, she showed us the Caicos model and we knew we were home. Cheryl made the buying process a piece of cake. I was amazed to see that, even on a Saturday, Miryan was diligently working and ensuring everything was handled with care.

I am very happy with my new home. It is very beautiful and better than I expected.
Even when some unforeseen construction issues arose, the team quickly jumped on the issue and resolved it to my satisfaction.
I spent a years scoping the market, trying to find the perfect house without being house-broke. I am so happy with my decision. All of my boxes were checked at Sawyers Mill with Ryan Homes- space, yard, 4 beds, basement, close to the highway (but quiet and safe), dog park, upgraded kitchen, walk in closets, open floorplans, etc.

Had an issue almost a year after moving in but it was resolved fairly quickly. Mike the contractor has been very helpful since day 1. The man is honest and tries his best to resolve any issues and concerns. He will still take care of you after your closing.

Lets talk about my experience so far since August 1rst until September. My experience with the house was horrible I had mold and water leaks by the sliding doors to the yard. If it wasn’t because of Anderson project manager and Miryam warranty supervisor I would’ve giving you a 1 star. My entire process was amazing and smooth and they both made sure I felt home and safe. Had a great experience looking at potentially purchasing a home at Mansfield Meadows. Sales rep Trish Ernst was patient, friendly, and professional as she answered our many questions. The community and homes are lovely and every resident we talked to had good things to say. Ultimately we decided it's just not the right time for us to make this move, but we want to thank Trish for her kindness and help. If a 55+ community is something you're considering, we highly recommend giving Ryan Homes at Mansfield Meadows a look.

The entire planning, purchasing, and closing process was done very well. Stephanie was our sales agent and she was very helpful and very professional while assisting us with our decision to buy. Our project manager, Max, was outstanding. Max worked with us regularly during our build keeping us up to date with the progress of our home including weekly pictures. Max was definitely an asset to us for our first time building a new home. If you are building here, definitely ask for Max as your project manager he will take care of you and your house like it is his own home.

Good afternoon Ryan Homes, my future husband and I have been searching for our new home together for several months. We have felt discouraged and very disappointed as to what was being presented out there. Until the day we came out to view the Twin Lake Villas. Upon entering we met with Danny Hunt and he immediately made us comfortable and began discussing with us what all this brand new community had to offer. Showing us all the outstanding features of each home and all the wonderful upgrades and wonderful features to be offered. Can I say we felt so pleased with Danny that we decided this would indeed be our new home and community. We are so pleased with Danny. He also took us for a walk and entered a new build taking us to the garage and then walking us through the Showcase home at all the great features of the kitchen. Needless to say because of his professional manner and his ease at answering our questions, I had a list of them we knew we wanted to sign a contract and join such a fine community. We are so thankful for Danny and Ryan Homes and their outstanding vision and using the best quality or to build this community. Also I want to thank Mr. Ryan for making us feel comfortable as we are crunching the numbers and understanding interest rates. We had a great experience from the first point of contact with our Sales Rep, Sally, to our PM, Kevin. The building experience, we believe, couldn’t have been better. We received weekly updates from Kevin and we were welcome to come look at the progress of our home any time we wanted. We also hired our own personal inspector towards the end of the build and it really only showed one minor issue which was already on Kevin’s radar and was quickly fixed. I have built many new homes over the years but the overall customer experience at 751 South was the best I've ever encountered. I worked with Zach for over a month to purchase my townhome. I have lived at Hidden Village well over three years and I have no reservations owning a Ryan Home. Yes, we did have some warranty issues after moving in, but I will say the response to issues is quick and the warranty team including Hiram Coffey and particularly Mark Gruich, has been more than helpful, often going above and beyond just fixing the problem. Mark has always been informative, polite, and personable, but always performing his due diligence (Col 3:23-24). Hiram Coffey also has been honest and fair in regard to our issues as well.

