I closed in October and couldn’t be happier. Betty, Josh and Tyler were so so so patience with me as I’m very picky. They helped me along the way very responsive. Every week I received an update and picture of the progression of my home from Tyler. Ryan homes was very professional as I did not have a realtor I was well taken care of trust me! Betty motivated me so much I didn’t even believe I could purchase a home alone but she continued to inspire me and she was right I was more than ready to purchase my first home alone. Josh was so patient and considerate. Even with me changing my mind every two seconds he made it happen. Josh and Betty are the best! Tyler was the best PM I’ve ever met even with moving in he’s still very helpful. He takes his job very serious and you are in great hands with Tyler (he’s on point lol). Best team to trust, they all take their jobs serious and very sweet but professional. Even Danielle at closing was the sweetest my mom said she never met such nice people because her closing staff was so cold nope not Ryan. Jose and Rana were so helpful to prepare me for closing and ensured I was all set. What Jose told me to bring to closing is what was required I didn’t have to pull out extra money at the closing table I actually received refund money back after closing. Thank you again Ryan for experiencing such a huge milestone in my life. I will forever appreciate this team. 🤍 Update I hit my 1 year mark and Carlos my warranty lead was everything. I had an inspection done and he made sure everything single item on my inspection report was resolved. He was so helpful and professional. Love this staff

Had a great experience with Addie! She was friendly, attentive, and very professional. She helped us and walked us through the various floor plan options and financing options that were available. Only feedback for Ryan Homes as a company is to be more transparent on their closing cost money incentive and interest rates, since it looks like that the closing cost funds were primarily used to buy down the interest rate. We ultimately went with Stanley Martin since they had a floor plan we preferred and they were able to provide a lower interest rate.

Edit: we are cautiously optimistic regarding the repairs done, but the warranty team was on it. Here’s what happened. We called immediately about the damage. The guy on the phone nonchalantly put in the request and that was it. No urgency. I talked to some other people in the neighborhood who had similar events less than 30 days into their residency, so we were nervous on that. About a day after the water damage was reported, Carlos from the warranty team gave us a call and he was absolutely urgent. The plumbing company called me minutes prior saying they didn’t have an available appointment until the next week. Carlos corrected that to that day they were going to come out because water leaks are a big deal. Plumber found nothing. Carlos personally came out the same day with a local handyman and looked at the damage to the ceiling and to the area around the floor. They decided it was most likely an issue with the roof. Roofers came and also found nothing. BUT they resealed the roof anyway just in case it was something they could not verify. We’ve had two fairly similar rainy days since and we have not had the same leak. Drywall contractors came in and made the inside ceiling back to new again, although they did not call us for arrival times and expected time for the work to be done, so we just got lucky with timing on that. I’m still quite concerned if it was actually fixed and still upset that a brand new build would have an issue like that, but they did spring into action. I’m going back and forth on the rating of 3 or 4 stars because this is an issue that should not happen on a new build, but at the same time I really enjoy the community here and Ryan Homes stood by their promise to fix issues that were under warranty. At the end of the day though, the house is whole again so that’s ultimately the best outcome. OG post: TL;DR huge issue less than two months in. ——— We’re now almost two months into ownership Initial showings with Addie were fantastic. She does a great job at walking you through the process and getting your house set up. No issues there. If you use Ryan Homes internal NVR mortgage and have used any other mortgage company before, you’ll find they are weirdly extensive even with adequate credit history and contacts. Then on closing they were very disoriented and the documentation was incorrect and had to be fixed, despite their hyper-specificity for our portion. They also immediately sell off your mortgage. But the final product: the house itself. Initially looked great. Mike, our project manager, took care of all the cosmetic issues we saw and functionality on the surface. Now though, not even 50 days in now we have a leak in the entire house inside of the flooring that is threatening the entire integrity of the 3rd floor. That’s a ridiculously short time for the house to have an issue that monumental and shows the corners being cut and in an area where houses are extraordinarily expensive for their counterparts in other states, that is absolutely stupid. I’m giving them two stars because the house itself could be great, if not for shoddy plumbing and the initial experience we had with Addie was fantastic. I’m lowering it to 1 star if this warranty process is anything less than phenomenal and quick to avoid more damage to our property and furnishings. Less than two months, for over half a mil. Think about it.
