New Homes in St. Augustine

Final stage of my Ryan Homes reviews: (please read the entire review for three stages of the build) I already provided input on the sales group (Allison and Bridgette). The process just got better and better as progress of the build moved forward with the sales team. 5 stars! Project mgrs David, Lance and CJ are always great to speak and work with. All very knowledgeable and they do what they say they'll do for you (remember within reason). They still have Corp obligations but do a great job making the buyer feel listened to and comfortable with the build. Terra Pines in Saint Augustine no doubt are possibly the best development you can buy in. It's due to their onsite employees and the contractors workmenship. Very well done TEAM. 5 stars! NVR mortgage is part of Ryan homes. ALL the employees I spoke and worked with are very professional and attentive to your needs. I had the pleasure working with Angel, Carla, Robin and Dana. I'm not so sure they'll think it was a pleasure working with me but they delivered a good client experience. I wish I could end the review here but as far as NVR mortgage corporation goes they need a lot of work to deliver a better product. I don't want to blame employees because they're all trying just to do their job but I can tell they are limited to give a client a good experience. NVR needs work in the area of underwriters and mgmt. I won't go into details because everyone can rip some company apart but I've been in most every type of management working for a LARGE corporation and deal with Banks, Governments, retail stores, etc. There's always better companies then others but.... I have to report I may have had the worse client experience with NVR's processes, rules, there's no understanding of their client base, etc. I could go on and on. Now I won't say don't use NVR however you may want to check competitor lenders. I have to state Ryan Homes may give an incentive IF the buyer uses their owned NVR lender but the struggles, intimidation, flat out abuse which is border line harassment and possibly age discrimination I would highly suggest using a competitor lender. It's NVR's process that needs revamped before possibly being fined but as mentioned the loan officers I mentioned did their job very well. Employees 4 stars just because you're part of NVR. NVR as a business I'm being nice to give 2 stars. I think NVR corp should give their loan officers one of their stars so employees get a 5 star. My overall experience I'd highly suggest buying a Ryan home in Terra Pines you won't be disappointed as long as you don't have to be put through interrogation from NVR. END OF MY FINAL REVIEW. Read my other reviews for the first stages. I Can’t speak for the completion of our house yet, since it’s not finished but I’ll submit another review in a few months on project mgr, house quality and how our walk through and punch list go. I can however give feedback in reference to Ryan home Terra Pines sales agent , Allison. We were her first buyer when she started. You’d think since Allison was new to Ryan there would be a learning curve and mistakes which is expected (OK) working with a new employee. That wasn’t the case at all. My wife and I found it a pleasure working with Allison and she knew a lot of information already. What we did like, if she didn’t know Allison would write it down on a note pad she keeps. Within the day or maybe next day we’d have the answer to our question or information we requested. We couldn’t be happier how we felt welcomed by Allison and not eye rolling. Main point is she’ll be on top of your questions , give you info needed and is a happy professional person to work with. Ryan homes should extend their thanks to her for having her as an employee. We have and are again extending our thanks to her for a good client experience. Way to go Allison you’re a great value to Ryan Homes and we’re lucky we got to work with you. My second review overall Terra Pines Ryan Homes I'd highly recommend them. Think twice about an incentive to use Ryan homes lender NVR!

We recently moved in to our new home! From the beginning working with Julie, through the building process, we were more then pleased! We built long distance, with Sergey being our project manager. I can not say enough how awesome he was. We got weekly updates with pictures, and any questions or concerns we had he was more then happy to respond in a timely manner! It was a positive experience, no regrets!

My wife and I couldn’t be happier with our experience with Ryan Homes. It was all so easy from picking out the lot to the interior and exterior design. We definitely pushed the limits with changing ours minds a few times but our Sales Consultant was patient and accommodating. A true 5 ⭐️ experience.

Our home was completed on time as promised and they even scooted the closing back a few days to accommodate us due to unexpected medical/surgical issues. Our home is beautiful and we are thrilled to be in this lovely community. Matt, in particular, was helpful, pleasant, responsive and communicative throughout the process. Jeff in sales worked very hard to get us to the table and satisfied with the deal we made. Angel with NVR mortgage was extremely helpful and knowledgeable. My only complaint would be with the post construction clean up. It did not meet the high standards we have come to expect as the floors were dirty and gritty and windows smeared and smudged.