This is a great community to be a part of. We’ve had a few bumps along the way that were addressed in a timely manner by the Ryan homes warranty team. Most recently we’ve battled an issue with a flooring company for more than a year, and the Division Warranty Manager for Ryan Homes, Hiram Coffey, went to bat for us and solved our issue. What can I say… Amazing home buying experience! From sales to finance to construction and “the few” warranty items; everyone has been extremely professional yet warm and friendly.
Cheryl Hoffman worked with us extensively on choosing the best homesite for our needs and addressing some particulars on timing.
“Woody” Woodyard is a truly competent, thorough and enjoyable project manager! His attention to detail and helpful attitude makes him a true pleasure to work with! He even arranged to have some of the optional outlets moved after installation to match our TV width. In this review, I simply can’t cover all the nice things he has done for us. Even after the turn over he is engaging and helpful; answering some questions about the home features. Without a doubt Woody has made this home buying experience the best we have ever had (this was our 3rd new construction home purchase)!
Zach helped in the early stages of our build and even though he was reassigned to another development; he came back to see us during our pre-closing walk through! Who does that!
Ryan “the mortgage guy” was very easy to deal with and made the mortgage process as easy as possible.
The closing agent; Leisel Johnson holds a special place in our hearts; she made everything smooth and easy!
Now about the home itself… This is our 2nd Ryan Homes house; this one is our favorite! Ryan Homes builds sensible, practical and easy to live in homes. With designs having features not all national builders are willing to throw in a home with this value position. The Barbados Isle is a very open and airy home; with plenty of light streaming in the windows. And our optional balcony adds a feature that will be a joy to use!
If you read this far; I highly recommend buying in this development! I know this wasn’t a custom build, but the staff sure made us feel like it was!

Michael Freshwater. This gentleman was so incredibly professional, HELPFUL, and patient with us. We live in south Florida and drove to Ft Pierce to look at new builds, we ran into Ryan Homes at around 5ish (I think half hour before they close if im not mistaken), we get there and notice that they only accept appointment only, so we started to walk back to our car, Michael was so quick to come outside, introduce himself and even though we didn't have an appointment still took the time to talk to us, show us some models and run some numbers and was very transparent. Even made a video thanking us for stopping by Ryan Homes. by the time we were done, it was past 7PM. Never did he complain, rush us, or had a bad attitude about anything. I really liked him and his personality. We are still a few months away from closing on a house, so I can't tell you what the closing process was, but if you are considering buying with Ryan Homes, please make sure to ask for Michael. I am confident that he will make the process go as smoothly as possible and answer any questions or doubts you may have from beginning to end. If a Ryan Home is in the cards for us, we will with no doubt be in contact with Michael in the near future.

We moved into our home in March and working with Kyle in the warranty department has been first of all minimal as we haven’t found many items that needed to be addressed. But when we have, he is responsive, friendly, and genuinely interested in getting our problem solved. The communication is amazing and any of our issues have been taken care of immediately. From the start with Zachery at the sales office was pleasurable. He knew his job inside and out. He was the kind of salesman that I admire because I felt at ease from sitting in front of him until showing me the model. From there Allison the loan officer did ever She could to accommodate me in owning my new home. Her manager was also showed me excellent customer service. Sally was our sales representative and Kevin was our production manager. Both of them were amazing. They were friendly, prompt, accommodating and much more. Kevin stated he was an open book and would be throughout the process, and he truly was. He answered any and all questions we had along way and always kept in touch with us every week. If I could recommend Sally and Kevin, I would 10 out of 10 times. They made this process so smooth and easy for us. We are very blessed and lucky to have had a wonderful team along with their lender company that they use. Every person in the mix was fantastic.

I’ve recently moved into my new home and honestly, I’m loving it! The experience itself was great. I used to work with a large handful of builders/contracts in the DMV area, and oversaw thousands of new construction projects. I worked with other National builders on similar communities, and I was really skeptical in buying a home in one. I’ve talked countless new construction home buyers off the ledge over the years. Rick, our sales rep, did an awesome job building value in the home. Dan, our project manager was amazing. He kept us in the loop on almost everything. Our pre-drywall walkthrough was solid, and the windows (which were one of my larger fears, were installed well). There’s a couple of things we missed on the final walkthough that Ryan Homes was more than happy to help fix for us (so far good experience w/o Th the warranty team). Some really small things we noticed in the carpet or trim we didn’t even bother to reach out about, because it’s hardly noticeable and everything else was done well. I’m really excited to see how everything is when the house settles, but so far, this was a fantastic experience. The team here at Bloom Village, is nothing short of great. From Rick, to Dan, to Samantha, Leslie and Rana at NVR, they made it easy. There’s only a handful of builders/project managers out here that I would trust and recommend, and Dan is definitely one. Thank you! (Ps if you get a chance, can you remind me which living room switches are wired to the rough-in?)

