A Seamless, Supportive, and Surprisingly Fun Homebuilding Experience at Regents Glen Villas Our homebuilding journey began in Downingtown, PA, where we fell in love with the Brandywine Walk 55+ Villas by Ryan Homes. The model and site were stunning—thoughtfully designed and beautifully presented. However, despite the Downingtown address, the location felt remote, with a longer-than-expected drive to the town’s amenities. That sparked a deeper search into other Ryan Homes communities across Lancaster and York counties, which ultimately led us to Regents Glen—and we couldn’t be happier. Regents Glen offers the perfect blend of convenience and charm. Located in York, PA, the community is just minutes from top hospitals, medical centers, shopping centers, and major highways like I-83 and US-30. Daily errands, healthcare visits, and weekend outings are all within easy reach, making life here both connected and comfortable. We moved into our new villa three weeks ago, and the entire process—from initial inquiry to closing—was seamless. Our team included Pat Muston, Amy Burhans, Adam Schott, and Cole Sinnott, and every single one of them was exceptional. Pat Muston was our first point of contact, and his warmth, professionalism, and deep knowledge set the tone for everything that followed. He answered every question with clarity and patience, guiding us through the sales process with confidence and ease. What really resonated with us was that Pat is a resident of Regents Glen himself. He could have chosen any assignment—but he chose home base. That spoke volumes about the quality of the community and his genuine belief in it. Cole Sinnott deserves special recognition for his post-build support. When we discovered our refrigerator didn’t quite fit the designated space, Cole jumped in without hesitation. He helped us engineer a clever workaround and even found a solution for cabinets that were bumping into the range hood. His creativity, attention to detail, and commitment to problem-solving made a huge difference in our comfort and satisfaction. Cole’s dedication to getting things right—no matter how small—reflects the pride this team takes in their work. Because we were relocating from Massachusetts, we couldn’t visit the site regularly. Despite the distance, the team kept us informed every step of the way. When in-person visits weren’t possible, they made sure we had the best possible virtual experience—sending updates, answering questions, and helping us feel connected to the process. Beyond the incredible team, the community itself is a gem. This new section of Regents Glen is nestled within a golf course that’s surrounded by beautifully established neighborhoods. Since moving in, we’ve enjoyed morning walks through the winding streets, admiring the variety of homes and chatting with friendly neighbors. It’s peaceful, welcoming, and full of character. We’re grateful to Pat, Cole, and the entire Ryan Homes team for making this experience not only smooth—but truly enjoyable. What started as a random click on a Facebook ad, turned out to be one of our best decisions ever: A visit to Regents Glen Villas, and our introduction to Josephine. Josephine greeted us warmly, introducing herself and invited us to tour the gorgeous villa. We immediately loved the open floor plan, spacious kitchen, and first floor primary bedroom and bathroom. What struck us as extraordinary are all the exceptional details which are included in the standard package! Tasteful, doesn't even begin to explain the extra touches making this "Caroline" layout the perfect future home for us. We have been searching for a perfect landing spot to call home, and I am thrilled to say we have found it. Within one day of meeting Josephine, we chose our lot, and all of our plans for our future home. This is the seventh home we have purchased in our 37 years of marriage, and Josephine is by far, one of the most exceptional, knowledgeable, and professional realtors we have had the pleasure to deal with. No question or concern was too small for her to address with us. We feel confident and excited knowing Josephine will be by our side as we wait for our home's completion this fall. York County, Pennsylvania, is bordered by the Susquehanna River to the east and the Mason-Dixon Line to the south, which separates Pennsylvania from Maryland. The county was formed from Lancaster County and named for the English Duke of York, and our new homes in York County, PA, are near famous historic sites. Since the Second Continental Congress adopted the Articles of Confederation in York in 1777, some people consider York to be the first capital of the United States. Today, York County is known as the home of Utz Quality Foods, Snyder’s, Martin’s Potato Chips and a major manufacturing branch of Harley-Davidson.

Historic Downtown York

The beautifully preserved downtown area of historic York is a walk through history. Visitors will find the opportunity to learn about three centuries of American history, from Revolutionary War heroes to immigrant pioneers, farmers and contemporary craftsmen. For those who are captivated by the natural beauty and attractions of the area, buyers would do well to consider any of our new homes for sale in York County, PA. The York Heritage Rail Trail County Park provides miles of trails for hiking, horseback riding and bicycling. Three historic structures, including train stations and a tunnel, are located along the trail. There is something for everyone around York, including golf, wineries, theater and spas. Of course, the heritage sites and museums are a must, from Amish farms in neighboring Lancaster County to the historic Colonial Complex in York.