Cheryl Hoffman, Sales and Marketing Representative, Ryan Homes: Ms. Hoffman has been a joy to work with. I first met her during a new home walk through marathon. This was more of an education process for me because it had been over 30 years since I last purchased a home. I brought a friend along so we could compare notes following our walk throughs. I was most impressed with Ms. Hoffman’s professional presentation where she clearly covered the process of purchasing a Ryan Home at Twin Lake Villas without being pushy. She let Twin Lake Villas and especially the Barbados Isle speak for itself. On a follow-up meeting, Ms. Hoffman took me and my friend to the home site where she answered all our questions. After walking away from our last meeting where I signed the required documentation, I felt I was on top of the world.
Ryan Brockway, NVR Mortgage, Loan Officer: My friend and I met with Mr. Brockway to review the loan process and timeline with NVR Mortgage. Again, my meeting with Mr. Brockway was more of an educational meeting because of the length of time since last requesting a Home Mortgage Loan. Mr. Brockway very patiently reviewed the Mortgage Loan Process and clearly answered all questions we had. He made us both feel comfortable during our meeting. Mr. Brockway quickly provided follow-up emails to complete the Loan Process and within just a couple of days, my Loan Application was completed.
Andrew “Woody” Woodyard, Project Manager, Ryan Homes:
While my friend and I were meeting with Ms. Hoffman at the Model Home, we were introduced to Mr. Woody Woodyard. Mr. Woodyard just so happened to be in the area and Ms. Hoffman pulled him in to introduce him. Following our meeting with Ms. Hoffman, my friend and I spent about an hour walking through the Model Home and interrupting Mr. Woodyard with additional questions. Throughout our tour of the Model Home, Mr. Woodyard never appeared we were interrupting him and eagerly welcomed all our questions. We found Mr. Woodyard’s warm and friendly attitude contagious. Mr. Woodyard, just like Ms. Hoffman, was not pushy but welcomed all the questions we had.

My wife and I went there on Sunday (6/11/23) and met up with Michael Freshwater. Very accommodating, friendly, and willing to listen to your questions, concerns, and give you feedback on what you’re inquiring about. I also met up with Seth while waiting for Michael, another friendly gentleman who I saw walking with other potential buyers with a hands-off approach allowing people to take a tour without him next to you—just something I noticed, which to me is a great thing.
I’m still working to get my affairs (nothing to do with Ryan Homes) in order so I can make the move to the next step. Therefore if that is able to be done I will be posting another review of how it is to go through the process of buying with Ryan Homes. Key word is “if” in my last sentence.

My family & I went to Avalon crossing with Ryan Homes without an appt just to get some info and we walked out with a home purchase. Mr.Fresh was so nice he made time for us while he waited for his next appt to arrive . In that little time he showed us 3 models & gave us info on every single home & made number on each one til we decided on our best home for our family . He made us an appt for the next day & we picked our lot & our home 😁 So glad to have walked into Ryan Homes and spoke with Mr.Fresh . This has honestly been the best house buying experience. EVER. I purchased a Ryan Home in October of 2023 in Middle Creek Preserve. Initially the sellers were extremely friendly and helpful, but unfortunately, I cannot say same for the construction of the home. I noticed a crack in the ceiling and the concrete sidewalk is chipping. I called Ryan to notify them about the cracked ceiling and never received a response. Three weeks later I called them back was told the one year warranty had expired.I asked them if there was a grace period, since it was only a few months after the first year and was told no. The sidewalk wasn’t also covered after a year. What concerns me is that this is a new build, so I’m surprised and I’m wondering if the quality of the materials and workmanship is up to par. Buyer beware….They give you no courtesy and grace after the sale.

The purchase of our Ryan home is an amazingly great experience. Mike Freshwater our Sales Rep. has gone above and beyond what any home owner could hope for. His professional and friendly, supportive, and continues to be a tremendous resource as we settle in. We appreciated the thoroughness and expertise of Robert Uzzo, our loan officer, He guided us through the mortgage application process with great precision. He ensured that we understood the financial process, commitment, and requirements for an efficient closing. Robert Branch was our closing officer. He was excellent in communicating with us to ensure all our documents were signed etc. His assurance that we had everything in order alleviated anxiety. He made our closing a joyous day. Patrick Chance our project manager is par to none. It was easy putting our confidence in him. He made relocating easy, especially with his weekly updates which were personable as well as informative. What an overwhelming experience buying a home can be but when I met with the staff at Avalon crossing those anxieties did not exists. I worked with Seth and he was so accommodating and listened to what my needs were but also being very transparent and took me by the hand and explained everything in detail. Then I met Mike which I have to say knows his products and every knowledgeable. Robert was the so attentive and made things make sense to me. I never would of thought that I would feel so at ease in the buying process but this was all because of the customer service and team at Avalon crossing! These days good customer service is hard to find so I need to give these guys their flowers. Biggest thank you to Seth, Mike, and Robert for taking the time and really meeting me where I was and helping me along the way with the biggest purchase and decision I have made in my life. First, I want to say I had a Ryan's Home in SC. The purchasing experience was pretty good there. So, when I moved to FL, I wanted to find another Ryan's Home community. Avalon Crossing was the prefect location for me. The staff was pretty amazing from the sale repre(John T), project manager (Mike F), finance staff(Robert U, Caitlyn F, Robert B) these guys kept my financial business on track from the beginning to the day of settlement and much later to make sure I was satisfied. Gabriel assisted us with Ryan homes and the various models at costa Blanca. He was very clear when explaining the models and the premiums they offered compared to other developers like Lennar Homes. Lennar doesn’t give you an incentive like Ryan homes not even close. As far as being a first home buyer Gabriel and Ryan homes offered the premiums and Lennar didn’t so that means extra work to make your home the way you want it. With Ryan homes they gave us the option even as first home buyers to extend tiles choose the kind of counter tops and rock that we want for the kitchen. Gabriel was very professional and upfront in everything mentioned even when asked the same question 5 times. Highly recommend this developer and if you do choose Ryan homes ask for Gabriel to your you around their models you will NOT be dissappointed.

From the moment Teresa Rehm signed us to a contract until present everything has went smoothly.Teresa was so nice to us answering all of our questions and getting us prepared for what came next. Introducing us to our project manager Jordan Harrah, I can’t say enough about Jordan to due justice but I’ll try! from the very first day he told us everything that was going to happen in the next 3 to 4 months detailing everything and explaining when we had questions and what his expectations was concerning the construction and how he would take care of any concerns we might have along the way. Everything got done beautifully but there was a few things that I brought up , the storage space in the garage had chipped drywall along the bottom seam when we mention it he said that it’s an unfinished garage and that’s standard and I said ok I’ll get a piece for it when I move in the next day he called us and said he went ahead and put a trim piece there for us which was great. He recently told me he was having his drywall guy cut a piece and install it at the bottom of my basement stairwell that I was concerned about that’s just a few of the things Jordan has done for us that he wasn’t obligated to do sending us pictures every Friday of the progress while our home was being built which we were very excited to see every week the final walk around and helping us with the warranty process . We couldn’t have asked for a better construction manager than Jordan he is such professional when it comes to his job but he also is a great guy to get to know I’ve enjoyed talking and dealing with him he represents Ryan Homes very well and we are very excited and happy with our new home thanks to everyone it’s a beautiful community and we would recommend buying a Ryan home 👍 I also want to give a shout out to Kyle from the home warranty department that went above and beyond by showing up at my house to make sure issues that I had were taken care of very professional and very nice I appreciate all you did Thanks

We bought a home in Sawyer’s Mill and are so happy with the purchase. Bought the home in October 2022 and moved in early March 2023. Stephanie (sales), Ann (affiliated mortgage officer), and Jordan (project manager) were all great and professional to work with. They answered all of our questions transparently and made the whole process of a new build enjoyable. Jordan was awesome in giving weekly photo updates of what was happening that week and what the next steps are. He took extra time to show us the house before moving in and giving tips and tricks for maintenance. I would highly recommend working with Ryan Homes at Sawyer’s Mill!

When we visited the Compass Point site our first impression was "WOW" the entrance feels like a resort. Then we met Nikki who is professional and showed us beautiful homes. We made an appointment to just look one day and ended up buying an house! Our project manager Michael gave us updates and pictures weekly which made it even more exciting to really see the process as it was happening. Our NVR staff Amy and Elisha were always available for any questions we had throughout the process and were super helpful. As first time home buyers, we were nervous for what was to come, but we’re thrilled to have had such a wonderful and positive experience. We are a few weeks out of signing our contract with Ryan homes. Sally was the representative that I met to tour and discuss what would work for us. She is very polite and professional. She did not ever make me feel pushed into anything. I had to go without my husband who ended up having to work and it did not feel overwhelming to make decisions by myself because Sally really made the experience great. She has followed up and answered questions in a very timely manner. The customer service aspect has been wonderful! We are looking at August to have our house finished. We are hopeful that the whole process continues to go this way.

So far so good. Everything was easy so far and very pressure free. They really try to tailor your needs without upseling you. Keegan is a fantastic liason to you and your new home. He is professional, relatable and really knows his stuff. I would seek him out if you are interested in this neighborhood. I really hope this review finds his managers and prospective buyers. I moved a customer to Ryan Homes. There new home was very nice. The subdivision was easy for my moving truck to navigate around. I didn't park in there driveway, they told me it was still to new and the builder had told then not to let the movers or any large box truck to pull on the driveway.

We had a home built in Sunbrook & the whole experience was good.
Rather new or 100 years old, search enough you will find flaws in a home, therefore I had realistic expectations.
The staff from sales to project management did well to & we are about 6 months in and the staff is still very friendly and willing to help if we ever need it.
I am very happy with going with a home in Sunbrook, & I believe the staff has to do with how your experience with Ryan’s will be & this one is great.

Jack in the sales office was genuinely excited for us and patiently answered all our questions. He definitely wanted to help get the selections just right!
Next Allison jumped in with the financing leg…still in this process, but so far so good!
Jason our project manager reached out right away as promised and followed up with the “Monday morning update” the very first Monday after signing the contract.
We are just at the beginning of the building process, but so far I feel very confident that this will be a pleasant experience.

We built the Spruce.
Rosaline and Kevin with Ryan Homes were extremely helpful with the building process. Rosaline specifically for the initial design aspect and Kevin for the building & post build aspect. Ryan Homes broke ground in December of 2021 and completed April 2022 when we moved in. Both Rosaline and Kevin stayed in touch throughout the project. We have had a great experience with the building portion. Fast forward a few months ( January 2023) after allowing time for things to settle we had a drainage issue. Kevin, always willing to help, not only took the time to listen to what issue we had, He was able to schedule a time to have our issue resolved within a week. What I think is great is that Kevin and Rosaline are still very available post build in addition to the new homes being built.
3 items we thought were extremely helpful, (Questions we asked during the building portion.)

o Cabinets – if you need/ want additional cabinets or crown molding you can order through 84 lumber
o Siding – You can get through ABC supply
o Counter top – Menards ( we actually made a larger island)

I usually don’t write reviews but had to write about Ryan Homes at Avalon Crossing. This wonderful team of individuals made buying my first home possible. Starting out with their awesome sales rep Seth. He actually listened to us, then helped us to make the best purchase based on our budget. Our project manager Mike, thank you sir!! He went above and beyond. Whenever we had an issue always did his best to ensure it was corrected, then ensure there was an update on such. Also, I cannot write a review without mentioning Robert and Regan. These two helped me immensely and rocked with me all the way till the end. They STAYED on top my financials to ensure all was well. I will always be grateful to this amazing set of individuals.

I was extremely pleased with the service I received at Compass Point in Lewes DE. My sales rep, Nikki Gough, was especially helpful and wonderful to work with and I couldn't recommend her enough! The homes at Compass Point are spacious and have larger yards than I've seen anywhere else. This will be a lovely community when completed; definitely worth a look!!

When we began, from the first dig to the final product, our project manager Jason, kept us informed on a regular basis. He frequently sent pictures and updates in a timely manner. He often communicated with us in the evenings and on weekends. The Home Building Experience with Ryan Homes was very successful due in large part to Jason.

I am following up on the review I posted last year when my home was completed. I have now been in my home for almost a year and I am just as happy now as I was then. I have been dealing with the Warranty Department over the past months and must say that I have been pleasantly surprised by the response time, as well as the quality of work. Also, the Warranty Manager, Fran, is exceptional! He never fails to follow-up to make sure that all repairs were completed to my satisfaction. I would be remiss if I did not mention that any needed repairs were minor. There have been no major issues with my home at all!
I recently built my new home at Ryan Homes at Middle Creek. The process was seamless from the minute I signed the contract to the minute I moved into my new Home. Liz in the Sales Office was amazing. She was so professional, attentive and responsive to all my questions. Iris, my Project Manager, was just as professional, attentive and responsive. Since I was living out of state, Iris sent me weekly pictures of the building progress. I really looked forward to receiving my weekly text from her. Middle Creek is a wonderful community with nice amenities, and most importantly, it is so conveniently located to both downtown Lewes and downtown Rehoboth Beach. In addition, the residents are so nice and many of my neighbors have already become friends.

This was our second Ryan built home. The first experience was in 2003. This time it was night and day compared to the first home. Ryan homes has gone above and beyond with our new home. My wife and I couldn't be happier. From the salesman Josh to the project manager Chris our build went very well and would definitely recommend Ryan if you are considering building a new home. Ryan Homes quality has really impressed us as we went through the whole process. We really did not consider Ryan until we went through the model and saw all the different floor plan options. The quality to make sure each step as the build progressed was very reassuring and again we couldn't be happier. I am VERY happy with my new home. It's been a few month and, like with any new home, there were some hiccups along the way but overall, extremely pleased with how everything turned out.
The team at Ryan Homes is awesome. My parents previously bought with them many years ago so it was nice for me to be in their place this time around.

Michael and Nick were among those that got the job done and honestly, they did a great job. Always providing the updates and pictures. Really appreciated their help and final explanations when we were nearing the finish line.

I am very happy with my new home at Compass Point and I had a wonderful experience from start to finish. Tyler, my salesman, was excellent. He really knew his product. There weren’t many questions he couldn’t answer but when there was something he was unsure about he did some research, found the answer and got right back to me. He is extremely knowledgeable, very professional and I enjoyed working with him. Corey, the project manager kept me informed every step of the way from the time they broke ground in January until completion. He sent weekly photos and updates and was always available to answer my questions. It was a pleasure to work with him. Best of all my home was completed right on time. I have friends that contracted with other builders in the area and their experiences have not been nearly as good as mine.

In February of 2022 I put an offer in on a home in Durham and there were 39 other offers. After that, I knew that bidding wasn’t the route for me and wanted to do new construction. My agent and I stopped by Courtney Creek and after meeting with Jack, we learned there was NO BIDDING, several lots to choose from in the $400k range, and it was located close to RTP. Jack also welcomed my dog Koda, provided him with a water bowl, and gave him treats! On an even sweeter note, his partner came by with their own dog and took both dogs for a walk while Jack and I discussed details on my new home. This is my first time buying a home and I couldn’t have asked for a better initial process!

As a new home buyer/owner we were looking at all options. We preferred to build instead of buying a used home for our first home. However, we were a little nervous to say the least based off what we have heard from friends and family who have built homes. We had been a few local builders and to be honest we almost gave up on it. This was due to the build length of time, the amount of meetings that would be needed, the feelings of being pushed off as not needed or cared about whether we bought a home from them or not.... Then we made a last minute stop at Ryan's Homes in Franklin/Middletown. We showed on up on a Saturday afternoon, just to look around and check out the model home expecting there to be no time for us as we had no meeting scheduled. When we arrived to the model home we met Keith. Keith was free and walked us around the model home answering questions, asking questions, and taking time to explain options for us. within a short period of time after speaking with Keith and getting all of our questions answered we were sold! We didn't have to schedule another meeting to discuss our questions or concerns, we didn't need a 12 hour meeting to discuss upgrades, we didn't need a meeting to talk about finances or loans. Keith was able to take what appeared from our builders to be a 2-3 month process and completed it in our first unexpected walk in visit. He did not pressure us into anything bigger then needed, or unneeded upgrades. Which was amazing! He obviously spoke about them and explained how they work, but again did not try to shove in our package to get more money from us. All in all within 2 days and less then 12 hours we are now Ryan Home Owners and excited to break ground in the coming months. If anyone is looking at this community or wanting more information, I cannot express our happiness with Keith and his abilities. Please go and see him directly, you will not regret it.... I will update this post in the future to reflect what I can only assume will be more great news once our home is finished. Thank you, Keith!!!

My partner and I had a very positive home buying experience with Ryan Homes at Courtney Creek. This location in south Durham near RTP is amazing, and the three-story townhomes are modern and spacious. Our sales representative Jack was extremely responsive, well-informed, and transparent throughout the entire process, giving us the information to make a sound choice (without being pushy) and then the follow up with all the next steps. He was incredibly knowledgeable about the community and home itself, and helped us to choose design features while keeping costs carefully under control.
Also of note, we decided to go with a newly constructed home in part to avoid facing a bidding war with existing homes. However it turned out many new home builders in this area actually take bids, so it's not uncommon to face a bidding war for a newly constructed home, which seems exploitative. Ryan Homes does not do this. Overall it has been a pleasure working with Jack and Ryan Homes. We are excited to move into our new home this fall!

I was traveling from out of town looking for a home and had scheduled several appointments with several other communities. The first one didn't show up on time, so I drove over to Ryan Homes at Courtney Creek. I was initially greeted by Wendy who told me to "come on inside", even though I didn't have an appointment, and she introduced me to her counterpart, Jack. In this COVID environment, walk-ins can be hit or miss, but I very much appreciated their kindness and exceptional customer service. I had viewed the community on Zillow, and immediately fell in love with the houses, so being able to see it and discuss my plans for the home with Jack was great. Buying a home can be a daunting task, especially if you're unfamiliar with the city, but Jack's knowledge of the area, construction process and overall understanding of the community development plan helped make my decision even easier. I do feel bad as I had a later appointment at another Ryan Homes community at 751 with Kate, which I'm certain are equally as beautiful, but like they say, "when you know, you know". I'm very fortunate to have the pleasure of working with Jack and Ryan Homes, and we should hopefully start construction on my house this coming spring! Very much looking forward to what the city of Durham and the Courtney Creek area has to offer! So, bottom line: If you're looking for a great house in a nice neighborhood with beautiful floorplans for a great price, AND you're looking to work with a solid company with outstanding sales representatives, look no further than Courtney Creek.

Our friends recently purchased a lot here and since we are making plans to move soon as well, we went for a look-see. Our friends had done a nice amount of research and I think they chose a great location (there are many build sites in Lewes right now). The entry is appealing and the amenities offered are nicest bang for the buck. We absolutely loved one of the models (Cumberland) - exactly what we want and beautiful. I know the home sites are selling like crazy, so we may not be able to join this community a year later. Lewes' town is adorable. Cute shops and places to eat. Music on the canal and the water is closeby with walking/bike paths to get you there. There is medical and shopping nearby. The only thing that is missing is an airport closeby and we are concerned that the road infrastructure is not going to grow enough to handle all of the new communities being built. Plus, summer will be crazy busy being near Rehoboth and beaches. Overall, the community is great, the sales team is friendly and professional, and it's a place to check out if you are considering a move to Lewes.

The Ryan Homes team in Camby has been amazing to work with. My wife and I just happened to make a wrong turn in Camby and ended up scheduling a meeting with Nick. After a couple more meetings we sold our house, moved into an apartment, and got to watch every step of the home building process. David, the project manager, was very knowledgable and attentive. We hired a 3rd party inspector and David was extremely accommodating. Nick and David were both also very transparent - we were able to come by roughly once a week (or sometimes more) and they both answered all of our questions from the beginning. The crews building our home were also very nice and accommodating. Any time we would show up, they would always let us walk around, even when they were working, so long as we stayed out of the way. When we first started the building process, we looked at tons of reviews for Ryan Homes. While some locations didn't have stellar reviews, our experience building in The Enclave has been nothing but great. Ryan Homes, and specifically the team in Camby, has gone out of their way to make sure my wife and I didn't have any unanswered questions or unaddressed complaints.

Marc Solda is my sale representative. I stepped into his office, I was feeling a bit uneasy. He engage me in a pre-conversation to make me feel comfortable. I'm use to have my wife with me doing this kind of stuff. Well it worked. Marc has a lot of patient, no pressure, very explicit and professional. Nick and David are great throughout the whole process and even after I bought my house I can still count on help from them if I need it. As I began the process with Ryan Homes, my first encounter was with Collin Carr. He was absolutely a joy to work with. Collin was professional and truthful about everything during the process. He respectfully informed me of what to expect and of the possible ups and downs during this pandemic. I appreciated this because he did not throw unrealistic sales pitches that you so easily can get! Once the house was selected I had the great pleasure of having John Eckenrode And Tyler Paradyze as my Project manager and P.M.Assistant respectively. The level of professionalism and respect were absolutely amazing. There was no question to minor to ask of them. During the process, they made sure that they were in touch via email weekly with pictures and updates! Amazingly on point. And that touch was sooo appreciated since I was out of state. When I can to check on things, I was welcomed with open arms and given what ever attention I needed. John gave you time during the walk through to make sure you understood all that was discussed, from the importance of grass watering to calling for assistance in repairs. His attention to details was great.

We recently got a townhome (to be built) from Ryan Homes at 751 South. Jess Krieger has been very professional and helpful throughout the process. The community will have amenities such as gyms and retail services. The area of 751 South is very convenient: 4-min drive to I-40, 7-min drive to Southpoint Mall, and 8-min to Raleigh Rd toward Chapel Hill. For those who like hiking, there's a 2-mile Eagles Spur Rail-Trail immediately to the left of the community, leading to a north portion of Jordan lake. In our view, the sparsely populated area along NC 751 has great potentials in the next several decades as the Research Triangle continues to attract talents from across the nation.

I have been looking around the RTP area for a new home for a decent amount of time at this point. A few months ago, I joined the waitlist for Courtney Creek. At that time, I came in contact with Jack Synesael and since then he has been nothing but a pleasure to work with. Jack was very knowledgeable about the homes and very willing to accommodate any questions and requests. As a first time buyer, Jack went above and beyond in any way possible to make my first time buying a house a great experience.

Been living in Clearview for a year now and it's been the best decision to go with Ryan homes. Decker is great and will make sure you get what you want. Houses aren't a quick build and they aren't pricey like the ones in town.
Only bad thing I have to say is when it rains our yard floods and we put in multiple tickets and no one responded and when they did it was after the year was up. Not cool and now I have to pay someone else to fix what should have been fixed under my warranty by Ryan Homes.

I love my new home at Mansfield Meadows! Brand new with lots of amenities. Beautiful scenery with sunrise from my back patio and sunset from the front lawn. Making new friends and walking regularly is so nice. Being with adults of my age with similar lifestyles and grown children feels nice. We are looking forward to the clubhouse opening soon! We have some ideas of clubs to start and just relaxing in the common area by the fireplace. Pool and shuffleboard and tennis courts too! We stopped at Sunbrook to walkthrough the model homes. We came back the next day to crunch some numbers and two days later to sign a purchase agreement. Melody was always helpful and quick to respond to any questions that we had (and we had a lot!). While our house was being built, we were able to access the model home and take measurements for curtains, furniture, etc. While our house was being built, we were allowed to stop by every week and walk the property and house. This enabled us to ask even more questions and watch our house take shape with each phase. Anthony was very prompt in answering any questions that we had about the building process and kept up to date weekly with the progress made. The whole process of purchasing a new home was as stress free as possible thanks to Melody and Anthony's professionalism, friendliness, and patience with our questions. Our kids are loving their new rooms and neighborhood. If someone is looking to build their first home, I highly recommend stopping by to look at a model home and speaking with Melody.

I started my process with Ryan Homes back in May. They started building in June and Finished mid September. Im very happy with the Services that I received from my project manager. (William Kirtland and David Huss) Would send me weekly updates and photos of the house.
They worked quickly and delivered my house to me in a reasonable amount of time. Ive only been in the house a little under a month and I couldn't be happier. My children Love the house, and they are happy.

She was a sweet and was able to answer all of our questions. She let us look through the model home multiple times, and wasn't pushy about making a sale. She crunched all the numbers and made sure we were comfortable before giving up any money. I really had a good experience meeting up with Hye. The community is up and coming. There are many plots still for sale, A playground is supposed to be built as well. Its not a bad little spot to buy a home. I am very excited to have purchased my first new home with Ryan homes. They where the first and only home builders we went to and We spoke with Philip, we couldn’t ask for a better Sales Rep. Felt more like talking to a friend then a sales men. We told him exactly what we needed and to our surprise he had just the home for us. We where so surprised not only by the home but with such great customer care. Every single request we had, Calls and text were always promptly answered by Philip. We didn’t even bother in looking for any other homes. That same day we sat down and started the process of buying our perfect new home. If your looking to build or buy a home we highly recommend Ryan homes. Couldn’t be happier, thank you!

Amber did a great job helping out and explaining the process with us and helped out with our process to ensure we got our home built the way we wanted. She definately went above and beyond compared to what the other reps at other builders did when we went in for pricing and info. Jim our project manager did a phenominal job with the quality of our home and made sure it was up to our expectations. Eli made our lending process go as smooth as possible while still answering all our concerns and made sure we closed on time. Great Job team y'all were awesome!

Love my new Ryan Home. All the floor plans are created to allow for individuality so each owner can make the home what works for them. I absolutely love 1 level living. I have also met many new people. I wanted a community where I had the opportunity to get to know my neighbors. Everyone I have met has been wonderful. I know we will have great times in the soon to be built clubhouse!

We love the location. Only about 15 percent built but good feelings for the future. Clubhouse and pool to be built in 2020. Friendly neighbours and some well behaved dogs. Ryan Homes (Jared and Teresa in particular) has been very responsive to any questions and requests. The HOA (Integra) is reasonable and helpful (Stephanie in particular) and the follow up to any particular problems resolved (quite quickly I might add) has been consistent (by Sam in particular)
The build quality is exceptional for the price paid. Extras and upgrades do not short on what you get for the price. Grounds maintenance has been wonderful, lawns even though new are looking great, sprinklers throughout.

My husband and I never in a million years thought we would buy a home this year, let alone BUILD our first home, but Nick Grafe and the whole team at NVR made it so easy! Absolutely wonderful experience from start to finish. Very responsive team and answered all of our questions, and we had a lot being first time home buyers! The neighborhood is full of friendly people and we are so happy with our purchase.

I was pleasantly surprised to find out that everything in the model I chose, The Bahama, is standard. I didn't feel the need for options, as everything was just what I would want. It felt like home the minute I walked in, and I am excited for it to be finished.
